Just caught up - man this looks like more work than a build from scratch would be. Would you be willing to share the cost of this undertaking?

Re: garage refurb

Awesome build/thread! I just read this entire thread from the beginning and didnt want to post until i finished it. You have a great work ethic and great skills even though you deny it most the time lol.

I love old buildings. I used to work in an old service garage when i was in highschool with a leaky hydraulic lift that would drop a few inches every so often! That was fun.. Couldnt beat the character of the building though. Anyways, congrats on such a great build. And btw, what are the overall dimensions on this building? I dont believe i saw them in the thread.

Thanks, overall demensions I'm not sure. It was built, added on about 3 times. I made the fourth time with the garage shed. I'll have to take some measurements and do a google sketch up of the floor plan. I've never used it so maybe I could learn something.

Re: garage refurb

Good morning Eric.
thought I would check in today and see whats new
havent been here since you were rebuilding the chimney
so now I am caught up again and you are still working like a machine
the place is looking real good!!! (no great)

I feel the need to go work on my garage after hanging out here
for a while
thanks for the inspiration
Don

Me ? inspiration ? Have you looked in your own backyard ? :lol_hitti

Thanks Don, It has cooled off the last few weeks but now that has brought some rain. Between the rain and a few other things, not much progress.

Re: garage refurb

Sorry I'm on page 20 and just cant wait to ask my burning question: Why all the love for the garage and none for the wood burner? Surely there's something you could do for the old heap?

I slapped some POR15 on the bottom a few years back as it was left over from something else. I wanted to see how it handled the heat. It didn't and peeled off. I've considered working on it as a winter project but I use it then. It does need a few things taken care of and I need to get that done in the near future. Unfortunately, that'll probably be next spring/summer. What I need to do is get it out in the drive way and have somebody come over and blast it before some high temp paint.

Just caught up - man this looks like more work than a build from scratch would be. Would you be willing to share the cost of this undertaking?

The inside stuff, concrete floor ceiling lights, paint, doors and apron out front I believe I had about $6,000 in it. The roof out front, shingles, lights, concrete steps and siding I'm not sure, maybe around 3 thousand ? :dunno:

Now finishing up the outside, I have a stack of receipts but haven't added them up. But I was trying to keep that budget in check . . . . as I could afford to do it. I'm damn close to following that budget, some O/T at work would be nice. I did get a deal on the sidng (no trim)so that saved over half there, allowing me to put the money elsewhere. I'd have to sit done and start adding numbers.

Re: garage refurb

Sorry for not posting sooner but I haven't made much progress as of late. It seemed every time I went to start working on the garage, we'd get some rain, not much but enough to spoil the working progress. If it wasn't that, I had other stuff going on.

I did finish the back wall that I added height to. I put a cap on it and wrapped it with some coil stock.
08262012backsiding001.jpg

You can see the cap from the other side in this picture. Now that the end of the wall is sided, I can start back with this side and put the flashing down. I cut and bent the flashing today, after that is up, the siding goes on.
08262012backsiding002.jpg

While it was hot, I decided to start putting the firring strips on the other side of the chimney. I realized how high the ground level was and decided to cut it back. I broke out the shovel and wheel barrow. Honestly, I need to cut some of the left side back too as the siding is too close to the ground.

Re: garage refurb

I know it's been too long since I've made an update. If it's not one thing going on, it's another. There was about a week and a half delay due to rain from Hurricane Isaac. If it was nice out, I was at work and getting nothing done.

I finished the upper wall last night and no more walking on those shingles.

09102012backwall004.jpg

This morning started by trying to fix a leak that has appeared around one of my vents. Since we didn't have any rain for a long time, the problem never showed itself. I replaced a few shingles and applied some roof cement around the vent a few days ago. That didn't work. Today I pulled off new shingles, fixing a decking issue that I hadn't noticed before, replaced a piece of tar paper, added a new vent and nailed down some new shingles. Hopefully it's fixed. I put 5 vents in between both roofs and this is the only one that has given me fits.

I proceded to put down a bottom strip for the siding on the back wall, pressure treated of course.

Re: garage refurb

I popped off the old corner trim and realized I have an issue that I'll have to figure out.
09102012backwall002.jpg

I completely forgot the rear section of the east wall was block. It has already been built out and that carries along the entire wall. I know I'm going to have some work involved where a closed up some windows previously. What concerns me is that I already have the corner trim on at the front corner.

All the furring strips tap-conned on awaiting the next step, stryrofoam insulation.

Are you going to cut board to fit between the firring strips?

OT, if your wall were wood but you were spacing out the vinyl siding with insulation to better match preexisting window/door moldings, would you do the same thing with the strips of firring or would you use longer nails which would go into the exterior sheeting?

