So the wife and I should be closing on our second house this week or early next week. My current place has been scabbed together as I went and I have most of my requirements figured out by now. Also, having a garage that was barely 300 sq ft sucked. I was really hoping to find a 3 car, but we found a house that works and the garage is a two car plus. It's roughly 450 sq ft, so about 50% bigger than what I have right now. Plasma tables eat up a ton of footage...

The one big bummer is that the garage floor is cracked and lifted beyond repair. I was hoping to just come in and epoxy the floor and move my stuff in, but it looks like instead of that, I get the have the floor re-poured. Good thing my wife works in construction.

So, as soon as I get keys, we are having a concrete guy come in and remove the old floor, over-ex about 2 inches of fill, then repour with a vapor barrier and re-bar. I was hoping to epoxy the floor before I moved in, but looking at info, it seems you need about 30 days for the concrete to cure, which I won't have, so it will have to be done at another time.

I will also be re-doing all the electrical. My buddy is an electrician and will be installing a new 200A panel in the house and pulling a 100A sub to the garage for me, with plenty of 220V and 110V along with a 3 phase circuit off of a phase converter for my equipment.

I will also be installing drywall and painting, running lines for compressed air, using a couple HF 44" boxes for a bench build.

The action starts once I get keys. I have a rough layout of where most of the stuff will go. Stay tuned.

The house was built in '56. The house itself has a raised foundation and is actually in Tustin. I live in Orange right now. Our current house is sold, but we negotiated a rent back until May 31st. Should be able to just crack the floor out back to the stem walls and re-pour.

Rustin in Tustin, I lived in North Tustin during High School, house backed up to Foothill High. Any idea how the floor ended up like that and could it happen again?

Not a clue. Looks like it has moved for quite some time, as there are some old, very crappy patches. The concrete guy didn't seem too concerned about it happening again the way he was going to redo it. He seemed to know his stuff and the company my wife works for is very particular about their subs.

Away we go. Here is the front of the house.



Tearing everything back to the studs. Should have got some before pics, but didn't think about it until after. I did find an entire rat skeleton, complete from head to tail. Must have been there a while.



Old floor coming out. Guys had it done in about two hours.



They took out an extra 2-3" of dirt, then came in with a little sand, 10 mil vapar barrier, more sand, then 1/2" rebar.

I got a lot of work ahead of me. My garage is essentially all jammed in the middle until I can finish the walls, but oh man, an extra 50% of space is nice.

Eh? What are you talking about? It's not slumped. It may be the angle, or the fact that I took the pics with my iphone. It was poured on a Wed and I started moving equipment on that Friday. Didn't have a choice since we have to be out of our other place and I wasn't moving all that stuff twice.

Cool mid century ranch, is that a Cliff May house? I'm an architecture junkie, especially for that period. It looks like a pretty generous garage space, especially for that era, and a great blank canvas for you.

Looking forward to seeing what this space ends up like! If it's not too much could you PM how much you budgeted for a new slab in the garage? I am in that boat right now with my garage and its roughly the same sq footage.

Good looking concrete work (but what do I know). Do you work out of your garage or do you have an interesting hobby?

Some hobby, some side work. I also run a 4x8 cnc plasma table that hasn't been moved yet.


Cool mid century ranch, is that a Cliff May house? I'm an architecture junkie, especially for that period. It looks like a pretty generous garage space, especially for that era, and a great blank canvas for you.

Not sure on the type of house. It's a great garage space. I really wanted a three car, but this was a great compromise.

Slowly, but uh, somewhat surely. My kid turns 1 in July and we are having a party on the 12th, so of course the wife wants the inside of the house done. That means the garage gets put on the back burner. I hired a friend hang the drywall for me so I could double up and get stuff done inside the house. At least I got to painting this weekend. Finished up the initial part Friday. Should be able to tape and paint the red stripe tomorrow. Next up will be buying lighting.

All I can say is moving/unboxing *****. My new place is definitely better, but it's taking time to get everything sorted. Finished the walls and paint. Starting to get the new HF boxes loaded. Nice having more than just the Craftsman box that was bursting at the seams. Hopefully get some more done tomorrow and this weekend. Electrical is scheduled for the 17th. I really want to epoxy the floor, but dread having to drag everything out to do it when the time comes. As it sits now:

Looking good Kaz. Did you paint the overhead white, or was that there when you moved in? I've thought of painting mine but I knw its get expensive be use I'd have to use Killz or something to keep takin staining from coming through. I think it really lightens up the space.

I had the overhead painted white. One of my friends is a painter, so I paid her to do it for me. Just bought a 5 gallon bucket of swiss coffee and she came and sprayed it. Then I painted the walls, did the grey and the stripe. Even though it seeped up a lot of the paint and doesn't look perfect, IMO it is really worth it. Much brighter, as I have minimal lighting right now and just looks much more finished. Not to mention it's a bit cheerier.

Feels 100% better now that I got the lathe and the mill moved. Next up is some storage. Put up some temp shelving to get some stuff out of the way until I decide what I want to do.

Thanks. I was considering using a light tan to minimize how stains coming through would look, but white or off white would look best. The hard part for me will be covering every thing!

I think it looks fine with white. If you really wanted to, you could hit it with primer first, but I really think the white makes it pop. I pretty much paint everything in my house that's white with swiss coffee, so I never have to worry about matching colors. Plus I had some extra partial gallons she was able to mix in and spray. It was worth paying to have it done. She came in and sprayed everything for like $250, covered and did all that. Took a couple hours, but I was able to spend the time getting other stuff done. I didn't have to mask or get any supplies and didn't have to rent a sprayer.

I've got an airless sprayer but my rafters, etc are covered in dust. D have to do a minimal prep, blow them off I supoose. I agree on picking one off white color and sticking with it.

WOW, the floor looks great! I am SUPER jealous of all the equipment!! Is there room on the lot to build a garage for vehicles?

This is Socal, haha, I have room on my lot for my house and my pool. In all seriousness, our lot is about 9000 sq ft and is relatively large without being in the $1M+ houses in OC. Lot size is one of the main reasons I really wanted to move to Tustin. I would like to get a car to play with at some point again. I liked my 70 Porsche because it was so small. We do have room to do an addition, so if that happens then hopefully, the garage will get a little space. I would also like to get the washer and dryer our of their at some point, which would free up quite a bit of room.

I know :(. I was bummed when I realized I wasn't going to have time for concrete to cure in order to epoxy before move in. The garage has been a disaster. Moving a full garage shop is quite the project. Small things like explaining to friends that even though the vise weighs 100lbs, please don't drop it because it might break.

Definitely helps finding reputable contractors. For anyone in the area, her company does a majority of their business with the Irvine Co. You can imagine they are sticklers for how jobs get done...

Wow, you got some SERIOUS toys in the garage there! :) I visit LA pretty often, like once every 6 weeks or so. I'd love to stop by and check out your garage some time. Cool stuff you got going on there! Oh, and I like the stripe!
