Hello all. New to this site and it looks like it's going to be a good one for sure.
I am in the beginning stages of having a 40x56x16 pole building put up and was wondering what others are seeing for quotes. I originally got a quote back in January for $67,800 to build a shell on my piers with a steel ceiling and wraparound porch and a time frame of around Nov/Dec 2022 weather permitting. Also included are 10 4x3 sliding windows, 2 12x14 commercial doors and a steel walk in door. Because of market volatility at the time especially with lumber the quote had jumped to $79k in March as lumber had gone through the roof at almost $1600 per 1000 board feet.
Jump to today and I just got a new quote and the builder is wanting to order material. My concern is the new quote is now at $62,500 while I was expecting it to be much lower as metal and lumber are way down from the time of the original quote. Lumber yesterday was down to $420 at 1000 board feet. I am really on the fence about this and am wondering if the builder is taking advantage of me. Does this seem in line with what others are seeing?
Again, this is building a shell only on my piers with wetsets already installed into the piers. No concrete, or insulation. Just a ceiling installed. I even have to install my overhead doors.
