Hi Wiliam,

Let me preface this with the fact that I know little to nothing about electricity...

That said, I will try to respond to your post. IIRC, we have a 12kv line coming into a 3 phase transformer. As I understand it we will be able to run both single and three phase out of this. There is also something about the new transformers now going to 208v rather than 240v - not sure I understand all that.

What is a CT?

Yes on th panel in the shop.

If so just add another meter section to the panel to hold the meter head and another set of CT's and pass all the ag stuff through them. I guess that you could also run all the non ag stuff through the CT's if your running a lot of ag circuits ( I also assume that your going to have a sub panel in the shop)??

Did PG&E require you to provide a phone line at the meter? They wouldn't power us up until we ran a 4-pair out there. Supposedly it is so they can read the meter remotely, but the school has been open since August and the line still isn't connected to anything.

SMUD is our electricity supplier. I hear each has their own unique issues.

No phone line required (so far), but it would not ba a big dea as we have a 25 pair coming in right beside the rest of the utilites there.

I don't know why PG&E was so adamant about the phone line. We were lucky that we had a path (through multiple Christy boxes) to the switchgear from the phone demarc.

Another district was building a school near here, and they ended up having to dig up a new parking lot to trench for the phone line. Interesting that PG&E didn't mention anything about it until everything was in place.

And like I said, it isn't even being used at this point.

Your running at 208V because a 3 phase Y system is 208/120V or 480/277V. Obviously in your situation you need the 208. 120V is the single phase voltage. The 277 is single phase as well. On a 3 Phase Y system each leg has the same voltage to ground which is single phase. A CT is a current transformer. Usually with a service that big you would use CT's as a meter that large is alot of money and a PITA to install. They look like this.

These go around the three hot legs and they send out a voltage to the meter which will let the PO Co know how much you consume.

Ya know, most places this large would have a McDonalds installed or maybe a Dentist office.

I'll count them up for gigles for you...

Looks like we should be set for a Wednesday footings pour with slab thereafter.

PS - another note for you Wilbilt (and the ret of ya'll if you go w/something like this): It is comforting to know that my concrete contractor considers this a small 'fill' job for a friend. He is generally pouring shopping malls and the like. Nice be be on that side of a contractor's abilities.

I usually figure $1000 per truck, which is generally $1000 more than I have...

the stem walls and footings got poured today... 17 or so trucks IIRC. Of note is that even though i am dealing with reputable and stand up co. for my foundation there is no substitute for being on site to make sure issues are resolved. Of comfort wa that the ower of this co. is a great fella, a friend, and a generally good fella.

Actually not overly hot right now with the nice Delta breeze we are getting. We have had a fairly mild summer all in all compared to last year (108-110 degree days last year. This year has barely been over 100 degrees very much which has made living in the RV on property far more livable too.

Did we ever get pictures of the final build? I'm sure it's great. Too many folks put a project on here in the beginning and we never see the finished product. IMHO.

Hiya William,

No snow here 'cept when hell freezes over! While I am w/in shooting distance from the Sierra's (2 hours door to door from South Lake Tahoe), we are well below the snow line.

Rain? Now that is a different story altogether... Without much effort, we should be safely dried in before the rains.

The walls are up on the 2nd floor residence portion of our building and the roof framing over this portion started today.


This is the 'front' of the structure and the large opening on the second floor will be our 'front door'

What did the overall garage square foot print end up being?

Christian - no clue why. To each their own I suppose.

Enginerd - Cost - I'll let you know when I finish LOL! Seriously though, I am not sure my figures would be in line with what you could do something similar for. I tend to go a bit overboard. Exterior will be a combination of stucco and rock. There are 2 full bathrooms - had I to do it again and the residence's floorplan did not evolve, I would have tossed in another upstairs for the guest room. Floors - which floors are you referring to specifically? Unconditioned space footprint is just north of 4660 IIRC.

It looks like some sort of hydro-power generation unit. Quite possibly to power das u-boat storage facility under the garage... :bowdown:

I mean hey, he's got everything ELSE!!!:beer:

Hiya Will,

Our neighbors did our foundation - Tim and Cathi who own Whiting Concrete Construction. They primarily do larger commercial and tilt-up, but he does a few residential projects a year. Drop me a line if you are interested. If your project might be a tad smaller, another neighbor/friend of mine who does all the rst of my concrete work out here (and will likely do all the flatwork for me) is outstanding as well (Steve/Anchor Construction). Both great guys and a quality product, just depends on what you are looking for.

Very nice Passmore, very very nice. It is wonderful to see what hard work can accomplish/result in!! (that said, tell me this isn't an inheritance spending spree!!)

You have obviously been working toward this for a good while because there is no doubt it is well thought out, well designed, and so far, from what has been done, well executed!!
