I'd stop in along with Buzz!

Figure he'd need someone to keep him company on the 18 hour each way trip:)

Well that is nice of you.

I never check this forum, but I just spent two hours reading this thread. Best build thread. Ever.

Congratulations, man!

Mark

Thanks for taking the time and reading and catching up on the build, I am glad you like it.

I will keep everyone posted and maybe this spring we may do something, and get some GJ viewer to stop up and say hey, if there are that many of you in the greater Cincinnati area, or want to drive just to look at a garage. I'd say there aren't many, or I could be wrong, Don't know.

I'd come - I'm not that far from ya, and have some good friends living up in Northern Ky -

Finally, here is the update from Friday and this weekend.

Friday, they continued on the outside trim and got most of all the front finished, with the exception of the Dormer. We are still waiting on the siding to come in which should be about mid week or so.

The painters finished up the walls and now the wall are ready for the colors. They also got the beam painted black, which turned out really nice!!

Yesterday, A friend and I hung two of the 4 hose reels, and drilled into the house to run the cable that we pulled the other weekend.

First the outside:

Here is a shot from the road with the house and the garage:

SANY1023-1.jpg

The finished glued lines going into the house:

SANY1018.jpg

Here are some shots of the hose reels and the beam painted black. We had to make a mounting block, in order to get into studs, since these reels are pretty heavy.

So here are some shots of all of that coming together:

For the mount, we took some bolts and drew them into the wood, so that we had studs hanging out to make mounting the reel much easier, then the other holes we used lag bolts into the stud to hold it all.

SANY1010.jpg

The bolts seated in the wood:

SANY1008.jpg

And now the finished result, and if you look in the back ground you can see the beam painted in the black:

Next week, I am getting concrete on Monday, I know I keep saying it, but I think it is really going to happen. Tuesday, grading the rest of the yard to get ready for seed and straw. Tuesday, the painters will be back to work on the colors on the walls. Mid week they should be able to the sideing up on the dormer. Gutter are about week out too, so maybe next week on that.

Well, that is all that I have now, thanks again for checking in.................

You'll be happy with that Rotary, I am sure.

Well, it is good to know, since I think it is going to be the route that I am going to take. I am going to call the guy on Monday and setup the install of the lift. I hope that it will work out that it will be installed for when my electrician is there doing his final install of all the other stuff.

I am also going to get my RaceDeck order this week too, so I can get that installed soon too. Before you know it, we are going to be finished up with alot of stuff in a short amount of time.

I've got what amounts to the in-ground version of the lift you're looking at, and love it.

Nice job on the hose reels. How are you feeding them?

I have not set that up yet. I plan on running hard lines through out the garage from the compressor rm, I just had some time this weekend and a friend stop by willing to offer help on stuff, so we decided to do the reels. I will figure it all out when I get there, I want to hang my other reels before planning the routing of the lines.

So I'm laid up with a broken ankle and was looking for a way to pass the time and research some garage ideas. I stumbled across this thread two hours ago...

Wow.

Thank you so much for sharing your build. No matter how big or how small, I love to see a guy getting the space he's worked for/planned for/dreamed of. You obviously put in a lot of thought into what you want, and it shows. I hope it treats you and your family well for many years to come.

Well, Thanks for taking the time to check it all out and hope you gained some ideas from it. I tried to think of all of the stuff I plan on doing in the garage and how to make it nice and easy to work in. This has been over 5 yrs of thinking of ideas and taking with friends as to how to set it up.

Also made sure to plan for the future with the upstairs to become a apartment some day for someone that may need it, be it my mom or possibly my special needs son. It is not because I wanted more space, it so that I HAVE space for OTHERS. My wife and I love to help others, We get alot of joy out of it. Just to recap, I have my Mother-In-Law that has lived with us for 7 yrs, I currently have a couple from our church staying with us that lost everything to bank, and before them, we had some other friends stay with us while they built their own house by them selves, so that they could save some money while building.

You know, it is not about what you HAVE, but what you can do to help others that need it more than you. Heck, My wife watches 4 kids during the day for next to nothing, just to make it a little easier on our friends wallets.

