Spoke with the AEP engineer and I'm on the schedule for next week to have the new pole set and the lines moved, so the building should probably be 'done' (I'll still need to insulate, put in interior walls & a ceiling and finish the heating system as finances & time permit) the following week.

Just read your thread from the beginning and as I looked at the pictures, particularly the aerial photos, and read that you're close to Mid-Ohio and Clear Fork resevoir, I figured I had to chime in and say hello neighbor! Any chance that this is the structure I can just barely see going up driving on Bell Road?

If it is, I live within a 5 minute drive on Marion Avenue Road, down past the resevoir! I cut down Bell Road anytime I'm heading over to the south end of Lexington Springmill Road - I personally think this is some of the greatest land with the best views in our part of Richland County!

Sorry to hear of the builder issues - that plain stinks. I'd be interested in learning who the builder is sometime off-line as I've been occasionally watching the gallery here to get ideas for a couple projects I'm going to tackle in the next year or two.

Anxious to see the next steps and continue to watch the progress!

Hello neighbor!! Yes, that is the building that you can just barely see from Bell Road. I usually take Marion home from work when it isn't closed for construction. Definitely beautiful country over here, we were lucky to find this house. I'd be more than happy to talk to you off-line. Honestly, as just a straight-up builder the guy does excellent work and his rates are very attractive, he just not the most organized fellow. Knowing what I know now, I'd use him again, but I'd take on the general contractor role and just use him for the actual construction. You should see some significant progress after next week...feel free to stop by...

Hindsight is always a beautiful thing! My wife and I have been slowly renovating a mid-1800's farmhouse over the last 3.5 years. We sometimes joke that the next time we tackle blank (insert major project), it will be easier and we'll be more efficient knowing what we know now. Of course, our plan is to stay put in this place for many years!

I really want to learn more about your radiant flooring - what will be your heat/water source? We have two buildings that will get some attention soon. We are starting with an existing barn that will be primarliy dry storage, but also have a detached garage. The garage was built in the mid-60's and has a fuel oil furnace. My current plans are to expand the garage and create a dedicated shop area - I want to run radiant heat in any new concrete poured and eventually replace the F/O furnace - at this point, I'm self-educating about radiant heat every chance I get!

I would've liked to take on a project like that...nothing like the character (and quirks) of those old houses, but my wife wasn't on board for any major renovation projects. It will be a closed system with a tankless electric boiler. There was no reasonable way to get a water supply to the building and we're full-on electric back here. I'm trying to do some extra work so that I can hopefully get the boiler & pump in a few weeks. Wife & son decided to adopt a beagle from the animal shelter last week and she's already cost me almost enough to pay for that and I had to put new tires on the wife's truck...such is life.

Pole was set this afternoon, hopefully the line crew will be here tomorrow to swing the lines over.

Went home for lunch and the line crew had just finished up, so the lines are now moved and we're ready to get going again. Just waiting for a call back from the builder to let me know when he's going to get started.

Builder will be back on it on Monday morning, so I'll probably have a roof Monday evening. I'll definitely be in by winter. There'll still be work to be done like insulation & interior walls & ceiling and finishing the heating system. Entertaining building a 'loft' inside for an office away from the home office and buying some of the extra pallet racking that we have at work.

I picked up some pallet rack, some for free and some other thrown in with a different purchase. I plan on using it up in my loft area. If I didn't have the garage door in the back my loft could have been a nice size for an office (24x12). Still not bad as it is but I need it for storage. Scrambler tubs take up a lot of room :bounce:.

I wanted to put a garage door in the back, but that didn't work out with the build site. Scooted home at lunch time to let the dog out and all of the trusses were set. I'm sorting out the lighting now...I'm thinking of using the flourescents that I picked up a few weeks ago in the area for the future lift, then picking up some metal halides (probably only need two, four at the most) for the rest.

Thanks. When I got home for lunch today, they were done with the purlins and had most of the fan-fold insulation up on half of the roof...just might have a roof when I get home this evening.

A little better than half the roof is done. The builder said they'd finish it tomorrow and would have 1 or 2 walls done as well and that I should have the garage door folks come out on Friday. He expects to be done on Friday barring any weather delays. I moved the PEX out of the way of the siding and brought the service door down from the attached garage (bought a door on sale at Menards on Sunday) when I got home from work. I'm going to see if he can pick up the owner's Gradall after the weekend so that I can use it to move all of my **** down from the house (have to bring home a few pallets from work)...not looking forward to ******* half of it back up from the basement. I'll probably bring some pallet racking home this weekend as well.

Darn...rained out and probably won't be clear until Monday. Went home at lunch time and they had packed it in. They had to add another row of PTL board around the bottom and they got most of the north wall of siding up before they quit.

The rain is holding off so far today. I just got back from lunch and they had the roof done except for the ridge vent and were about halfway done with the siding on the south wall. They should be done with the south wall shortly, and they'll set the header for the 16x12 before they leave. I'm thinking they should have enough time to knock out at least one more wall. Getting ready to call the garage door guys to tell them to come on out.

Contract is finally signed and the builder has his second payment. I cut down a few small trees that would've interfered with the power lines to the building or would've grown over to touch the building/fallen on the building in a good storm. Brought home some skids & shrink wrap from work and skidded up a bunch of the boxes that were in the garage and down in the basement and ran them down to the building with the Gradall along with a couple of parts cabinets and other stuff that was on wheels. Builder expects to be done on Tuesday and have it inspected on Thursday.

