Of course, that was the reason I mentioned it. The car guy wants to see what happens with my van. I'm also in a couple of car groups and forums.

The second of the three bays the previous owner rented out as storage is empty. Plan is to store my Genesis Coupe in that bay for the winter.

I refer to the other shops areas as bays, so I’ll continue that here. Photo so it all makes sense. Well, I’ll try to make it all make sense

Over time it will all get cleaned up and sorted out. For now it’s clean, dry, heated storage.

Current plan, for quite a while is to use the garage as storage. I have a queue of custom upholstery work for my business. At some point when that’s moving well, I’ll start setting aside a little time between projects to start sorting out the garage space. Big picture plan is to have it finished nice with epoxy floors, mud and taped walls in a fun color, and so on.. to store my personal cars and a current project car.

The water and sewer work in the bathroom. The shop is very close, so I doubt I’ll use it much until it’s remodeled.

Yeah, I think at one time or another, we all have.
And any good project has to start somewhere!

Basement tenant reported the sewer had backed up, for the second time since I bought the building. After a very spendy bill with a different plumber, the culprit was dug up and replaced. Glad it's fixed.

I've been looking at this heat pump setup for the garage portion.

Plan is to take them all out at some point. I picked up a nice, used steel door to replace the cheesy storage unit style roll-up door in bay 4. It needs to be cleaned up and painted before I install it. I'm thinking I'll do that and open up the walls as one project.

Great looking project start, esp since it's close to what you already have. Me being a structural kinda guy I'd be curious to see the floor structure between the floors. It must be perty good if you can run a forklift in with machine tools. On the subject of machine tools, may I suggest that really consider keeping one of the bays separated with a wall so that the machine area can be kept clean and isolated from dirt and grinding that may happen is the other areas of the building.

I have a whole other shop for that sort of stuff. For the most part, this will be a rather clean work space. It’s a long way out at this point. So, it’s all conversation on my end at this point.

In my shop I have a small, dirty work room for grinding, polishing, welding and such. The doors can be closed to keep the mess in this small room.

Found a somewhat local garage door guy to tune up the three overhead doors. They are working much better. Tomorrow a couple coworkers are coming over to demo the three dividing walls. They want the lumber and I want the walls out. It will be cool to see the whole shop area opened up.

Guys from work took the three dividing walls down and hauled the lumber off. So much better having things opened up in the building.

It looks great! I imagine those posts are structural so they wouldn't be easy to remove.

The posts appear to be supporting a second ceiling. Under the original ceiling someone added a second using 2x6 or maybe 2x8’s with insulation tied in with twine. And drywall over it. It isn’t done well. So, it will all come down when I get to that phase. It is storage for now. Having it opened up is so much better.

Long term plan will be to completely gut the garage area, including both ceilings. Then I start with a clean slate.

How does the roof look? Have you seen any signs of leakage anywhere?

The roof is steel, about twenty years old. There’s a swamp cooler on the roof and another roof penetration that will come off. I’m thinking the steel will come off, it’s pretty beat up at this point. Once the steel is off the sheathing can be fixed up. I’d like to put one inch foam over the sheathing before new steel, if that’s a thing. I’m not sure.

Ideally I’d like to raise the roof about 4’ in the left hand bay while it’s all open so I can add a lift.

Wow! The before and after pic's are crazy different! That thing is huge.
In the third picture, having that support column outside the wall in the "middle" of the floor must have been awkward at best. Makes ya wonder.

Nice shop. I would love to find something like that. I do environmental site assessments on property like that. Looks a lot like an old gas station. So if it was also the "old dry cleaners", you do like to walk on the wild side. Best of luck!
