Progress for the day:

Brick layers continue on and the drywallers started today. They got the back half of the garage ceiling done and two of the bay ceiling done as well. I did talk with the drywaller and he seemed to think that they will be about 2 weeks and then ready for paint.

Why is some of the insulation different color ? switching of brands ?

Also noticed some of the walls are kraft faced, while others are not ?

Yea I went back and looked and the walls without facepaper are not on the outsidewall. There's an entry and stair to the second floor behind that wall.

^^Yes that is correct, outside walls compared to inside walls.

The different color, that is funny becasue everyone that has seen it, is like "why is it all dirty and look moldy", well the dark insulation is made out of recycled materials, and the pink is new stuff. I have never seen it before, but it is mostly all recycled materials, kinda made me feel good that I am using some recycled stuff in a new garage.

Also, they didn't put any pink rigid insulation on the outside walls of the foundation did they?

check out the floor plan on page one and part of it is and part of the wall is not. If I was doing it I'm sure I would have used up the roll that I had opened at the time and switched to the other. Shouldn't really matter either case.:headscrat

Today was another good day of progress. The bricklayers have finished the high side of the garage and the drywallers got most of the walls finished.

Now for the finished brick on the backside:

The only thing that they have left on the brick is the front foyer which has a arch in it, so they still have several days left there.


Now my I HOPE that I will get the rest of my concrete work done by the end of the week and that will be the end of all the heavy equipment.

By Thursday my contractor will be back on site to work on all the sofits, freeze boards and gutters, and anything else that needs to get done on the outside to finish it all out. I am sure that will take a couple weeks in its self.

Oh I don't blame them one bit for wanting to use up an open roll. If I were doing it, I would have just bought all kraft faced rolls and been done with it.

But then again, maybe those rolls are kraft faced and put in from the other side. . . . .we are just seeing the "other side" of the batt. :beer:



Those 12' sheets of drywall ?

That is correct, all of the insulation has backing on it, you are just not seeing the "other side".

And Yes, they are 12' sheets. The ceiling is 5/8 fire rated and 1/2 on the walls.


It looks great The sheet rock really defines the size of it now.

Yes, yes it does. It is really starting to come together and give the space a whole nother look to it.

At least they were able to tape most of all the joints today and mud over the screw head with the first coat.

It looks like concrete will NOT happen this week:( I am on the schedule for Monday, I just hope the weather holds out, but we will just have to see.

Short and sweet tonight, I am pretty tired.

I was wondering...why you didn't insulate the HVAC ducts in the upper rear of the garage? Not totally a big deal, but every little bit helps.

The HVAC duct area is, you just can't tell from the pics I put up. That outside wall from floor to ceiling is insulated.

Man, that is a bunch of drywall. It would **** to have to finish all that.

That is why I am NOT doing it. I hope that they will be finished by next week sometime.

The past couple of days, alot has happened. The Brick layers are ALMOST finished, the Drywallers have put several coats on and have one or two more to put on, then start sanding everything down.

My contractor and his crew are now on site and are starting on the freeze boards and outside trim stuff.

The Bricklayers are working on the details of the front entry way into the garage, which is a little slow going, due to the arch and what is involved with that. Here are some pics of that, if you can see through all the scaffle......

Well guys, that is it for now. If the weather holds out, Monday the rest of the concrete work will get framed out for the new driveway and maybe pour it on Tuesday. The Drywallers will be done on Tuesday, and I hope to get the painter in on Weds and get that whole thing started. And my contractor will continue to proceed with all the outside work.

We'll see what happens next we and I will post it all up, thanks for looking and hope you enjoyed the pics and such. ;)

I agree with staging. I would leave it exposed and paint it.
I can't tell what is going on over the entrance door brick. Looks like the wall stops a couple of feet above the door, but you can still see in under the roof. Is that going to get a window or something?

Yes, I am going to leave it exposed, it is a great conversation peice. I am thinking of painting it black with safe yellow stripes. I Don't know yet, but it will be painted in some fashion.

I think they are going all the way to the top with the brick.

They are going to run the brick all the way to the top of the foundation wall, and then some type of ceiling will be built in the foyer, which will house two can lights. So it will be all closed in when finished. Kinda hard to tell when they are not all the way finished.

It would make an awsome track for a set of chain falls. Lift and slide. It's almost a shame that there is a post in the middle of it.

The only problem is that beam IS the right size for the load that it is carrying. So by adding anymore load to it, would not be a good idea. BUT, I may come off the post and do a 360 degree hoist. The foot of the beam is in 6" of concrete setting on a 3' deep footer and bolted to it with 4 bolts and the top is fully welded all the way around. I am going to check with a enigeer to see what I can do with it though.

There was a post around here on the board where a guy made one of these and thought that would be perfect, so as long as it can hold the load.

It all depends on what you pick up with it. I was thinking objects up to 500lbs or so witch would really be no worse than a fat man standing on the floor up stairs. It's a pretty hefty beam you have there and I would be willing to bet that there is a pretty fair safety margin built in. I'm pretty sure it would be strong enough to support a water bed with 2 adults on the floor above. Just saying :)

Wait boys do you want to put your valuables out there over the entry way where a crook could punch a hole in that ceiling and take them away without even entering the building?
I think a cooler place would be the dead space above the bath room and storage closet in the back right corner of the garage. Finish the walls up to the ceiling and have a secret entry from the second floor or from one of the ceilings of the garage level. Average person would never know of either space really.

The arch looks great.

I had forgotten about the arch until they started on it, kinda gives the front a whole different look.

I'd be tempted to put a floor in where the top of the brickwork is now & frame in a *secret* compartment accessible via the kneewall in the roof space :)

^^That is a good point. I am still going to check into what I can really do though. I just want to be safe, than sorry is all.

All homes etc should have a secret passageway, room, closet or something...just for the hell of it :)

Sorry if I missed this anywhere, but does your steel beam need to be fireproofed? When I installed steel in my Seattle, WA house it had to have either an applied fireproofing or a 3/4" drywall enclosure. In a big fire steel loses its strength quickly.

The key word in your situation is "house".

With this being a garage with "storage" on the second floor, I do not have to encloes it. IF and when I do turn the upstairs into living space, I WILL enclose it then. So to answer your question, yes and no. Yes if there is living space up above, no, if it is just storage.

So for now I want to leave it exposed because I think it looks pretty cool, due to the size of it.