I'll be cutting some styrofoam down to fit between the furring strips. When that is done, it'll get foil faced OSB glued and screwed into the furring strips. The vinyl siding will get nailed to that.

08012012backsidingtemp003.jpg

This wall was EZ panel (cheaper version of T111) and I nailed the siding directly over it. I tried to hit studs were I could using the same nails. If I needed a longer nail, I broke out the 2" nails andused them instead of the 1 1/4" nails.

If this didn't answer your question let me know.

Excellent thread! ...and kudos on a job well done. It's pretty cool to see an old shop get used for your personal shop. I can't wait to see how the inside turns out.

one question though... I don't seem to recall seeing a picture of that amazing doughnut you keep referring to and describing. The suspense is killing me!

Work in progress today. That styrofoam is currrently covered with OSB. I'm breaking for lunch and have to upload a couple of pic for a CL ad.

That makes sense. When you have pre-existing no window or door moldings to worry about, you can build it out how ever far you want. In my case, I have both windows and doors which I do not want to re-mold, so I couldn't do so many layers.

Re: garage refurb

The east side did have some windows that I closed in about 10 years ago. I think those might prove to be intersting when I tear off the old T111.

Re: garage refurb

I didn't get to add some pictures and update my thread the other night, for that I apologize. I finished with the insulation and screwing the sheathing on.

09152012backside-chimney001.jpg

I followed that up the next day with some siding. I didn't finish as I need to wrap the fascia and buy some undersill trim.

Re: garage refurb

Yesterday was a wash. It was raining and being payday, I had some errands to run. I also picked up some supplies for the garage. My last stop was to pick up the rest of my chimney block. Unfortunately, they were two block short so I'll have to make another trip in the near future.

09152012backside-chimney003.jpg

I started this morning by laying a couple of block. I figured I could lay in the a.m. and come back in the afternoon and filled them. I've had a piece of tar paper draped over the top. It has been held down with a piece of OSB and some blocks. As I took it off, I got a nice little surprise.

Here's another picture of Mr Count, those those that hate bats.

I thought he might fly off with some prodding. Nope, must have been too cold for him this morning.

Re: garage refurb

After adding a couple of blocks, my chimney is about 16" taller.

09152012backside-chimney007.jpg

I had the fascia wrapped and was ready to cut the last row of siding and put it up. When I went to measure it, I knew somethign was wrong. I stepped back, looked at it, the siding matched up with the left siding of the chimney. It was then that I realized I had made a mistake. When I screwed up (quite literally) some furring strips for the soffit, I put them right under the current soffit. I was supposed to screw them to the wall and make the soffit parallel to the ground. I hate to tear off 16.5 feet of wrapped fascia and scrap that coil stock.

After that little fiasco, I filled the chimney block and put stuff away for the night. I came in to update my thread and eat supper. maybe I'll go back out and get some more done. :dunno:

Thank you for the compliment.

I'm not scared of bats, just the fact they might have rabies. We've used CO2 extinguishers to get them out of houses a few times at work. After I carried Mr Count down by the creek, I was thinking of putting a bathouse on the chimney after it's finished.

The wife will be . . . :scared: . . . . Then it'll be her --> :bitchslap <-- me.

Re: garage refurb

So far, so good. I added a section of liner to the chimney. I'll fill around it shortly with sand. Once that is done, I'm going to add two more blocks and fill them this evening before I stop for the night.

09162012backside002.jpg

Can you see the wedges holding the liner plumb ?

Then there's the section that should have been done last night. I fixed the nailer for the soffit, wrapped the fascia and put up the last course of siding.

It is all turning out very nice, Eric. Actually spent some time yesterday going through your thread from the beginning. Lot's of work completed and clearly lots of pride in ownership on the project.

Looking forward to all the next additions to your thread.

That's my thoughts, my parents live in some woods and several (15 ?) years ago, my step dad made some bat houses. Mom wasn't happy but I think she has forgotten about them. I believe they did help with the skeeters and deer flies. I believe my step-dad still has the plans for building them, if not on paper, in his mind.

Re: garage refurb

The bat was probably just 'hanging out' till the chimney was done to take up residence inside it for the winter. Looks like a SS cap and screen is in order for the chimney. lol

The bat house is a great idea; sell it to the Mrs. by emphatically stating that bat guano is a terrific fertilizer for all her plants! Good luck with that.

We enjoy sitting on the deck watching for bats to circle around. Well, we did until one swooped down when my wife and daughter were sitting by the lake one evening:scared:

Never built a chimney before, did you do anything special to the blocks or just mortar like bricks and fill with sand?

It definetly going to get a cap, but I'llprobably forgo the screen. If a bat can get in and make his way to the combustion chamber of the wood burner, best of luck to him. :bounce:

The wife probably won't even notice a bat house on the chimney.
