Well I'm not certain that what I type here can clearly express just how excited I am to be able to start this thread..... The true evolutionary next step in my garage life. Signed for our new place and have now sold our current place (dubber's double). Using this as a placeholder at this point and a way to channel my excitement to others who may enjoy following along. Somehow I'm going to have to contain my excitement until we take possession on December 3rd.

Basic Specs:

  • Attached oversized Triple car garage
  • Build date: 2018
  • Interior Dimensions:28’ 11”x 35’ 2”
  • Ceiling height: 9’ 5” at the back and 9’ 10” at the front

Garage doors:
  • Doors and rails made by Garaga
  • BAY 1: 8' High, 8' 6" Wide with LiftMaster 8500 opener
  • BAY 2: 8' High, 9' 6" Wide
  • BAY 3: 8' High, 8' 6" Wide with Liftmaster 8500 opener

Congrats man! I just found out that I am moving again too. Except I am going backwards considerably on garage space...…….for now :)

Yea that was a fun night, and to be honest a huge relief. We have a crazy seller's market right now which is great on one end and stressful if you are obviously also buying. We jumped on this place but unfortunately we were second in line. Still went ahead with inspections and after the all clear we removed all conditions which bumped us along and forced the first people to make a decision within 72 hours. Thankfully with the little extra push things went our way. This meant getting our place up and listed ASAP! Thankfully our home is pretty much always presentable which just meant a little purging and extra thorough cleaning.

Our realtor structured our sale as withholding offers until four days later which was a stressful period hahaha. Had an open house and 16 showings during that time. Met our agent and thankfully we had seven offers submitted to review. Accepted one with no conditions and much more than our list price which made this whole process much easier. :beer:

Congrats! Excited to see what you do with this one.

This will certainly be my biggest challenge thus far but one i'm pumped to tackle.

Yes congrats again on your new place for sure. Yea one acre is incredible for me considering i've always lived pretty central in a city. I'll certainly be picking the brains of the local forum experts throughout the process. :thumbup:

Here's a rough idea with a picture tour of the garage from our last viewing. Funny i actually hadn't noticed until later that the middle door is a foot wider which was an bonus. Doors are high quality Garaga insulated units, and the two outside ones already had Liftmaster 8500 openers already installed. Entire garage is insulated and finished with OSB. Currently doing a ton of research on ways to finish the walls. Open to ideas!

Starting on the left side and pivoting right. You can see the door into the house, then the door into the back yard.

If you really want a finished look, I'd skin the OSB with 1/4" or 3/8" drywall. OSB painted is still pretty rough.

I'm really hoping to avoid having to install drywall on top of this. I've seen several people adding mud to the full wall, sanding, then primer then a couple coats of paint.

It's an amazing space and I just love the story of your garage progression to this point. It's a bit of work as I'm sure you are fully aware, but there's no doubt this will be one of the prettiest triples on the planet when you get done with it!

Congrats on the new triple! Regarding walls, you could install FRP sheeting over the top of the OSB. More expensive than drywall, but easy install and it cleans up easily.

Appreciate the kind words. Yes certainly a task ahead of me. This place compared to a couple other triples has less work to put in imagine that. Already insulated and solid walls which is great. Upgraded insulated doors and two out of the three doors have a liftmaster 8500 already installed. Just researching creative solutions to finish OSB walls now.

I would love to get a 3-car garage as well. In my area just north of Toronto a triple starts at $1.4mil+, for a run down house that needs a lot of work.

Its funny, the garage doors are one of the features of this space that I'm the most excited for. Never thought i would actually be excited about a door. Is this adulting?

Big congrats to you, Dubber! Your single and double builds have been an inspiration to a lot of people out there with "normal"-sized garages, certainly myself included. Looking forward to how you apply your mastery of that to a larger space. :thumbup:

Regarding the walls, skim-coating everything with mud sounds like an awful lot of work in a space that big. You would go through a LOT of mud I think. Would be interested in the time/cost comparison vs just skinning it in 1/4" sheetrock like WasFast suggested.

Will the new diggs be getting the RaceDeck treament? :bounce:

P.S. As a fellow city-dweller I am very jealous of that yard!

OSB... before moving anything in and floor loading into the garage (seems to be standard moving procedure), at the very minimum I would rent a paint sprayer and oil base primer the walls. Oil base wont raise the grain on the osb. It will give you time to decide what to do and be fairly presentable.

Yes, it'll be a dusty mess, but you can control that (somewhat) by hooking up a shopvac. Yeah, it'll still be dusty but it will cost a fraction of what it would cost to remove the OSB and replace with something else.

Can't wait to see what you do. PS: Did the Racedeck come along? If not, will you do this one with Racedeck or are you considering other?

Yea that would be a huge challenge to have the desired space. We looked at a couple homes around the price of this one that although had the garage space, it was basically a gut job.

Subscribed! Can't wait to see what you do with this space! My vote would be slat walls of some kind similar to "Woody's Works Garage" and then 1/4" dry wall or finish plywood on the ceiling.

Thanks! Yea i will have slat walls of some kind installed but i'm not sure where yet and how many. Your suggestion of finish plywood led me to a trip to Home Depot last night to explore that option. Certainly a possibility. Found 4x8 sheets of Utility Ply Pine/Poplar that were very smooth and quite light coloured for only $11.88

That's honestly the way i'm currently leaning, but still exploring options.

We negotiated Race Deck out of the sale which means i'm taking it with me and expanding on it. Still mentally playing with the layout.

The space is immense (compared to what i'm used to of course), and you definitely get a sense of that with the boat and trailer in there.
