Seems all black cars have attitudes, one of ours is that way. The other one could care less.
Great update, our insurance company was giving us a deadline for paint so we cancelled their ____! It has cedar shakes and we live in New England, shakes most of the time are not painted. Had never had a claim and they randomly raised our rates on both houses so that is when we said goodbye. USAA has been trouble free.
Like the front of the house dark, had you given any thought as to going two tone? Finished look is nice but doesn't stand out like the bold color it once was.

We have USAA too. They are great, but there is a limit to paint condition for even them.
at least they know what a shake is, thats pretty silly of the other company. I did like the blue also but it was a bit of a cold feel when the whole house was completed in that primer color. Ive blown all the money i can spend on paint so for the next 15 years its blue green, but a two tone is an interesting idea for the future! In matters of taste and paint, i have 25% influence on decisions and Mrs JB3 has 125% with unrestricted veto power.

That's how House of M-technik is governed, granted she just bought me a new F150XLT ecoboost for my 30th year/retirement for working with USAF. NOw I just have to get released from my contract.
a big update for garage use!
Lots of small repairs like so-
finally it was time to do something about the driveway.
For the time we have lived here, the driveway has been a trecherous mess of broken asphalt over soft sandy areas and the occasional ankle turning rock
The plan was to pave a T shape, and extend a gravel drive down to the 2 car garage and make that more usable
starting parking area-
grading- they had to build it up by a truckfull of gravel to get up over the piece of granite ledge right in the middle of the drive area
and finished!
going down to the garage the pavement guy graded a less steep gravel slope, and he also made me a nice big parking area in front of the garage. Finally able to park some stuff down there, and there is more room and usability than I had expected. Once i fence it in it will be a nice private little area

i agree with you-that drive redo is really an impressive exterior improvement. but i also think the inside work is stunning also. good job!

Finally time to fix that, I was lucky in the OSB substrate was in good shape if a little warped-

I was hoping to do this myself but you can't beat a crew of guys getting it done in a morning before 10am. Yet another job I had to outsource due to limited time with work, but it worked out ok as about 2 hours after they were done there was a torrential downpour.

Hats off to you and your wife on an amazing renovation. We did two major house rehabs before building this one but nothing on the scale of what you have done. Looking forward to seeing more updates as you move into the home stretch (pun sort of intended).

Yes, we would all like to know whats happening.
no huge changes but have plans to do something this year hopefully, small updates ive done since last post I need to post soon. Ive got to make some moves soon as Ive got a kid about to reach movement level, at which point all my stalled interior projects will become opportunities for mayhem. Small kids eat up a lot of time, though it is enjoyable

finally an image update, basically what ive been doing for the past year is slowly finishing the renovation work as personal time allows. The understanding that the last 10% of a project takes 90% of the time has been extremely accurate for this job.
attached are a few pics of what I needed to do for the furnace exhaust routing, which came up through one of the fireplaces. It turned out the original metal pipe that was in place ended about 8 inches up the chimney, which posed a serious health hazard. First I had the chimney properly lined up to the cap, which involved some struggling and chisel work to fit, and I was left with an exposed pipe inside the fireplace, in a room that we planned to convert into a play room.
I then insulated the cavity, and put a panel over the opening. Ultimately I converted the panel into a black board surface for my daughter to draw on. Eventually I may get some thin steel and make it a magnetic black board for the future.

another finish work update. This last year ive been spending approximately 1 full weekend on each door of this renovation. We sourced original doors in the attic, and also found a few thicker salvage yard doors that matched the panel style. All doors needed to be stripped of original paint or finish, sanded down, repaired with wood and bondo, and refitted with norfolk style colonial hardware which is pretty much an exact match to what was here, then repainted.
Turns out the whole place must have been refitted with replacement hardware in the last 20 to 30 years. I did find some original hand hammered norfolk hardware in the walls to get an idea of what this much have looked like as first built, but the newer hardware does work a hell of a lot better.
Many of the original doors we included in this renovation had been converted to a later knob, so I had to convert them back to the latch system. We also reversed several doors to swing opposite. Basically the doors have been a major finish project

sanded some of the floors, for these I grabbed new cut style nails and put them in every original nail hole from where we moved floor boards for the purposes of continuity.
the floors sanded to a nice natural honey color. They had been stained, and inexplicably someone had puttied the nail holes which looked bizarre for this type of surface nailed floor, so undoing that was a pleasure.

Great progress, I'm sure you feel it is going slow but look back over the last year of photos and see how much you have actually accomplished, you will be surprised. Enjoy the little one they are a real pleasure.

I just checked in after losing track of this thread. The newest photos look great. Too bad photobucket jacked up the other 15 pages. All I saw was a picture of a laughing kitten. Maybe has something to do with feline revenge for the thread title?
