So here is the shortest I can make this story.

Wife and I buy a new house: turns out it is in the ghetto.25 acre
We buy house two in a nice proper area: turns out the rules are insane (can’t work on cars, bla bla bla) .17 acre
http://www.garagejournal.com/forum/showthread.php?t=124803 I think it might happen

We rent house from family: Electrical/Mechanical engineer Uncle Dies and leaves me all his tools. 1.2 acres
We buy a bigger house that had a 26x33 garage: change job 6 month later new job is 60 miles away. Plus garage was just too small .56 acres

http://www.garagejournal.com/forum/showthread.php?t=192986 26x32 Wayside, 3rd times the Charm.

SO after all that and job searching and finding better job opportunities on the opposite side of town we deiced to sell the house and get a new job.
Get new job now time to look for house.
We wanted to find a place with at least two acres and would love it to have a garage or a barn.

We find this place that was about the cost of out last place same layout, it has a 2.5 car garage and a 30x44 Pole barn with a lift in it.
Now I am not a farmer by birth but I love garden vegetables and providing for my family. We wanted to have Chickens and maybe a goat but the last place would not allow farm animals. Plus I needed to expand the garage and then there was that driving to work thing.

I realize that jobs can change but with all of the strikes on the last place I figured it was better to get a new place that had the land to farm and I can have my big shop. So if I get a new job in the future we are staying put.
Ok end of the rant.

We close on the 26th of January
Here is the info Shop is 30x44 on about 5 acres also have an attached 2.5 car garage on the house.
Located in Marysville Ohio

Looks like you are set for life. At least I hope so.

Fishing pond, shop, and house with a garden patch all sitting on acreage. That should be every real, self reliant man's dream.

Expecting pictures, lots and lots of pictures.

Here are a few more, images. Right not the house has septic and well, but I still want to do rainwater collection and solar. Then the house can be completely off the grid.

Nice set up. Many locations have a minimum acreage for "livestock". My town requires either 2 or 5 acres (I forget which.) As I recall, here in the Democratic State of Konnectikut, you need a minimum of 5 acres to hunt on.

Before we put in the offer on the house, I called the city, county and township to confirm if I could have my mini farm. It was actually funny I call the guy expecting his voicemail, it turns out it was his cell. I say am I bothering you? He said well I'm watching OSU football , can you make it quick.

They were talking about letting people have chickens in my suburban city. I would be crazy enough to have 6 or 8 on my little 1/4 acre.

Here are a few from our walk through.

So here is a question. If you look at the trusses. It looks like the top cord is thicker then the bottom is less as thick but still thicker then the webs.

So I oils guess 2x8 top 2x6 bottom then 2x4 webs. What do you all think?

I was hoping to do a steel ceiling and no sure how to do it based on my trusses.

Perhaps running some 2 x 6's or 2 x 8's parallel with the peak so there's some support for the steel sheets. I don't know the maximum unsupported length but guessing it's 48" in the long dimension of the sheets.

I though the same thing,I found some other threads about this same topic. On one of them he used joist hangers and ran 2x4's.

I was thinking what about running 2x4x16's 4' oc with overlaps and attach them to the bottom of the bottom cord?

Looks like this time will be the charm for sure. Do you plan to really take it off grid or just have good backups for general lighting and a few appliances? It would take some serious panels to power that whole operation. Will definitely be interested in what you end up doing. Good luck !

Just drove by there on my way to Detroit on Saturday. Nice looking lace from what I saw online. Looking forward to seeing what you do to the shop.

Thanks,

I will say I don’t have some amazing plan that I’m keeping from the GJ peeps. I’m sort of winging it. I have to finish a room off for my son before I do anything big to the barn. As of right now the plan is to make sure I fix the roof leaks and get it warm

I want to build a solar system big enough that while there is still a grid, it can sell power back to the PowerCo. Then after Mad Max becomes a reality I have enough power to run tools and some worldly things. I have priced some setups doing daisy chained inverters and panels and it would give me plenty of power for the SHTF but no where near enough to run a house 24x7 but daisy chained systems are flexible and allow easy expansion. My big gripe is power storage. I know that Tesla has some great modular batteries but they are $$$. My hope is that they will cause other MFG’s to compete and that will bring down prices and add more choices.

I by no means am an expert on this so please don’t take anything I just said as fact, consider that I may have just stayed at a Holiday inn Express last night.

Thanks

Well closing went well, First thing I did was test the auto lift, first thing the kids did was make a mess.
I will be around the house Thursday working on internet/TV and furniture deliveries, so I will get plenty of pictures.

Well I went out last night and everything was wet or flash rusted or sitting in a puddle.

So I think my first task is going to be new roof/siding. Then insulation, I may just do spray foam if it’s new siding/roof.
So I’m looking for a barn Company that services Marysville Ohio /Union County if any of you know of one.

So I need some help.

So I need some help.

I found out the bar is a Morton.

After the rain it is apparent I need.
New roof siding man door and a garage door.
I also need to insulate it and heat it cause my tools and projects are rusting.
Morton says to hang metal perpendicular to the trusses and blow in insulate, then use big 9 foot rolls of bat insulation for the walls. The other say they don’t trust the trusses and they would spay foam the underside of the roof, and the other want to beef up the trusses first..

Everyone has come back with $18 k or more to just make it look better.
Morton said for $20k they will insulate it and side the inside walls and do the ceiling.
But a new barn kit from Menards is 12k and I see some Amish kits on CL for 8K but no installation in my area.

Anyone know a Amish crew near Marysville Ohio, or just want to offer you opinion.

Ok. So update. I have signed a contract to have the barn rebuilt.
I will be re sided, Overhangs added, new roof, walls will be insulated, and the walls and ceiling will get nice bright white metal too.
I hate paying people to do things i can do, but after just working on the loft I realize i just don't have time for it. With 3 Kids, ducks chickens, work, and Wife time, there is just not enough time in the day.

They are slated to come out the week of April 11th to start the work.

Now I did not plan to not use the barn so it "WAS" full of tools and material. Also the old loft was a joke. 1/2 of it was old barn wood (saved for later use) and then a mixed matched of lumber, nails screws and bubblegum were used for the rest.

So I had to tear down the old loft and rebuild it before they start.

I actually got the wife out to pull nails.

Got the new framework up, and this Tuesday I hope the have the 3/5 OSB down.

While the material was being unloaded, I played around with some of these fancy Sam's Club LED lights. Im thinking I will need 6 under the loft it's 19x30
And then 12-16 on the open part and it's 26x30.

Looks like it will be nice. A lot of the renovation shows they televise down here show a lot of Spray foam, are you still looking at that, or was it too expensive?
Have you got some details of the led lights?

Thanks, Here is the thread i used to get my living info from http://www.garagejournal.com/forum/showthread.php?t=318464

I wanted to do spray foam but i had a few issues.

My barn is getting resided, if i ever have to pull of a panel and it has spry foam it would be a PITA. Also the quote for the spray foam was $9000 for 4 inches.

So I'm going with 9foot wide r19 blankets.

Well this weekend was not to much about the barn. I was out of town From Thursday through Saturday Moving my grandma. Sunday I was home so i had to be as productive as possible. The house attached garage has been home to our ducks and chickens, it smells and i need to move a few more things out of the barn for the rebuild. So it sucked but i had to get the coop built well enough to move the ducks.

This will be the Main Chicken Coop, bot for now this will hold the ducks.

So with the rain the progress has been slow, but when the weather allows the crew to work they sure can get work done.
One day all they got done was the Port-O-John delivery. The sad thing is it looks better then my barn.

The next day the weather was much better