Ok, ok, back on topic, I hope that when I get home I see concrete poured and more trim work up. I will try and get some pics up tonight. I have to work late and do something after work, but I will do my best.;)

Oh Today is working day 61, since ground breaking, if anyone is counting and only had 1 rain delay out of those 61 days, pretty darn amazing.

You will never beleive this, but I GOT CONCRETE TODAY!!!!!:bounce: Two weeks after they said they were going to be out, they finial got the rest of the flat work finished!!

Now we can move on with finish the grading and get some seed and straw down, even though it is pretty cold, at least I can get a finish grade done.

To tomorrow, my landscaper friend and his crew are coming out to start on all of that.

Today, the contractors got some more of the outside trim work finished up, now we just have to wait for the siding to come in.

Anyways, here are the pics of the day, FIRST, THE CONCRETE!!!

I also had them make the radius bigger and the end of my old drive to make it easy to pull out with the truck and trailer and to make it a little easier backing it end too. Here are some pics of that:

SANY1032.jpg

SANY1033.jpg

Here are some pics of what they got done today on the trim work:

Concrete work looks nice. I like the detail in front of the entrance door. Looking forward to the open house :D. My wife and I are a lot like you folks. We live out in the country and try to do a lot for families and kids that otherwise wouldn't have the chance to do so. It doesn't cost 'em a dime. Just our way of paying it forward. God has been good to me and mine. I owe it all to Him!

Wow, that's some nice concrete work!

Thanks, it sure looks alot better than my floor in the garage. Lets just say those guys worked for free today.

The true test is when I get home tonight and spray it down with water and see if it drains the way it is supposed to, to the drain, unlike the floor:mad:

It's the little touches that make all the difference in the end. The finish on the concrete walk up to the man door isn't something that could be done like that if they didn't give a sh1t.

Truly awesome build...

I have been following this build for a few weeks. I "completed" (read: passed final inspection and got the contractor out) my garage build six months ago (I really need to post my pics) and I encountered similar issues to yours. You seem to have had better luck with your contractor and subs than I did, though. My concrete floor was supremely f@#$ed-up and was told that "we'll make it right." I was naive, but skeptical. The contractor did try to make it "right" and spent a large amount of money trying, but ultimately I will have to put down some race-decking. My contractor tried to grind and as you pointed out before, they had to grind so much that the rocks/pebbles/pits began to show.

Anyway, I can't wait to see how your garage turns out. Once again, awesome! I am a subscriber.

Thanks Buzz, I can't beleive they did that considering they were working for free, at least on my end. I do like how it turned out though.

Well, congrates on your new garage as well. I think what has happened in the concrete indrustry all across the country, is that they got really slow during this ression, laid off all of their people and now they are picking up and don't have enough guys, so they are subing it out to guys that don't do it all the time and the result is crappy flat work. I am glad that I am not the only one in this boat, but it is what it is and I will cover up my floor with RaceDeck.

wow. thatsalotta yards o' concrete!

32 to be exact, I think that brings the grand total for this project to around 380 total yrds, I will have to look back and check. Somewhere in this thread I had a total, I just have to find it and add this 32 yrds.

So yes, it alotta yards o' concrete!

Well, we are getting closer to the end, they got more of the trim up on the outside, the interior doors were delivered and the landscapers started on the grading late in the day.

I also pick up my 4 bulb 4' T8 lights and bulbs today too, all 20 of them:D

Here are just a couple of pics, nothing too exciting though.

SANY1043.jpg

SANY1045.jpg

Here is the SKID of lights that I picked up today:

SANY1041.jpg

A little of the grading:

SANY1047.jpg

Well, tomorrow I am getting all the gutter installed, the landscapers are going to get most of the grading done, I hope. The siding should be in by the first of next week. The HVAC guy should be here by the end of week and get all of that set up and get the propane tank hooked, and then we will have heat. The painters hope to be in by the end of the week to finish up too.

All the doors should be hung tomorrow too, so that will be finished up.

I was told today that I SHOULD be in before Thanksgiving!!!!!! Well, lets just say they will be off site by then, but I will still have tons to do still though. ie, build all the benches all my shelves, put my floor down, and get my projector and screen up, and install all the speakers.

