Better start looking for my spud wrench.

Glad to see that they were paying attention...

He has it covered.
I reminded him to spray his nuts with WD40.
You guys are still in the gutter.
Spray anchor bolts and nuts so concrete don’t stick to them.

Asphalt shingle.
.......Pick a light(ish) color shingle. Black ones soak up so much heat.

I couldn't agree more. Our original shingle roof was red with black specks. The new shingle is white with back specks. The temperature difference is AMAZING!
YMMV

what are you gonna do with little bitty attached garage?
House is looking good. Your house closely resembles the house I built, from front porch, to the lanai and the garage location.

is that a double layer of OSB in the tv hole? if not you might want to consider it for mounting the tv to the back wall
Smart on tv space. A fire place, in Florida? Lol. We had a gas fireplace in last house. They do provide nice ambiance and heat.
Lanai is going to be a nice place to chill. Will it be screened in?

Beat me to it. I was going to ask if there was framing behind OSB. Can't count how many times I've had to open a wall at the finish stages to install blocking for the TV bracket.
Thanks for mentioning the TV backing. It was only single OSB and I have room to put a piece of 2x12 across the back.
dont forget to pull a couple runs of cat6 to behind the tv as well.![]()

I hadn't checked in in a couple of weeks
Looks like the fun is about to start. Would like to be there to help![]()

Speaking of winds, make sure on electrical rough in that you have an external outlet for generator hook up.
The tie rods are a new one for me. I guess the studs that had the 18”-24” hurricane straps would splitter or someone has come up with a better mouse trap.
So camp out with beer and bonfire at your place this weekend?

I couldn't fathom building in hurricane country without a whole house generator on an automatic switch with buried propane tanks.
