Hi All!

long time lurker on the forum, but finally building my garage so starting to post!

Just bought a new to us house on 7600SQFT lot, and now trying to build the biggest garage I can legally get away with.

Got some grand ideas (Ill admit lots stolen from threads on here!), but trying to keep costs down as much as possible, as every penny saved on the build goes into the tool fund!

Paul: welcome to the forum. since you are a new member you might also want to go in your GJ profile and click on Avatar so you can have a picture to download under your MK18 handle.

you also need to post up on lots of the other threads to get a little idea of how some of the members are and gain some for your garage thread if you have a link in your sig line in all your posts and if you do end up starting a thread if you haven't already.

good luck and ask questions if you have any especially on threads talking about what you are asking about and if we see the questions and can help we usually do.

Paul, if it's a free standing garage - you will be limited by roof peak height and City bylaws for square footage. (most of the Lower Mainland is dictated to 14.9 foot peak height for garage, and your overall lot coverage will be determined by your existing house foot print, and lot setbacks.

New West should have all their bylaws on the city website.


hint: think creative if you wish to maximize square footage in the Lowermainland. I have not posted my build thread yet here (I'm about 50% of the way there ), but it's likely going to be one of the more unique Vancouver garages to be built in the past few years..... You can PM me if you wish to ask questions.

Thanks Guys!

Don, I have been navigating the gauntlet of New West City Hall for the last 5 months, and finally just got my building permit issued!
like you mentioned we are limited to 15' peak height, and maximum 10% lot coverage for my area.

In order to maximize space I am actually doing a suspended slab over a 4ft crawlspace under the whole garage, its adding some cost to the concrete for the slab, but due to the slope of the site I would need to have tall stem walls anyway so its not that much.

Also doing a steel ridge beam with rafters instead of trusses, so I can maximize the height inside, I should end up with about 9 feet at the wall and 13.5 feet at the peak.

Hoping to find a "consulting" plumber and electrician that can provide some direction, but will let me save some costs by doing the rough-in labour myself.