Thanks agian for looking and more to come tomorrow.

But when you need a truck load it seems unreasonably expensive.
True if you are having it delivered. If you pick it up yourself, I got 7 tons of road base for $20.
So the expensive part is the truck and driver :D

To the OP, excellent work on the garage!

Thats an awesome shop. Question...how wide is the distance between each roll up door and how wide are your doors?

Thanks...

Thanks.

Between the doors is a little over 2ft if I remember right. The doors are 10' wide and 9' tall, they are Olympus 500 doors that have a R Value of 15.67 and 2" thick.

And thanks again for providing me with my lunch break reading for the last 6 or 8 weeks!!! Can't wait to see what you do with the interior!

Wow, they had alot going on today and got alot done.

The contractor finished up all the outside trim, the only thing that is left now is the siding on the dormer, which should be in next week some time. They also got the ceiling in the front porch finished too.

The guys for the gutters and downspouts came out today, and got all of that put up, so that is finished as well.

They hung a coulpe of doors in the inside, the bathrm closet and the compressor rm.

The landscapers got alot of the grading done, but still have some ways to go, but it looks alot better than it did.

On with the pics of the day:

First the outside trim work, gutters and down spouts:

Front porch ceiling:

SANY1048.jpg

Downspouts and gutters:

SANY1050.jpg

SANY1052.jpg

SANY1051.jpg

SANY1054.jpg

SANY1055.jpg

SANY1058.jpg

SANY1059.jpg

Front Dormer soffit trimmed out with a set of small can lights to accent it at night:

SANY1053.jpg

A shot of the front all finished out:

SANY1056.jpg

Now some of the grade work that was done:

SANY1057.jpg

SANY1064.jpg

SANY1063.jpg

SANY1062.jpg

SANY1060.jpg

Oh, I forgot, last Friday they set my 500 gallon Propane tank in the back of the garage:

SANY1061.jpg

Here is the a shot of the two doors that they got finished, first the compressor rm and then the bathrm closet:

SANY1065.jpg

SANY1067.jpg

So tomorrow, the HVAC guys will be out to install the furnace and get it hook up, then on friday, the Propane Co. will come back out and will run the gas line to the garage and make sure that it is all set.

We got the Electric inspected the other day for the main service, so now we are waiting for them to come and hook us up live, and then I will be able to have some heat in there for them to finish up their inside work and have a couple of live plugs for them to work off of, instead of running a cord from my house.

I Met with a rep from Rotery today, he came out and we went over a couple of things and he is going to order my lift this Friday. I just need to figure out is do I want Blue or Black? I would like Blue, but it will kinda stick out and not really go with the colors that I have chosen, gray, black and red. If I go with black, it will take them 2 wks to get and then have to get on the books for the install. That may take me into the end of the month and put a damper on putting in the floor and having the electrician come back out again! Blue I think would look nice, but I am really torn on what color to go with. If I go with Blue, they will be able to put it in by next week, since they have them in stock.

I also order my RaceDeck today to put in the front half of the garage, 740 tiles, and all 16 boxes of those should be here on Monday or Tuesday of next week.

The painter should be back tomorrow OR Friday to finish up his stuff and get the rest of the colors on the walls.

The contractor is going to install the rest of the doors and then start setting my cabinets on the one wall by the entry door.

I think that is all that I can think of for now, hope you enjoyed and as always, till next time......................

I know it's not a real word, but whenever I see a batch of pics showing all that work, all I can think of is "Awesomer and awesomer!"

Those two chairs in the driveway look mightly inviting. I'd be tempted to just sit and look now and then. I kinda did that with mine when it was done. I'd just walk in think, 'Wow, this is really cool. And, holy sheet, it's mine!'

Keep 'em coming!

Thats shaping up really nice, it looks great all trimmed out. The landscaping is going to look great all greened up in the spring. Those lights will lighten that up like daytime. We'll need all the pictures of when they put the lift in. Sweet!

Two words a guy like you knows well: Deferred Gratification. Get the one you'll want in a year. My in-ground Rotary is black, and I'm happy with it.

If you have the option for a black Rotary, go with it. You aren't going to be work-ready next week anyway, so a little time won't matter.
