Itgb's 20x22ish Garage Upgrade

After many years of "this is more important than fixing the garage", the time has come. The garage is 20'x20' with a 13'x2.5' inset for washer/dryer, sink, and water heater. Overall, it's about 430sqft.



Plans(in no particular order):

1. Garage door and opener upgrade

2. Flooring

3. Overhead storage

4. Cabinets

5. Additional outlets(including 240V for EV charging)

6. Lighting



Requirement: Must fit 2 cars inside



This is how it looked when we got the keys in 2011.





We got by with just a little extra shelving and my Craftsman toolbox, but 9yrs later turned into this:

Well the garage door and opener were actually upgraded last year. It took me a little bit to find the before and after pictures but here they are. It went from a cheap, non-insulated, painted door to fully boxed,
insulated, and wood textured.

The door gets full sun in the afternoon so we definitely noticed a temperature difference with the new door.

The opener was also changed to a wall mount Liftmaster 8500W with the battery backup.

Hey Glen! I had a W211 E55 for a little while which I had to sell last year. Currently have a MK7 GTI and a B8 A4 avant, but I’m on the hunt for a 911. Hopefully I can finish up the garage in time for a new arrival. How’s your garage looking these days?

Re: garage door opener, I have two Liftmaster 8500W units. These are a bit pricey but have built-in battery backup and since they mount to the side of the door, no clutter on the ceiling...plus they are very quiet. They can also be controlled from your phone from anywhere if you want.

I'm debating myself about going with a Liftmaster 8500W or the new Genie 6170..both with battery backup as it's mandatory in CA now.

I don’t think the Genie was available when I got the 8500W’s. The 6170 looks pretty good, what’s the price difference?

Cost is about the same between the two. $4-500 depending on where you get it from. It definitely has some nice features, and installation appears to be a little easier.

Great minds think alike [emoji6] I updated my posts above, but we actually changed the door and opener last year and got the Liftmaster 8500W. Luckily there was already an outlet on the side so it was plug and play. The app is intriguing because I’d like to know if I left the door open, but on the other hand, I don’t really want anyone to gain access if my phone is stolen/hacked.

2 months ago we installed a 4' x 8' saferack which really helped get some sparsely used items up and out of the way. It came in a 2 pack from Costco, so we're leaning towards installing the 2nd one as well.

OK, now the fun stuff.

After some deliberation we decided to go with epoxy for the flooring about 5 weeks ago. It took 3 days with one coat per day: primer, epoxy & chips, and finally PU clear coat. I waited 5 days to park any cars in the garage and everything seemed OK. Really pleased with how it turned out.

Now for the cabinets... I can’t even begin to count how many NewAge cabinet configurations I measured. Since the inset is 2.5’ deep, I wanted the pro series on that side. It seemed like a waste to put 18” deep bold cabinets there. Luckily there was a sale on a 6pc pro set at Costco. So here are the first cabinets that have gone up. Also picked up a stainless steel sink to replace the plastic one that was previously there. Before installing the cabinets, I repainted the wall to make it a little more presentable.

I wanted deeper cabinets on top of the washer/dryer than just the standard wall cabinets. So I hung the base cabinets up above. The only issue is that 3 of the side locations need to be drilled so that everything can be bolted together. Finished it off with a wall cabinet above the sink.

So in the middle of the garage upgrades on the inside, we noticed some dry rot in the eaves of the roof. After consulting with a few roofing companies we decided to replace the entire section of the roof. The rest of the roof was replaced 6yrs ago so it was something we knew was coming eventually.

The roof over the garage is flat and was a standard torch down style previously. As I mentioned earlier the garage gets hot in the summer and the promise of cooler temps made us go with a pvc film type. Normally I wouldn’t get too excited about a roof that you can’t see from the ground but we’re seeing at least an 8deg drop in peak temperatures inside the garage!

It’s not pretty, but it’s effective.

It's been a lot of work since the last update, but I'm very happy with how the garage is turning out.

• Installed more electrical outlets along with a 14-50 plug for EV charging. Was also able to keep the unused dryer 10-30 outlet, so could charge 2 cars simultaneously.
• Hung the remaining cabinets and cut the bamboo worktop to fit in the corner.
• Drywall installed/repaired and painted.
• Repainted door to the house and installed new closer, hinges, and bottom threshold seal.
• Mounted TV

Pro cabinets over the washer/dryer and SS sink w/drywall fixed.



While I had the Pro cabinets over the washer/dryer, I felt limited on depth for the other wall. So I purchased the Bold 42" locker cabinet/project center from John(dittle).



With the locker sitting on the "curb" and mounted flush to the wall, the slope of the garage floor tilts the project center forward and sticks out in front of the cabinet. I've thought about either installing adapter plates for the casters to level the project center or ramp/s for it to roll onto. If anyone has run into this issue, I'd love to see what you came up with.



The corner got the Pro tool cabinet and 3' x 2' worktop with a wall cabinet above.



New electrical outlets on this wall. Going to put some slat wall above so can't hang my poster yet.

Installed a 16’ x 3’ section of FlowWall. Now there is lots of configuration options for hanging items up on the wall and off the floor.

Picked the hottest few days of the year over Labor Day weekend to work on the garage but got a lot done.

Decided to put up the 2nd 4’ x 8’ saferack so the overhead storage is complete.




Also finished installing the missing section of insulation in the ceiling. While The ceiling was still open I installed another fluorescent light and moved the existing one to balance the light output better. I was looking to upgrade them all to LED lights, but it would’ve required installing electrical boxes above each light. Sticking with the fluorescent lights was the easier/quicker/cheaper route so that made the decision easy.



Yes the color temp is different between the lights [emoji13] just wanted to use up the bulbs I had lying around.

The past year has flown by, but the garage has been great. Back in July, I finally just mounted the project center to the wall and rested it on the curb.

Also got a PHEV so picked up this juicebox for charging.

With the lack of wall space left over, the only place to hang my poster was in the corner. Hopefully will find some space to put some other wall art.

Got the idea to get a little momento of each of our cars, past and present, to decorate the garage with. Since I’m a Euro car snob, that meant a whole bunch of Euro plates and 1 JDM. With wall space at a premium, I decided to place them on the sides of the cabinets with magnetic tape.

Plenty of room to get some more cars!
