Thanks Ric it was only -15 today so I didn’t bother turning the heaters on in the garage... 6 hours put there, just kept busy and didn’t feel cold. Compared to -40 it really feels warm now!!

Going to get this workbench tmrw for $25, the guy said bring a few friends this thing is heavy and he has a bad back and can’t help load it... You guys know me well enough that I will load it by myself while he scratches his head lol! I just laughed and said oh yeah don’t worry super strong! Lol 150 pounds of solid muscle [emoji23]
Cool. Be careful. My table, about that size, weighs 320#. That's still waay too cold for me. Now that the days are getting longer, it should be nice there in what, 5 months or so, lol.

Sometimes you land a good deal...This 1995 S-10 truck was for sale for $1000, I went to look at it and the owner could not get it to start. It started with a boost so I bought it for $200 and got a free tow with AMA to my friends shop. I noticed in the glovebox this booklet for a GM remanufactured engine with the receipt inside and warantee papers saying it was done 29,000 KM ago! Replaced the alternator and it drives great... The 4.3 litre V6 runs great, 5 speed Manual trans shifts good, good brakes etc. Just needs a bit of TLC and will be an easy flip.

I think I need to tear down this whole front fence and re do it. The last renter built it using a level... that doesn’t work on a slope obviously. WOW! Oh and he painted half of each post black and stained just one side of the fence...

We have some snow!

By tear down, you mean just drive over it with the truck, right? :3gears:

The latest scores... sold a few other flips. Been nice around here!

1995 Polaris scrambler 4x4 is a 2 stroke 400, all suped up and it flies!

2003 Chevy Tahoe fully loaded with leather, heated, etc. Well optioned for towing with the towing package, z71, 4.10 gears, and 5.3 litre LS engine.

Making do with what I have part 2!

Super excited to see this new house come together, we love our current house however this one is really going to be super big upgrade and increase the quality time for us. 2200 square feet plus a huge basement that we will finish as well.

Garage is 35 feet wide, 41 feet deep on the 3rd bay, 23 feet deep at its shortest bay.

Married in our mid 30s, two boys, looking forward to the next chapter of "Making do with what I have!" for part one see the link in my signature.

Re: Making do with what I have part 2!

Here is a quick sketch up of the layout. On the right bay my car hauler trailer will be parked tight to the wall with my 75 Buick Regal on it. In the center bay the mini van. And where all the action happens will be in the 3rd bay. 41 feet deep, so much room for activities! Plus in front of the garage we are going from a scant 450 square feet of driveway to 950 square feet plus on street parking for two! My daily driver truck and my beater Tahoe will be parked outside in front of the right and left bays leaving the mini van free access at all times in and out.

11 foot tall ceiling height throughout the whole garage except about 10 feet into the garage where a beam lowers to 10 feet. So 10 feet in and past is the full 11 feet.

Features of the new garage are:

-2X6 Stud
-Rocksul insulation
-Drywalled and painted
-Huge natural gas heater
-Extra rebar
-6 inch concrete with full grade beams
-1 foot deep by 2 foot wide support grade beam added where 2 post lift can be added later
-2 floor drains
-Professional Epoxy floor coating done ASAP
-Hot and Cold water
-Commercial electric pressure washer built in with 100 foot hose
-2 sets of 220V
-Huge lighting package

The first pic shows the day to day parking scheme and the second is my plan for a future 2 post lift. This is where I had the extra concrete added. I know it looks tight and it will be. My Buick is 6.5 feet wide and that area is 12 feet wide, so 11.5 inside. If I could have I would have built a 60x80 foot shop, but I need to stay married so I needed to work with this. My better half and I designed the layout making tons of changes from an existing plan, it has been a lot of work so far, but it will be even more work to get it all finished up how we want it. The new house is in the same neighbourhood as the current house, and this just barely fit on the largest lot we could buy.

I guess thats about it.

Sweet! I love the floor plan. I may be hitting you up for better image files to show my wife. Right now I'm still wanting to stay smaller, but 2400sq ft is about the biggest sized house I would want. 2200sqft is just about the size of our current house including the finished area of the basement.

Little demo on the setup under the bench in the cube. The idea is a clever way to secure stuff under the bench.. not many thieves would think of jacking up under a cabinet to open it. It appears to have side swinging doors but is actually a flip down solid door.

Today I Finished up the siding above the covered patio...

Also added a storage place for givens and takes etc in the cube.

Did they give you a "ballpark" time frame from start to completion? Be sure to post pictures, we like pictures.

We will move in in the spring time, they may not break ground till later in the summer but it won’t be a big rush. They will have plenty of time to meet our move in date.... don’t worry about lots of pics, checkout my thread below and you will see about 10,000 pics of the past 5 years of progress.

Great to hear Sean, congrats on getting this much closer to your goal. I'll be subscribing and following along. One small thing that stuck out to me was only having 2-220V outlets though. Air compressor, welder, lift, all of those would require 220 not to mention if you have a plasma cutter, mill, lathe if any of those are in your future it wouldn't be a bad idea to wire in a couple of other outlets as well. My $0.02 of free advice.

Good idea! It’s WAY less $ now vs later to do upgrades.
