Re: Making do with what I have part 2!
Here is a quick sketch up of the layout. On the right bay my car hauler trailer will be parked tight to the wall with my 75 Buick Regal on it. In the center bay the mini van. And where all the action happens will be in the 3rd bay. 41 feet deep, so much room for activities! Plus in front of the garage we are going from a scant 450 square feet of driveway to 950 square feet plus on street parking for two! My daily driver truck and my beater Tahoe will be parked outside in front of the right and left bays leaving the mini van free access at all times in and out.
11 foot tall ceiling height throughout the whole garage except about 10 feet into the garage where a beam lowers to 10 feet. So 10 feet in and past is the full 11 feet.
Features of the new garage are:
-2X6 Stud
-Rocksul insulation
-Drywalled and painted
-Huge natural gas heater
-Extra rebar
-6 inch concrete with full grade beams
-1 foot deep by 2 foot wide support grade beam added where 2 post lift can be added later
-2 floor drains
-Professional Epoxy floor coating done ASAP
-Hot and Cold water
-Commercial electric pressure washer built in with 100 foot hose
-2 sets of 220V
-Huge lighting package
The first pic shows the day to day parking scheme and the second is my plan for a future 2 post lift. This is where I had the extra concrete added. I know it looks tight and it will be. My Buick is 6.5 feet wide and that area is 12 feet wide, so 11.5 inside. If I could have I would have built a 60x80 foot shop, but I need to stay married so I needed to work with this. My better half and I designed the layout making tons of changes from an existing plan, it has been a lot of work so far, but it will be even more work to get it all finished up how we want it. The new house is in the same neighbourhood as the current house, and this just barely fit on the largest lot we could buy.
I guess thats about it.
