Heff: I'd also stay if it were me cause I hear Naples, Florida is the place to be if you can afford it.

of course you are playing a bit of sort of Russian roulette with the hurricanes, but every area has it's issues. Hell we are having an amazing summer again and the past week or so we can't see the sun with all the smoke from the fires up in Canada that is 200-300 miles from us.

your garage looks amazing and i'm sure your house does too so maybe find a vacation home up in North or South Carolina if that is in your budget to escape to during hurricane season.

more garage pics when you have time or if you are still working on landscaping or your home post up those pics too cause we all like DIY or cool pics.

I had written an entire thing and then my stupid computer cleared it out. Anyway, the house is on the market. We own two properties one with a smaller house and the garage and the other with the main house. We decided 2 weeks ago we would remodel the smaller house and keep that one to live in and divide the properties. Then two different people came to look and said they were interested in the entire property. So back to plan B, C, D or E. The one guy has 20 cars so he wants the garage. If that pans out great otherwise I don't know what we will do. Probably divide and move to the guest house and I can retain my garage.

I was looking for a commercial building to move my stuff to, one with multiple bays so the tenants would pay the rent and I would have a place for my stuff. I had a building I was interested in and the building price went up 300k during my discussions with the owner. The price went up while we were talking so thats a bad option and it was just too crazy...Real Estate in Naples is nuts. I am over it myself and would prefer to look at property in the Waxhaw area - but I don't know the area all that well. We might go scout it around christmas.

HEFF: if you need to move out of HURRICANE ALLEY might I suggest moving to the Pacific NW. we've got perfect 80's to mid 90's for about 2 months a year without humidity bugs or hurricanes. AND it rarely snows.

I think Michael missed you except for maybe some extra rain. yes?

good luck in your search, but after building that great garage i'd hate to leave it. or maybe you want to build another one just a bit different now that you've built one?

I don't know - living on EST - how I would handle living in a different time zone. Some friends recommend Utah. I like snow blowing with the deeres. I don't have much snow gear left since being in Florida for 12 years now but I am sure I can get it again :)

I have considered buying a cheap property out east and building a new block building. I would do it differently and probably not spend a ridiculous amount on epoxy floor covering.

I really want to get to Colorado!

One of the things we discovered in my garage is that the Purlins are acting like a radiator. Since there is no thermal bridge and the Purlins are connected to the roof AND the purlins aren't insulated all around they transfer a lot of heat in the building. I think its a serious flaw in my design. Im not sure how to fix it specifically or what some people do. Since metal is a good conductor of heat or cold I might not rebuild with a metal truss roof - but I like the rigidity. I could probably insulate from the purlins down with a foam board product. The 5 ton AC does work hard at keeping things cool.

When erecting a building that is not being insulated it is recommended to apply thermal break tape on all the components that the cover is applied to for the exact reason you describe. It is a 3/8" thick self sticking foam tape. Unfortunately it gets skipped way to often.

It’s very possible it’s there but the insulating factor of double backed tape can’t possibly be suitable for the hot and sunny climate I live in

It's very effective and used all over the country. Look at your photos. It will show up as a 3" wide white stripe.

Is it called thermal break tape? I can look on the manifest but i never noticed it to see if it was shipped or on the plans?

This would have gone on top of the purlins right? I wouldn't have seen it from the ground and I certainly wasn't getting up there - I don't think its even on my plans - should it be on my plans?

It would of just provided isolation between the metal panels and the purlins and girts. I don't think it ends up as a normal item unless you asked for it.

When insulation is included with the building erection, I belive this would also act as a break between the metals.

That is correct. In the process of ordering the building when you got to insulation and said no I would have suggested thermal tape as an option and explained why. My guess is that you never had that conversation.

Heff: finding a good place to hang your hat is always a challenge. hell I was only going to live in this house I'm in for a year or two, but it became a home and 31 years later i'm still working on this personal MONEY PIT.

best of luck in your move if you do or maybe you'll figure out that you have most of everything you like except for maybe a few neighbors and make the best of Naples.

READHEAD: I always love reading your informative posts and I might not ever build a metal building, but if I did I'd certainly come to you for materials and or advice. Thanks again!!

Never had the discussion. As ive said in the previous parts of this thread I wasn't advised well and wouldn't ever recommend the people at Buck Steel. They were absolutely awful for me to deal with and didn't want to assist in any way shape or form. There is little doubt I should have sued them for many of the problem I had with the erection quote they lied about and the uncovered red steel. The fact is it would have cost me more to sue them than to fix the issues - but the principle would have been the motivation. I hate being lied to.

I think the end result is in Naples I wouldn't ever build a metal building again. It was a pretty bad experience. I really want to build a building with ICF so I think I might build a garage somewhere around here with ICF....

In terms of where I end up I have no idea. I would like to take some money off the table with this property. It has appreciated quite a bit. I would like to stay in the area but the land in my neighborhood has gotten CRAZY expensive...

Hey guys I am back at it. Bought a place in NC near Charlotte. Looking to build something new. Building materials are CRAZY right now. My new house is ICF maybe I do ICF in the garage but I don't know. It could go the metal building route again - I guess I am a gluten for punishment? There are a couple of really cool barns in my area and I thought about going that route but the second floor upstairs isn't as functional as the building in Naples with an end loft (this time I would do higher side walls so I can stop hitting my head!)

Any cool buildings you can suggest? The area we moved was developed in the 70's and some of the houses have REALLY cool car ports with that beefy steal that look very 50's esque. Think brady bunch. I was thinking of going that route and I saw a commercial building with a porch being supported by big steel that looked like a 7 where the top is the roof and the steel upright supports it. Instead of being plumb it has that zag to make it cooler looking....

Just spewing a lot here. There was a building dealer I spoke to YEARS ago when I had to rebuild the last bay from Colorado. Im going to hunt back to just see how bad steel building prices are. I see youtube videos where people say their builds were like $140k and bigger than mine so I am VERY confused!
