So after 4 months of back and forth with my town about the wetlands on my property I finally have some work done on my new garage. been over 1.5 years of planning and permit work and it is finally getting to the point of looking like something actually is happening. so 24x32 scissor trusses so i 2 post lift can be installed 2 garage doors on the 24 side so it makes for a nice and deep garage. wanted to do 32x32 but wetlands and setbacks meant either i go for a variance that probably wont be approved and pushing the garage building back another year or just go 24x32 and have it built this year, so 24x32 it was.

then weather hit

21219716742_34931fd747.jpg

Frost walls going up

Foundation being backfilled and ready for the floor pour.

bear with me, still working on the cameras and recording wish i had gotten the initial dig out on time lapse. the floor is poured just need to put the timelapse together for that. waiting to hear from the builder on when they are starting the rest.

one of the projects that will be in the garage, have a few others that need work and cant wait for it to be done.

Nice looking garage. Like the little half round window on the front. Does the copula let light in the ceiling like a skylite or does it just add curb appeal to the exterior. Either way I think it looks great. Nice job so far

The copula is curb appeal only, it was added by the wife as well as the half round window to dress it up some. I will be putting a light in the copula when I wore the rest of the garage.

pre-bilt garages in branford ct, they build the walls and bring them in and set them so its a quick build time on site. they had the walls and trusses up the first day.

Hmm, I'm not too far from branford. I'll have to add to my rolodex.

Garage looks much bigger finished than it did in the first few pictures.

Can you PM me an a proximate price on what it cost you to get to a standing structure. (no electrical or paint, just foundation walls and roof) Sorry but you are right about the same size and the closest guinnea pig I have found lol! If not no big deal but I thought I'd ask!

Any plans for a loft or lift or anything?

once it started it went fairly quickly, i had delays due to wetlands on my property then some weather issues while building it but over all I'm happy with the out come. now its just finding time to finish painting it before cold hits and then wiring it with working night shift its not making much free time with 1 day a week off.

also need to trench out to it from the house so i can get the conduit in and run the natural gas line as well, so much to do and so little time before freezing weather hits.

no loft, all i've learned from a loft is they collect junk that you forget about, i have a 12x16 shed for all the outside stuff and lawn care so only thing in this garage is my projects and fun cars. there is also a 2 car garage under the house that the wife and i can finally use for the daily cars vs storage for my projects that it is now. so she is also excited about not having cars in the driveway for snowy season and so am i no more cleaning them off :D

but there will be a lift, still not sure if i want a 2 or 4 post but leaning towards a 4 post with bridge jacks

not much progress been working way too much to even think about the garage but that is winding down and hoping to get some work done. i did manage to clean the floor and wash it out and prep it for some Legacy Industrial HD40 Concrete StainGuard.

22703971050_368cb6cd5c.jpg

all clean

22473656798_38db88ef19.jpg

getting ready to start applying

22269243514_802dd3a40a.jpg

2 good coats on with drying in between them, still need to apply a 3rd coat hopefully the weather warms up enough to allow me to do it 1 afternoon before work this week

also got the driveway guys showing up tomorrow add the piece to attach the garage to the driveway :D

right now the plan is to finish the last coat on the floor before Thursday, rent a floor buffer to finish the floor thursday and then trench out to the garage Friday and get the conduit in this weekend and call and get it inspected beginning of next week, then its just waiting on the electrician to do the service upgrade on the house and add the panel in the garage

got the garage attached to the driveway so it looks much more complete now.

22921778911_002a1b9f01.jpg

they did a pretty good job, next spring they will do the side of the garage so i can park a car trailer there but i have to trench to the garage before that can happen.

lets see, been a month since the last update and things are moving decent but slowly due to work and other things going on.

found out i can stuff 4 cars into it fairly easily with decent room left over

23040876144_7d456025f6_z.jpg

then got to work on trenching for power and natural gas

23373402330_bc65d4d12b_z.jpg

23040878044_6a7b9768b4_z.jpg

had to deal with a few rocks,
23301079529_34156e9402_z.jpg

finally gave up on this one and used the truck

23560485932_b57416cb36_z.jpg

4" conduit should make the 140 ft pull a little easier.

while waiting on inspections and other stuff roughed in the overhead speakers

23040876204_762a2d0671_z.jpg

went with some monoprice 8" speakers see how those sound only 4 for now, but wired for 8 since wire is cheap

23041180014_a7029ba54b_z.jpg

also started to hang some lights
23373402220_9e7ea62802_z.jpg

going to finish up the electrical conduit this weekend, and i am very thankful for the warm weather we have here in the northeast its going to be 60 this weekend.

24080170761_db36d5ed50_z.jpg

24054703362_a56eef7a17_z.jpg

started mounting speakers
24080158041_f6b2521397_z.jpg

now I'm waiting on the electrician to do the house service upgrade and the sub panel in the garage so i can stop running the lights off an extension cord, all the conduit is in its just waiting on an inspection this week so i can close that up hopefully before snow and frozen ground hit then we can pull the wire.

I got those same speakers sitting in their box for my garage too. How did you end up mounting them as they are made for a retrofit install with drywall. Did you end up buying the enclosure for them too to case to speakers in on the roof side.

i got the enclosure for them and then mounted the enclosure to a 2x4 and spaced it out so it will sit flush when the ceiling is finished.

Fiberglass - R30 on the ceiling and R13 on the walls.

tomorrow i finally get power hooked up to it, had to wait a little bit cause we are doing a service upgrade on the house new 200 amp in the house and a 100 amp in the garage.

24018698989_509a976e45_z.jpg

wires pulled ~120 ft of conduit to the house, that sucked.

also took some time to build a few shelves and a tire rack

i like them, nice and bright, instant on in the few cold days we have had, little power draw, should last a long long time.

im getting real power to the garage tomorrow so no more running off an extension cord, garage door openers will be here this week, and its finally time to move all the tools and stuff into the new garage.

passed the electrical inspection with no issues, well after the inspector made a call cause he was unsure about a few things.

next is a few CAT5e lines while the walls are still open and some coax then the insulation can go in.

i am really happy with it and thanks to this nice warm winter we are having in CT i can still get alot done and not freeze my **** while i wait for the heater to be hooked up.
