Nice work with the landscaping, that really turned out well.

Thanks! It was long overdue. I think our neighbors were starting to judge, so I'm glad we now fit in a bit better.

I have a few other mulch beds I want to add, mostly in the backyard, though I may add a small one around the mailbox post.

landscaping came out great! black mulch is my favorite

 Same here...love the modern look it brings!

Nice house and garage! Be wary of those RCs, they get addicting!! I have a bunch.

Thank you! And yes, I can see how they'd be addicting. So far, I've only upgraded front and rear skid plates and bumpers and added rear mud flaps, but I foresee myself spending some decent dough on this thing.

Love the stonewall, and the landscaping is nicely done not over the top and nothing you can't maintain yourself.

Got these the other day for a great day in the garage

That was precisely the goal. We didn't want to overdo it and have a crowded, busy mess of landscaping. Not only that, neither my wife nor I have what you would call a "green thumb", so we wanted something low maintenance. We can always add more down the road, should we see fit.

Now, if only my yard wasn't a complete mess of clover...

Got my HF hose reel mounted (finally!) yesterday while working from home. Once I paint the garage, I'll be painting the wooden board I used to mount the reel to blend in with the wall, but for now, it's fine!

And yes, I realize it's slightly off-center, and it will probably slowly drive me nuts and end up with me removing it and remounting it on the board to straighten it out at some point down the road, but it's up and useable and I'm happy for now.

Hope everyone had a wonderful 4th of July!

Any word on your foundation? IMO, I would get the footers put in now for a lift, even if you dont plan on getting one right away. Do a little research on the type and size of lift you want and look at the dimensions. Most of the 2 post lifts use roughly the same width between the posts. I just had a pad poured for my shop about a month ago and had them dig some footers for an eventual lift. In the long run it will be easier and cheaper. The pads I have are roughly 3'x3', which gives me ample room for adjustment.

They want to wait a few more months to allow for any additional settling before they address the cracks and pour a new slab. But thanks for the feedback. You've definitely given me some food for thought!

no problem, thats why we are all here! Always have to think ahead 2-3 (or more) steps on any kind of build.....Good luck with whatever they come up with, always some sort of growing pain on a new place.

You bet..and thanks, again for the input!

Busy with summer?

Mostly this, but also the fact that there's been next to no progress in the garage. Though, I did discover this last week while weedwhacking my lawn:

36964152085_a47dcdcced_m.jpg

36793160572_daf8dae32f_m.jpg

So the engineer will be coming back to assess it in person and, I assume, decide whether or not to put a monitor on this crack, too.

Not all bad, though, I guess. I attended the BMWCCA RI Show N Shine in Narragansett,RI last weekend and took a really cool photo of my car with the Towers as the backdrop:

36148872893_81e5ae46ce_z.jpg

Also won a $100 eBay gift card last month by playing one of those spin-the-wheel games on their website. Actually won a $100 and a $5, but the $5 card code came in weeks after the $100 card code (go figure). So I put the $100 card towards something I've been wanting to pick up for some time now...an electric pressure washer (thanks for the friendly nudge, dubber).

I did a bunch of research on these and knowing I didn't want to break the bank, I wanted to stick with something a little more budget conscious. Therefore, I settled on this bad boy, the Sun Joe SPX3000:

I plan on upgrading the gun/wand/hose with some of the items offered on the Obsessed Garage site, which will make my small investment that much better. Probably going to order some quick connects, as well, as I'm sure threading hoses on and off will get old quick.

A few days after the Sun Joe arrived, I was made aware of a great deal on a foam cannon via the Obsessed Garage Facebook group (for those of you who don't belong, check it out...lots of good info on here: https://www.facebook.com/groups/obsessedgarage/):

https://www.amazon.com/gp/product/B01CE78VO8/ref=oh_aui_detailpage_o00_s00?ie=UTF8&psc=1

While this won't be my primary cannon, it had good enough reviews and only ran me $8.66 (after promo code...the deal has since ended) that I had to pick one up for use until I get a higher quality item. And then it will be relegated to my backup. I haven't used it yet, but for $8.66, it feels pretty damn solid.

