Hello all. New to this site and it looks like it's going to be a good one for sure.

I am in the beginning stages of having a 40x56x16 pole building put up and was wondering what others are seeing for quotes. I originally got a quote back in January for $67,800 to build a shell on my piers with a steel ceiling and wraparound porch and a time frame of around Nov/Dec 2022 weather permitting. Also included are 10 4x3 sliding windows, 2 12x14 commercial doors and a steel walk in door. Because of market volatility at the time especially with lumber the quote had jumped to $79k in March as lumber had gone through the roof at almost $1600 per 1000 board feet.

Jump to today and I just got a new quote and the builder is wanting to order material. My concern is the new quote is now at $62,500 while I was expecting it to be much lower as metal and lumber are way down from the time of the original quote. Lumber yesterday was down to $420 at 1000 board feet. I am really on the fence about this and am wondering if the builder is taking advantage of me. Does this seem in line with what others are seeing?

Again, this is building a shell only on my piers with wetsets already installed into the piers. No concrete, or insulation. Just a ceiling installed. I even have to install my overhead doors.

There's too many factors involved for anyone to give you feedback on this. My gut and watching prices at the box stores tells me that your new quote being lower than Jan makes sense. What you're probably seeing is the reduction from material prices dropping but labor staying flat since your original quote.

the only way for you to really know and get comfortable is to quote another builder or two.

I also been watching Lumber Futures since beginning of year. Today it’s cheapest it’s been in long time @ 430.00 But from what I been told is that it’s takes awhile to see change at lumber yard. During that wait prices go up/down so to me it’s not wrote in stone. That’s why I believe in getting a fresh quote right before signing contract. Good luck and sounds like your on the way

Following. I'm looking at 40x64x16, so not too far off. Insulated, but concrete/site prep out of builder's scope. I imagine the base building, panels inside and out (maybe OSB starting 4' off the ground inside, insulated - I've had numbers 80-140k (upper being Morton Building).

Prices will always rise for the end user far faster than any drops. In many aspects, trying to time the market will typically not work our in your favor

If you want to chase price a little bit, I'd work with the steel supplier and see if you can be kept in the loop on updates. Labor prices on these building types are still "strong" in my area. But let's say your materials swing 20%... That's probably 33-50% of the cost of that building.

I would be concerned with if building at lumber "peak" - that was nuts and the other part was you couldn't get the wood.

I built a 40x60x16 (red iron) - building materials and erection were a little under $50k. Actual weld up kit price was $25k - that's in 2018. That's not including foundation costs.
