Hello! Looking to build a detached garage here in Houston, Tx. We have a rendering done for a 24x30 (largest we can accommodate with our easement). I've been perusing GJ for a few weeks and have gone down some awesome rabbit holes on people's project.

The rendering does help give a sense of how big it is, but hoping to get some real life pictures or threads of something similar. The rendering is for 24x30 garage with 8' ceilings. However, I am planning to make it 9' which eats into my attic storage a bit. We are trying to keep the roof line similar to the house.

Any help is appreciated! Thanks!

I had a 24x32 at my previous house with two single wide doors. We parked our cars in that garage and I had a shop at the far end. I like the two single doors.
Our current house has a 30x24 with a single 16' wide door on the 30 foot wall. I wish we would've gotten two 8' or 9' doors instead to make it easier to park two vehicles side by side.

Thanks for the feed back! We were deciding between having a 16' wide door or two single doors as well. After some research and talking to our neighbors that had 2 single doors we decided that'd fit best. Our drive way will be pretty long (roughly 80ft) so parking outside wouldn't be too much of an issue.

Was also thinking about having a carport leading up to the garage, but it would block our laundry room window as well as

Here's a rendering of what it would look like outside.

If you change your mind and go back to a single, do a 18'. The 2' difference makes a worth of difference.

Hope it helps and good luck with your garage. Where in Houston are you. I grew u in Stafford Area, off Memorial Drive. Went to High School in Spring for a year.

We are in Spring Branch, pretty close to that IKEA. What a small world, I have a bunch of friends that live in Sugar Land. I didn't know Memorial Drive went that far down southwest. Or did you mean Stratford High School.?

I'll think about that some more. One of the pros I listed for doing a single door, was I'd have wall storage that wouldn't be eaten up if we had the 2 single doors instead. Thank you.

Can you go two story?

Sent from my SM-S320VL using Tapatalk

Originally that was the plan, to build a 2 story garage for a MIL suite apt, however it's against it's against the HOA. The HOA seems pretty laxed here as long as you don't build something ugly they are cool with it. (There are a couple of houses in the neighborhood a 2 story garage when we drove around). After more research and rendering it didn't look right being higher than the house's roofline. We have a 1 story ranch style home. The detached garage will only have power ran to it. Since building an apt on top would've been basically building a small house it proved to be cost prohibitive with the extra code and permit requirements. We are currently working on getting the permits for this garage.

Oh yeah! Forgot to mention my wife and I visited Seattle last November. Our last big trip before Covid happened. It was sunshine 90% of the time we were there. I think we got really lucky. Seattle is a lovely city. We mainly explored with the City Pass since it was our first time but thoroughly enjoyed everything the city had to offer. That boat tour of the bay was probably my favorite, getting to see the dry dock and shipyard was fascinating.

Have you checked with lumber yards in your area? I bought a 24X30 kit from a local yard(Dixieline) Everything you need to build on your slab delivered. They offered 24wX24,30, or 36.

I'm having a 30x24 built this summer. We are using 30' attic trusses with a 10/12 pitch so we have a 14-6 x24 room up top and everything looks proportional to the house

Funny - I started looking for my garage build thread and realized i posted the majority of that on the Chevelle Forum I am on. You can check it out here:

Sadly, I also realized how much I miss that garage. We bought a new house last summer and now I just have a standard attached 2-car garage with no room to build on our lot :(...

Can’t help you specifically, but I have a 25x30 detached metal building in my back yard. I’m close to you off Westview and Hillendahl. Tried to buy a house off Northampton, but timing didn’t work out.

No, no, no. Do a single 16-18 ft door. It is SO much easier to deal w/ a utility trailer, a wider vehicle etc. Know why people knock side mirrors off cars? Because they are looking back and forth left and right but somehow when they are looking left the right mirror hits. W/ a wide single door each car only has to worry about one side of the opening. Even at just 24 wide it's easy to pull cars in at a slight angle to spread them apart and make door opening less of a worry. I suspect you will have a man door on that left wall to get to the breezeway. So your wife gets the prime left side and has room to open her car door. You park on the right but pull in at an angle toward the right. Now you can open your door too. So, so much easier w/ a single wide door.

