Hello All,

Here is the build thread for my little garage in downtown Phoenix.

I'm in a historic area, so the the permitting process was 'fun'... I'll just leave it at that.

Lets start with the demolition of my little 11x17'.

The red arrows indicate sunlight from the outside.

I've build several hot rods, projects and memories in there, so tearing this little garage down was actually harder to do than I thought... not knocking it down... (that part was easy! practically fell over). But I have lots of pictures of those memories so down she comes!

Congratulations on your new addition and garage. Looks like a great project. Please keep us updated.

Thanks everyone for the encouraging words. We are pouring the last 2 sections of concrete today. The patio for the house, and the apron to the garage.

I'll post pictures when I it's done.

After the concrete cures, it's all on me to frame, and sheet and wire and plumb, so progress updates might get a little slow... I'll keep the thread going as I hit milestones.

Great looking project. Good luck with the house remodel & garage project. I had all my stuff in storage while we built our shop, a challenge to say the least and so tiring buying something you already own.

I'm over in Catlin Court historic area (Glendale). Planning the same in the next few years and I'm already not excited about the permit issues and the historic registry. Definitely going to follow your build!

Now on to the important stuff. Is that a bubble top in your avatar? Invicta, LeSabre? :thumbup:

I've got a 60 Invicta Wagon in need of a full resto.... but I need that workshop first to have the space to do it.

What is your budget on this build if you don't mind me asking?

Good eye! It's a '60 Lesabre bubble. I sold it many years ago and it has changed hands a couple times, but I know the guy who has it now. It's still in the Phoenix area and looks the same. It was the only pic I had at the time that worked as an avatar. I just edited it to be more current.

The budget is "whatever it takes" but I had an idea when I started... it is looking like it is already blown though. The concrete work took nearly half the budget already.

If you're in a historic area and planning any demolition.. good luck! It gets extra expensive quick.

I had the perfect storm... I needed a demo permit AND a zoning variance!

Any updates yet?

Ordered trusses and getting the lumber delivered soon... so not much has changed.

I wanted to wait until I had the concrete done before I ordered the trusses incase there was any deviation from the plans needed. But the guys did a really good job. the finish is good, and everything is square and dimensionally accurate to within 1".

Nice job on getting the slab so square! We had a 24' x 64' barn that had to be removed(I sold it and the new owner came & removed it) boy was that a challenge with the guy downtown. He pulled up our property on goggle and said oh you need a permit to demo that barn. Then we had to dance around it was originally in the county and you don't need a permit for horse shade to I am going to charge you for the permit to put up that barn and I am going to charge for a permit to take it down. Keep in mind we bought the place with the barn already there. I finally said, look I am going to have to think about this and left. Walked out and went around a corner and he was standing there waiting for me. He says you didn't hear this from me, here is what I would do, come back with your plans on this day and I will have you out of here in 30 minutes. (upper management's day off) Did as he suggested and everything worked out. It is tough finding middle ground sometimes, I think I was lucky. 10 years ago they wanted almost 200.00 for the demo permit.

It was kind of funny... When the inspector came to close out my demolition permit he said, "Did you tear down a garage?" I said "yes, it was right here, and here's the demolition plan". He said "is this a historic area?" I said "yes", and then he said "I thought there was some kind of mistake; I've never seen the city issue a demolition permit in a historic area."

If you're considering doing something like this... it was about 1.5 years of planning, and probably 20 trips to city hall before I was issued any permits.

I respect what the historic preservation folks are trying to do downtown. Because they are doing their jobs, my neighborhood is a cool little part of downtown. It is very clear to me why less scrupulous people's historic buildings tend to mysteriously burn when they are in the way of their "progress".

I also see a lot of work being done on long holiday weekends.

nailhead you are to be congratulated on your patience. I barely made it through the process and only made 3 useless trips downtown. I was very releived on the way home after the guy met me outside and made the 3 suggestions on how to procede before I went back. I am headed up to Slide Rock this weekend with a Hit & Miss Engine for the Apple Festival but the 28th I could help for 3-4 hours in the morning if you need a hand.

It's slow. It seems that there is always something that gets in the way. I ordered the trusses and gave instructions to wait 20 days before building them.

They didn't do the "wait" part...

Trusses arrived, but I don't have walls yet!

Could be the opposite had walls and no trusses, minor hiccup, worst thing will be moving them to start on the walls. Patience grasshopper.

lumber delivered.

No walls up yet, I'm working on placing the anchor bolts into the block wall on the main house.

Glad you are moving forward, I just returned from North Carolina. If you need something stronger I have an older Hilti TE72 you are welcome to borrow.

I guess it doesn't look like much, but there's been a lot of work to get to this point.

I hope to have the plumbing roughed in, and the remaining joists done this week for an inspection.

Thank you. Downtown is the place to be, and it was only in the upper 80s today!

The house is going to end up about the same size. I'm adding about 300 sqft.

I demolished the addition that was done in the 80's. Well it was more like a patio roof that was walled-in and called a room.

I wanted to keep the same "feel" as the rest of the house, so we took out the slab, and built on stem walls so the floor would have the same sound and feel. Building codes won't allow us to build the same way that the rest of the house is built, so this is as close as we can get.