And here's a photo of the instructions that came with the cannon. Read some of it and you'll understand why I posted:

Lastly and most importantly, my wife and I got some great news:

woah here comes the life changes...minivan no don't do it. Congratulations

Hahaha, thank you and never! I'm actually seriously considering selling the BMW and picking up a Gen 1 Ford Raptor. Ideally, a super crew (aka screw). Been wanting to go bigger for a while now. With the BMW, I have to pick and choose where I drive. With a truck, I can go anywhere and fit anything. And my commute to work is so short, the terrible mpg is not a concern of mine.

But this wouldn't happen until the Spring. So anything could change between now and then.

Cheap gas is not gonna be here forever, I had toyed with getting a new truck but I am looking for a 04/05 Suburban 2500 LT for winter duty and towing and Home Depot runs.

Fair point. If and when that time comes, then I can always re-evaluate things. But it's pretty low on my list of concerns.

I just really miss having a truck and the Raptor is one of the few that make me drool. And how it's a beast on and off road. It's just the perfect truck for what I'm looking for. Offroading, camping, Home Depot runs, transporting my tractor, potentially towing a future track or project car, etc etc. all the while being a blast to drive and a powerful beast. I can't drive a boring vehicle...I don't have the "Toyota Camry" gene. Ha

Suburban's are nice!

You weren't kidding. Although I don't have any photos (crunched for time), I was able to use my wife's Grand Cherokee as a guinea pig for my two new toys. And man, was I impressed. Perhaps it just doesn't take all that much to impress me, but for what I paid TOTAL for the Sun Joe and the foam cannon, excellent bang for the buck.

I'll probably try and wash my car this weekend, so time permitting, I'll be sure to whip the iPhone out and document the process.

That said, I definitely found some (expected) shortcomings with the power washer. Things that I will address in short order. Those being:

  • Outlet hose (from washer to gun) is FAR TOO SHORT at only 25ft long...resulting in me having to move the washer with me as I circled the car (not only that, but it also likes to retain memory and coil up within itself, which is super annoying....so I'll probably go with either a 40 or 50ft hose that doesn't always insist on coiling on me)
  • lack of a swivel connection for the gun (kind of a continuation of the first bullet)
  • installing quick connects all around
  • upgrade gun/wand with some higher quality components
  • upgrade the nozzles

Pretty sure that once I address these bulleted items, I'll be even more so thrilled with my setup.

That said, since I don't have much else to share specific to my house/garage, here are some updated photos of the neighborhood. The builders sure have been busy:

You pretty much nailed the power washer on the head. Amazon has a 50ft hose like you were referring to I plan on getting eventually. It does have some wicked "memory". My biggest worry was the cannon would actually work as from what I could tell on the reviews that people had just received duds. Did you open the cannon all the way?

Yes, that damn "memory". Uber annoying.

As for the cannon, yeah, I was messing around with it some. All the way closed to all the way open. I found a setting that worked well and built up a TON of foam/suds, but I went through the bottle really quick. Oh well, worth it!

Loved following the build and organization of the garage!

I just "upgraded" from a gas pressure washer (which is great for concrete/heavy buildup) to a Karcher electric pressure washer. Since I do a ton of car detailing, it is quieter and more flexible (on/off), while also providing a safer amount of pressure.

Good luck with the foundation repairs, hope those go smoothly!

Thanks, man! I'm glad you enjoyed it. It's definitely not up to snuff with many other high quality (and high cost) build threads, but it's mine, so I enjoy posting about it. I still have a ways to go, but you gotta start somewhere!

Like you, I bought mine mainly for car washing purposes. We'll see how it holds up to removing some stains on the patio under my deck from when my father-in-law and I stained it last month and had some drips.

Thanks, man! You and me, both.

Some minor updates, garage-related and power washer-related.

The engineer and the builder came by Friday morning to view the monitors to see how much, if at all, the cracks had widened.

In summary, the crack behind the house had next to no movement. Promising!!
334c673006a21166aebf474e5244df57.jpg

6e1f0c6dd28943aee72d3ef5bbdf18e4.jpg

d74b5676b779de90fa9970130ecca2bc.jpg

While the crack on the side of the garage did widen, causing the slab to sink a bit further. Not as good news, but still a fixable issue.

