So, I've been lurking around on this forum for about a year absorbing all kinds of great information. I am getting ready to start on an addition to my current garage. So far I have received one quote for the installation of the slab foundation. (Still waiting for the other contractors to come out and give me a quote). The specs are a 23x20 slab, 4" deep, 2 2x2 sections @ 6" (for a 2-post lift). This is what the addition will be constructed on. In addition, I asked for a 15x20 section @ 4" to be poured at one end of the foundation for outdoor storage (parking). The contractor said that he would do the job for $7300, including rebar and a moisture barrier. Can anyone tell me if this sounds reasonable? My neighbor is a retired builder and he thought the quote sounded a bit high. Just trying to get a feel for cost before the other two contractors come out. BTW...I am in Charleston, SC.

Thanks,

~Ron

Maybe a little on the high side....but not outrageous.

6 Years ago, my 20x25 slab was $10K....but I have 8" stem walls...3'x18" footings...and it included a block wall on the side of the drive. In reality, it should have been around $7k

Figure concrete is running 'around' $100/yd. Your project looks like it's at least about 30-40 yards....depending on footings.

Assume labor...grading...forms....material.....another $2-3k is not unreasonable.

Wait until you get the other quotes....then you will have a good idea. And if one contractor gives you a 'feel good' and he is higher but you want to use him....tell him that you would like to use him but his price is too high. He might come down...depends on how hungry he is.

Don't forget....he has to make a profit. You don't work for free...why should he.

I would ask the contractor to break the $7K down if you don't understand the lump sum. All services can be broken down to:

1. Labor - technical work, admin, delivery. how many ppl and their levels. These job typically requires a foreman/supervisor and several laborer
2. Equipment - rental cost is a good bench mark
3. Material - concrete, stabilize material for foundation, steel, wood, etc...

Thanks for the responses...I'm going to ask for a breakdown on the quote, but overall I'm feeling good about it.

find out how much concrete costs in your area, also rebar. Is there a lot of work to get site ready to form for pour? here in SWVA pour and finish is 1-1.50 sq ft, smaller jobs a bit more, that does not include site work or forming. If you feel good about the quoted price go fot it, but seems a bit high to me, but I don't know all the details

Just poured a 24x30@4" two days ago. I paid 160/meter for the concrete and .50 cents/square to place/finish it.

I paid around $6500 for my 45x60 pad. But it was inside of the grade boards.. (no formwork needed) and it was fibered concrete so no rebar.. All 4.5" garage area was mostly 5" . It took 40 yds3. It was around $2.30 ft2 if I remember correctly. . That's pretty cheap for around here still. Most finishers around here charge $1 per ft2 to finish.. no material in that price.