Hehehe...you wanna see pics of stacks of boxes on skids? ;) Brought the last of the small stuff up from the basement and skidded it up last night (still have a hood, several sets of doors and a few other larger items down there). My wife has today off, so I probably won't go home for lunch, so next update & pics will be this evening (should have the rest of the siding done at the very least). Didn't hear back from the garage door guy, so I'll give him a call here in a bit. Spoke to the electrician yesterday and he's super busy, but said he'd try to get out Friday to finalize what I want to do and spec out what he needs to buy.

Hoped the builder would be a little further along, but he was short two guys. All but the last bit of interrnal bracing for the trusses is done, most of the front siding is done, and all of the front trim is done. He said it may run over into Wednesday, but I think he should be done tomorrow (Tuesday). Overhead doors will be installed later in the week. I'll probably move the next skid that I loaded up down tomorrow evening and load up one more skid to move.

Lunch time report: The front is done except for the trim on the north corner (they still need to put a strip of siding on the north wall at that corner), the ridge vent was sitting up on the roof like they're planning to install it, and they were about a fourth of the way across the back wall with siding. I have a feeling they'll be back for at least a half day tomorrow. Updated pics when I get home this evening.

Got home at lunch time and they were starting to clean up & load up while one guy worked on the roof vent...he was finishing up just as I left to head back to work and the overhead door guy pulled up, so I should have doors when I get home this evening.

Doors are done. Got home for lunch right before the inspector left...he flagged it for not having diagonal bracing in the corners and I noticed that they forgot to run a course of screws in the siding just to the left of the 16x12 and need another nail or two in the trim there too, so the builder will be back tomorrow to take care of those items. The electrician should be by tomorrow too.

Electrican was a no show. Going to give him a call today to find out what's going on (I've *never* been so busy that I blew off a job...you could be sitting home with nothing to do and no money next month). The builder took care of the missing nails & screws and put in the braces that the inspector requested (looks like **** as I expected, they'll come down when I can afford to finish the inside walls) and of course one of them is in the way of where the panel was going to go. I moved most of the rest of my stuff down from the house over the weekend and put a lockset on the man door. When I was in Menards buying the lockset, I noticed that they carry the Hydro-Shark boilers and the pricing was quite attractive, so I may just buy my boiler there instead of ordering it online. I think I might be able to swing completion of the heating system before winter sets in, and I'll just insulate and put up walls as I have the cash.

Great to hear bud!! Also as an FYI, I also know Menards honors competitors coupons.. ;) so the 10% Lowes coupons found in the USPS moving packs are a must get before any sizable purchase there!! ;) esp for the electic boiler, pump, expansion tank etc buddy!!

Thanks for the tip, I'll definitely be taking advantage of that. Electrician will be out on Friday afternoon to figure out what we need and I should have the meter base (scored off Ebay for $30) and metal halide lights (scored off Ebay for $50 apiece...they're the square ones that you see on the canopies at gas stations) and double pole wall switches before then. He said he'll probably install that weekend. If all goes well I'll get my final inspection the following week and then call AEP in to hook up service.

Thanks Truck. If I still lived in IL or NJ, I would have done it myself...I could've used that $8k+ that the builder got for other things. Spent most of the afternoon out there today. Mounted the primary boxes for each of my 5 receptacle circuits (just putting those 5 GFCI's in for inspection, I'll string more off of them afterwards) and the boxes for the light switches and mounted the main panel (had to temporarily pop a couple of braces loose...the builder only put one nail in each end since he knew I'd be pulling them out eventually). Also put in a temporary cinder block pad in front of the man door (was getting tired of stepping out downhill into mud) and dug trenches for the cables (RG6, CAT5e, Cat3) between the building and woods and house and woods (I'll just leave the conduit above ground at the edge of the woods for now...that's about 200' of digging to do the whole thing, as it is I did about 50'). Laid out 200' of the Cat5e & Cat3 in the building and will add the RG6 which I left a spool of at work (the oddball stuff that comes in sometimes...) this week and get that run and the trenches filled back in. Need to re-stack one of my skids of boxes...the whole thing fell over intact minus the skid with the shrink wrap still around it. Have to check with the owner to see if I can borrow the man lift too for hanging the lights.

The four metal halide cnopy lights arrived yesterday, unfortunately the seller didn't screw the cover shut on one of them, so the reflector popped loose and broke the bulb on that one. I started cleaning them up last night and tested one of the units with two of the bulbs (they were wired for 120, not 240, so I just cut the end off of a computer power cord and spliced it in). Man, these things are bright. The seller of the meter base noticed that one of the jaws was broken when they went to pack it, so that deal is off and I'll have to grab something from Menards, etc

Swung by Menards after work last night and returned about $40 worth of stuff that I didn't need (hate buying stuff that I know I have packed in a box somewhere, luckily I stumbled across a few items); picked up a flourescent dawn-to-dusk light for the man door and a roll of 8-3 for my welder circuits, then stopped at Home Depot on the way down the street and picked up the meter base and a new tubing cutter (messed mine up cutting stainless). The owner OK'd me borrowing the man lift from work, so we'll see what the electrician has to say tomorrow.