36b9bdfb128ba66e11eab0ac3b886a9b.jpg

2803e45803db26fc463fb4192a4d00ff.jpg

ab74c5e821a9ce23a4992f1387ac2ec7.jpg

Due to a busy schedule for the engineers company, they don't think they'll be able to make the repairs at this time. And they don't want to wait further into fall as the weather becomes wetter and they have to deal with more ground water (we're already located in a high water table).

So it looks like we'll be putting this off until July/August of next year, when the weather and ground are at their driest. Engineer doesn't seem to think either crack is a big deal and does not foresee any long-term issues, so that's a plus!

As for the power washer, I ordered the following, which will only enhance my experience with it moving forward. Very excited to try all this stuff out:

Mosmatic 5000PSI High Pressure Gun w/ Stainless Steel Integrated Swivel

Additionally, I plan on ordering the following in the next few weeks and I should be all set, pressure washer-wise, for the time being:

Tested my new setup on my wheels last night and am very happy with everything, aside from a tiny leak at the garden hose inlet. Can't figure out why it's leaking, but it's such a small leak I might be able to live with it.

Oh, and had to rep OG:

I can definitely see how the quick disconnect wand would be beneficial. So what is the difference in the nozzles? I definitely want one of those flexzilla hoses.

The difference in the nozzles is how many degrees their spray spreads out. The red one is usually 1 degree while the white is about 40 degrees IIRC. I have a "turbo" nozzle that has a rotating 15 degree around a 1 degree center. It is a fast mover for cleaning concrete and so forth. I would only use the highest number on a vehicle, although my undercarriages get a good run through with the 15 every spring to get the salt and sand out from road treatments.

Living in MA, you will appreciate the electric for winter storage. Where I have to blow out my pump and use the manufacturer's pump cleaner or fill with RV antifreeze on my gas washer, you can take the electric right in the house and keep it at a toasty warm temperature.

Foundation stopped settling? Ready for winter if's quickly approaching, seems crazy too me. Summer was just a fleeting blink.

Looks that way. And by waiting until July-ish to make the repair, it'll have an additional 10 months of settling time. So we should definitely be good by then.

You aren't kidding! Summer went by way too quick and it was a crappy summer, at that. Weather was all over the place and so inconsistent. One bright spot about summer ending, though, is football is back!

Unfortunately, my Cowboys are stumbling out of the gate at 2-2. But it's early!

Any big plans for the fall/winter?

The hose is AWESOME! So light and while it does retain some memory, I'm wondering if that will improve with added use and some sun/heat.

As for the nozzles, I guess they come in different size orifices. The orifice dictates how much water (GPM) comes out from the washer (obviously depends on the power of the unit). This is a pretty helpful site:

http://www.ultimatewasher.com/nozzles-size-pressure-washer.htm

The bigger the orifice, the more water is used. I'm not sure how big the stock orifices (is that the plural of orifice?) are for the Sun Joe nozzles, but I chose to grab a set of 2.5 nozzles off Amazon. So based on my Sun Joe unit coming in at around 2030PSI and my 2.5 nozzles, I should be looking at around 1.8 GPM.

I did grab a 4.0 nozzle from the Obsessed Garage store, but was told on the OG facebook group that my power washer might not be powerful enough to use in conjunction with an orifice that big. I'll probably give it a shot, anyway, just so I have something to compare it to. At the end of the day, it cost me a whopping $6.

But I highly suggest upgrading the gun/wand. While the combo I went with cost almost as much as the unit, itself, I would do it again in a heartbeat. I'll probably NEVER have to replace either component. Quality is top notch and a day/night difference compared to the stock Sun Joe gun/wand.

Plans, OCT 20 21 22 I will be at NHIS for our annual Halloween Hooptie festival a weekend of lemons and mayhem and a bunch of consumption of booze. Ok I'm getting older so in moderation....lol.

Other than that I hope to have a winter piece of crude to drive or a new tow vehicle so if you see a good non rust with no rod knock 02-05 Suburban or Yukon XL with a 6.0L send me a message.

