Garage 2.0 - Building a Triple

So as I posted on my old thread - my girlfriend and I have signed a contract on building a new house. I have since put my house up for sale - and is under contract. Closing is on 2/5 - so I have a few weeks to pack up all my **** and GTFO!

We had been looking for existing houses for over 6 months - and everything that we checked out did not fill our needs. We finally found a house that had an awesome 3+ car garage - but when we went inside the house it was a couple bedrooms short.

We happened to drive through the neighborhood and noticed they where still building - so we stopped by the builders office and got the information about there models.

We actually went with a prototype model that hasn't been built yet, we ended up modifying there plan and adding 10 feet deep on the 2 car bay - and adding a third car bay to the side of the 2 bay.

I do not have an architectural blueprint just yet - we are finalizing our plans next week and they should break ground in a couple weeks.

Here is a not to scale birds eye view of my plans for the garage:

The Corvette will be going to the third bay - and the Lexus and the SS will be in the main bay.

I might be switching around the tool boxes and stuff - depends on the exact placement of the door - and I might be putting in a TV that I have laying around.

We are building on a culdasec in a neighborhood - our plot is .53 of an acre - and is pretty flat.

You have to be excited. You seem to have a lot of easement intrusion. Even so, there is room for a stand alone shop if you get the bug. Will there be a homeowner's association to deal with?

There is a good amount of easement on the lot - but there are a few houses with separate garages. The design will have to be approved by the HOA design committee blah blah blah. Basically if it stick built, and matches the design and essence of the house - I should be able to put something up.

Also forgot to post this - since I am moving I have taken the Corvette up to storage for the next few months.

Congrats man! Get busy! hahaha. I had a two ish week closing this summer, although tight its a fun process for someone who has thought it out and is well organized, which you seem to be. I also must say i'm a huge fan of your new garage specs, that really seems ideal.

Here is a rough sketch up the updated main bay - along the back wall - green air compressor and my Kobalt tool box - space for the door into the house - then my Gladiator table and 2 Gladiator cabinents and my spare tv above it - along the side wall will be my tall gladiator storage lockers and more of the Gladiator 30x30 boxes along the wall.

I also thought about putting the tv and table along the side wall with the upper mounted Gladiator cabinents - and putting the taller lockers along the back wall:

I could go either way - the first design wastes table space shoving the table into the corner - and the second wastes space between the storage lockers and the table itself.

The new build looks pretty sweet Bone. I'm a big fan of 3d visualization as well. I'd be all over your "added" bay as a discrete wood working shop with a divider. I checked out your outgoing shop as well, so it looks like you're starting from experience.

Hey! I'm also building a home that's very similar with a three bay garage. I'm jealous of the 31' depth. Mine is only 24' but much larger than my previous 2-car. Can't wait to see the progress on yours, it looks good so far.

I would spray foam the daylights out of the common wall with the house, and give the exterior walls a regular treatment. If it were my house, of course. What 3d program are you using to get those drawings?

2nr - I am using Ikea's Kitchenplanner, lol. I downloaded Google's Sketchup - and I couldn't figure out how to use it after messing around in in for a few hours.

We finally met with the builder - and I got to look at the actual blueprints - so I made the decision on where the 220 outlets are going to go, as well as the additional sockets.

The door is further to the right then I thought - so I will have to move some boxes around but I still plan on putting my tv / workbench along that wall.

LOL - don't get me started. I loved the garage on that house - but the older couple that had designed it must have had no storage needs/furniture. The new house will fit most of our ****..... haha.

Not much of an update - but today I closed on my old house - so thats one part of this journey that is complete.

I moved all of my tools, heavy furniture, and garage stuff into a climate controlled storage unit.

I got my smaller stuff, and SS and truck moved into my girlfriends house. The SS barely fits - can't wait until the new house is done!

As for the new house - they have officially broken ground - 2 months after we signed the contract - oh well at least they have started.

Paycheck - I am on there but I am not an active participant - not many guys modifying these cars - they are just worried about there 15 rear brakes, and some 22's..... I'm good.

Looking forward to the finished garage. I learned my lesson. Build the garage first. Add the house later. If you are ever in Raleigh, stop by Cars and Coffee. Last month was the first time in a while that my SS wasn't alone!

Speaking of it coming to life - they have put out the mesh to catch any runoff, dropped a load of gravel - and laid out the flags for the footers - they should be digging them end of this week - beginning of next week:

I stopped by the new house yesterday - the footers have been dug - and concrete poured in. Next week they should start on the cinder blocks and then start on the slab/framing.

Seems odd there's no rebar or metal strapping sticking up in the footer. Is that common for your type of construction?

MAIN ADVICE . . .
. . . get a Pre-Nuptial Agreement that you and girlfriend sign right now laying out all the legal arrangements. Like #1 . . YOU get to keep the house if you split up (you don't want to be moving all that stuff again if she boondoggles a way into owning the house). #2 no collectible cars YOU own now (ie Corvette) will ever be marital property, as she'll be wanting you to sell that baby within 5 yrs !

Rebar between the footer and the cinder blocks - I don't think I've seen them built like that down here.

So the south finally got hit with a snow storm - this past week - we got a couple inches of ice - then snow on top of that - school has been shut down all week because there are like 10 plows for an entire city!

So I stopped over by the house not expecting anything to have changed - we have cinder blocks! Up next should be the sill plates, the slab floor, and then the stick build!

Also - after seeing this Chamberlain MyQ Garage door opener on Dubbers thread - I had to pick one up.

Got it on ebay for a good deal - plugged it in temporarily at the GFs house to see if it worked - and got it up and running in 10 mins.

Not a huge update - but the snow is starting to melt - they put up a majority of the cinder blocks along the perimeter:

Not much of a huge update - The snow is mostly gone.

They have also completed the perimeter walls - next will be the underground water and sewer feeds, the concrete slabs - finally the sill plates and then framing!

Quick update - the perimeter wall is done - they have pushed in all of the sand/gravel into the base for the slab - they also dropped off the insulation that is going under the slab. After the under ground plumbing all gets put in - they will start on the slab for the house!

Finally some progress!

They got all of the under ground piping in - and we should be getting our slab poured this week - then on to framing!

I also picked up a tv mount for my shop tv off Amazon:

Also - now that the model home is almost done being built - I was able to go in and take some measurements of the garage. I was finally able to locate where the door into the house would go. I had to move a few cabinets around in Ikeas Kitchen planner - but it looks like everything will fit.

The builder has finally poured concrete!

After what seemed to be 3 weeks with no progress - they finally poured the slab for the main floor and the garage.

They poured the slab yesterday for the main floor - and poured the garage today. The timber has started to arrive and they may start on the framing tomorrow - if not Monday.

I managed to sneak out there today and snap a few pics.

Sweet build. Going to follow for sure.
One thing I would do over is run tons of cat5 everywhere. Even each eve and corner of the house for IP cameras even if you don't think you will use them.
