I paid $500 installed for a hand operated chain drive model (well worth having the chain drive, vs pull down, push up) about 12 years ago.
I assume you are referring to a actual roll type door. The ones here in the Atlanta area are made by
Doors and Building Components Inc. (DBCI) in Douglasville, GA. These are a sheet type door made from corrugated sheet, and they make a lighter, cheaper model that is used for storage businesses. Get a door that is slightly taller than the opening (if you have the height inside). This will allow the door to glide past the door header at a constant distance/gap and this gap can be kept minimal. If you put a 10x10 door on a 10x10 opening (I did) you end up with a situation where the door goes down, the roll gets smaller, and the door pulls away from the header and leaves a gap large enough for birds to get thru (my problem). You cannot move the door any closer, as, when rolled up, the roll gets larger diameter and fills the space. These two threads will help you understand the problem.
Get a 12 ft high door and mount the roll a foot or more above the header, and if necessary shorten the bottom of the guide channel. This will cure the problem, but you have to have the interior height to do this.
