Would you agree that drywall work is best left to the professionals? That is one task I do not plan to save money and DIY.

Looks real good! Look forward to seeing how you build out the interior ... What are your plans ( cabinets, etc. )?

I moved from Ft Worth where I had a 36'x24' garage with a lift.




I have all this piled into my current garage.






I am still not sure how everything is going to work out so I have no formal cabinet and workbench plan. I had a lift in my old garage because it provided an extra parking space under cover but I chose not to put one in this garage because I have an attached 3 car garage.

I would agree, no drywall work for me. I am not that young anymore and drywall is heavy. I'll just write the check and let the pro's do the work.

Fantastic progress - you've got a great contractor!

I have used this contractor for 5 other projects. They are not the lowest bid but they are worth every penny of what I pay them. Never any problem with subs showing up and they keep the work area clean and organized. The amount of work accomplished last week has to be a record, great scheduling. This garage will be done in record time and the work speaks for itself.

I will never attempt drywall again, and I didn't even do my basement ceiling.... at a minimum I would pay them to mud and finish the drywall... messy, messy, messy and it does take some skill to get a nice finish...

Nice garage and vehicles.

I didn't think anything was going to happen today but at 4:30 the mud guys showed up and in 2 hours they had the first pass done.

So that's 6,000 lumens x 12 for a total of 72,000 lumens. Normalized gives you 72 lumens per sq ft.

I think I plan for 86 lumens/sq ft. using 12 ft ceilings and many GJ users report anywhere from 70 -110 as being good.

How did you come to your lumens per sq ft?

I really didn't do any calculations. The lighting is another idea I got from GJ.

My actual floor space to light after subtracting the lawnmower garage is 820 sq ft so that makes 87 lumens per sq ft.

I would have never thought of using cfl's but they seem to work and are cheap to install compared to 4' florescent fixtures. Anxious to get them installed and see how much light I really have.

I know the feeling. This is my second garage build. I corrected all the mistakes I made on the first one with this one.

I'll be anxious to see your build. Be sure to take pictures everyday.

No lift in this one. I had a lift in my last garage just so I could park another car under cover. What I found was that the car up in the air did not get driven as much. Since I have a 3 car attached garage I will have all 5 of my vehicles garaged.

I used vented glass block windows in mine to shine some natural light but also prevent burglars from B and E..Also, I had my garage built on one layer of sinder block so I could easly wash the floor inside and not damage the T11 I used to finish it off with..

I like your glass block window. My slab is sloped so the water will drain towards the door not as good as cinder block but all that I could afford.

I love your brick...I had to make some financial decisions as well and decided to vinyl side it in exchange for a 18ft door and a couple other things.

You will be happy with an 18' door. My last garage had vinyl siding and I had no problems. Just be sure you are happy with the color because it is hard to change.

They showed up Friday to finish the texture but since the mud guys worked so late on Thursday and it has been cold and humid the mud needed more drying time. They said they would be back on Saturday to texture the walls. The arrived at 5:30 and it only took them two hours to finish. Here is the result.

This week the trim should be done and the electrician will finish his work. Usually you don't do the electrical finish work until after paint but the electrician is getting ready to start a big job and I would have to wait too long before his return. The lawnmower garage door is still on order so as soon as it arrived the doors will be installed.
I will be in my new garage very soon. I can't wait.

and the brickwork looks top notch, i am a bricky in the uk so can appreciate good brickwork!

Thank you, I will pass those comments along to the brick crew. They were hard workers and really took pride in their work.

Mac, that's a great open canvas! Congrats ...

Couple questions ... Why the shallow open space inside above the entry or lawn mower garage? Mini loft area for storage? Light bulbs you chose are really bright for a near point source. Will they be baffled or enclosed in some way?

The area above the lawnmower garage is where I plan to store all the Christmas stuff and other seasonal items.

No plan right now to enclose the light bulbs. With the 10 ft ceiling height I think they will be OK. I will find out soon, the electrician is outside now finishing the electrical. He should be done tomorrow and I will find out how bright the bulbs are.