November is court date, so maybe January it will be done?

Saving toward building a new garage just trying to decide on where on the property to put it being my yard is so small. Was going to have the M3 done this winter but restoration shop has a 1 year wait.

That sounds AMAZING! Everyone welcome? haha

I'll definitely keep my eyes peeled. If you don't already, check out cargurus.com. I have a running search for Gen 1 Ford Raptor's that match my criteria mailed to me each time a new hit shows up. Awesome app!

For your sake, I hope it's done ASAP. I'm sure it'll be great to start over and start fresh. To new beginnings

Where are you having the M3 restored?

If you want to venture up they charge but it's cheap, Pit's are wide open and it's just a giant social, granted when track is hot people are more serious.

Correct! I think he was asking about the difference in 2.5 orifice nozzles compared to the stock ones. But either way, this is good info. Thanks!

So, how was this?? :3gears:

Awesome!! Car was flawless, we finished 10 out of 14? cars. We are not the fastest but we are consistent and we still rotate all 4 drivers on both days vs doing 2 one day and 2 the next day.

WE might opt to go that route next year to get into the top 5. We lack the hp but what we lack in hp we make up in the car goes anywhere you want it to on cheap consumables. We run 16's vs teams that say they are 325's and smoke us on the main straight, they have m3 brakes which are free but they have to run 17's. Our budget is still under a grand a race.

Found all my Suburbans at NHIS to include one 6.0L with quadrasteer, plus I saw a Silverado 2500 HD with the same setup. Those things are not common. Fall has been great weather this year.

That's great! Definitely something I'd like to check out one year.

As for the weather, you are absolutely correct. Been unseasonably warm. We even pushed my son's birthday party up to late September (instead of early October) to account for the rainy/cold weather ew typically deal with in October. Guess we didn't need to do that, after all.

Not a whole lot going on in the garage front (and that'll be the case until sometime this winter, when the E90 is replaced with a Ford Raptor), but here are a ton of photos I took (we all loves photos on these boards, right?!) of my back yard (with ideas on how to tackle the areas next spring) and some new construction going on in the neighborhood:

Foundation poured directly across the street from us:

My son loving the excavator:

Framing has commenced:

And now the backyard:

I envision putting a rounded mulch bed in the corner where the chain link and vinyl fences meet up...I can never mow that corner with my tractor, so it always requires me to use the weed whacker to trim it down. Putting a mulch bed with some plants will a) dress up the back yard and b) make my job a little easier when mowing

Grabbed this sucker off a "free" local page on Facebook (the bar!, not the sign):

Piss spots from my dog..hoping the sprinkler system we install in the spring will help with this:

Thinking of adding a mulch bed around the condenser, as well, to help eliminate tight corners for my tractor:

Definitely going to put a skinny mulch bed around the shed, wrapping around to the ends of the ramp, so I can eliminate all that grass in those corners and stop tearing up the vinyl trim pieces like I have been:

Thank God for sheds and fences....need somewhere to hide this ****

Wow that's a small unit for AC, My place is 1400 sq feet and has a 1.5 ton unit. Granted it's only seer 15 so it's not that efficient.

I'd like to rent an excavator this spring and level the yard our or terrace it. Jealous of the nice turf I imagine it's soft under your bare feet.

Backyard looks great. I need to build a ramp for my shed.

I also like to landscape and at the same time eliminate weed whacking. I hate that chore. My dad is very good at it. He poured concrete footings around all his flowerbeds and gardens that are even with the turf so he just pops one wheel on the concrete and mows away. No weed whacking necessary.

Yeah, it’s smaller but highly efficient and cools the entire house (2350 sq ft) with ease!

And the photos make my grass look much nicer than it is. It has come a long way but has a ways to go before I’d allow someone to be jealous of it. Lol. Sprinkler system should help big time!

I may not to eventually regrade the backyard, but I’ll wait and see how things play out.

Thanks, man! I’m pretty happy with it, especially as we dress it up more and more moving forward. Would love to add a stone patio with built in fire pit, but not for another year or so.

I’m with you....hate weed whacking. Your dad sounds like a smart man!