Thanks CraigStu, didn't think about pulling out (haha) part. First thought was pulling in would be a cinch. Now that you mentioned, a single door would take up less ceiling space with the motor and mounts. Yep, we'll have a man door on the left side that leads to the patio. I,m not sure what we're thinking qualifies as a breeze way, but the overhang of the garage roof will be on top of the main house a little.

Hello fellow SBDer (Spring Branch District-er, not sure if that's a thing). We were looking over in Spring Valley at first where it sounds like you reside now, and that was cost prohibitive. Very nice area and close to town too! that's what drew us to the area. Then we ventured a little east where you were looking Afton Village, but couldn't find what we wanted. We're planning on staying in the house for 10+ years and wanted to make it our own, so we knew we had to find a fixer-upper. Good sized lots in Afton Village, and zoned to Memorial High School.

Thanks dmc, great garage you got there. Neat site! Sorry to hear abotu your garage loss. On the bright side you have a garage :) We currently don't have one, as we converted ours to a new master suite.

Sweet! Are you going to start a garage build thread? I would definitely subscribe. Reading all these garage build threads makes me want to try to build myself. I am by no means a pro, but I'd like to consider myself handsy, er handy!

Howdy Bobf! Have not talked to a lumber yard about a kit yet. We're still working on getting permits, and in order to do so the city requires site plan, and detailed drawings etc. Also going to get a materials list so we can send it to lumber yard. Downside of living close to downtown, permit for everything. Like everyone here on GJ we'd like to keep cost down, and plan on doing a shell first and then figure out what we want to do inside. Will definitely look into that as well.

Appreciate all the great feed back from everyone!

NO WAY!! I did mean Stratford - Fingers faster than my brain. We lived on Twisted Oak and the back yard opened up to Buffalo Bayou. So many snakes and bugs! I went to Meadow Wood Elementary. Spent weekends in Sugarland/First Colony riding BMX bikes back in the day.

It is a small world!

We are in City of Houston, about 5 houses outside of Spring Valley. We are in Monarch Oaks neighborhood which has no HOA which is how the metal building made its way into backyard. If you need perspective of 25x30 I’m happy to show it to you. I have an early Bronco project and a 3/4 ton dodge diesel donor truck for another project in the building currently. I like your area a lot and we looked at several houses there. Close in as you say but kind of hidden.

Haha all good man! Sounds like a dream neighborhood for a childhood! We were looking in that area too. Closer to Nottingham Elementary. Not sure if you've been back lately, but Harvey flooded everything from the bayou up to River Forest Dr. The neighborhood itself is really nice. We put in an offer for a home, however we did not get it. Blessing in disguise because the street was 3 streets north of where it flooded. Would've been anxious having to worry about every heavy rain and hurricane season.

Finished reading through your build post! Man! I totally feel your pain with a GC. We had one for our home renovation. For the detached garage, I'm planning on finding my own sub contractors and pitching in where I can, which is probably manual labor haha.

We're over by H-Mart off, a little further west than you. I'll probably take you up on that offer! I've really enjoyed the area so far. The access to B8, 290, and I-10 is great. They're planning a lot of updates for Longpoint so that'll be interesting.

Building similar but a little bigger. Going with a single door, for possible resale options or if I get one, it’s mind blowing how many people own boats in Phx!

Double doors look nice, fancier perhaps. But the huge wide opening of a 16' door sure is nice. I put a 7x16 door on my 24x28 shop, with a 3' man door as well. Also, only two OH door track sets versus four, only one OH door opener versus two, if that is part of the plan. I wish I had gone the extra four feet deeper overall, and built mine 24x32. The extra four feet at the back is quite a lot after you park two vehicles in the garage. If you consider common car lengths as 16' to 18' or a common pickup truck is 18' to 20', my 24x28 allows over 7'-6" in front of a pickup. But had I built four feet deeper I'd have almost 12' deep x 24' wide work area in front of a 20' long pickup truck.

My garage is 24x30. Never considered the double doors to avoid a barrier in the opening.
