SEAN: it appears the real estate market has finally cooled down a bit, but there are still buyers out there so here's a prayer one finds you and buys your old home so you can move!!

also I just moved out of a shop that i leased the last 8 years that become more storage than workspace and it took me about a year to move so get your stuff you won't use in the near future packed and labeled so you can find it when you do move cause even taking that long to move i'm still looking for stuff i know I own that is SOMEWHERE.

Still up in the air! 4 days until they are allowed to list our dream house for sale! All my stuff is in storage, lift, cars, tools. Praying for a quick sale!

Does this mean you are selling the dream house or still hoping the current house sells so you can move into the dream house?

The house that we had built we only had a deposit on so the builder is going to try to sell the house starting next week if we do not have a deal to sell the current house. We had an offer come in today so I hope we can iron out the deal and keep the new house. Super frustrating.

To make matters worse I lost a lot of money selling the little house, so it's just been very stressful.

Keep up the positive thoughts, we need them!!!!

SEAN: I can barely recall all the stress of dealing with nice people in your exact situation cause I helped hundreds if not a couple thousand people buy and sell properties. so I hope all your ducks get in a row and you keep moving forward soon.

All I can say is good luck, we had our last place listed for right at 5 months with a realtor and in the end I was the one to find the buyer and make the deal.

I bet the stress level in your household will go down immensely now and even more in a few months once you are totally moved in.

How deep is the far left bay?

Gorgeous house.....and great garage.:beer:

Will try to find old pics. New phone. The 3rd bay is 42 foot deep. 11.5’ ceiling at it’s lowest point. It works out to just under 1200 square feet. Bought the epoxy today, borrowing a Hilti dustless floor grinder from my work. Will still wear a respirator.

My neighbors!!! Yes the two families on either side are both amazing! The one fellow has two Camaro project cars. And the other side the guy is get this!!!! A turbo muscle car builder! He’s a journeyman welder and he’s got a twin turbo 72 Chevelle!!! We hang out already even though I haven’t moved in!

Yes the plan is to mount the 4 post lift roughly half way down the depth of the 3rd bay. That way I will have room to work around the front of the lift. And I will also be able to leave the lift in the raised position with my Buick on there and back my truck into that bay under the lift. The cab of the truck will come up to the front of the lift and the box will be under it. This allows for 4 vehicle parking in the garage in the winter. The only downside to this setup is that with a car on the lift in the down position it will be almost impossible to walk past the vehicle. But there is a man door in that area to use for access. It’s just the best arrangement I could think of. Everything is a trade off.

Surprisingly the back yard is quite big. 30% larger than my last place. It’s a pie shaped lot so wide back yard. But still not a large area to maintain. Lots of parks and trails around to utilize.

Another great thing is that there is no sidewalk so it’s an extra 7 feet of parking space. At the old house I could barely fit my truck in the driveway without it overhanging onto the curb.

SEAN: after selling homes and properties for almost 30 years I think the best way to purchase property is NEIGHBORS, NEIGHBORS, NEIGHBORS that is above the common thinking that LOCATION, LOCATION, LOCATION is the top reason.

sounds like you are off and running and i'm happy for you.

keep working on the storage and garage plans as it's empty cause once you start putting stuff in it the process gets way harder.

Hi guys, now that things are finally moving forward I need to solve a few problems! So the garage door on my 3rd bay is super low. I tried to convince the builder that it needed to be AS HIGH as possible but here is the result!

So, moving on. I'm thinking that I need to switch to a side mounted motor assembly, raise the track to the roof and switch to a side mounted door motor...

Any suggestions? Any input? Looking got a name brand for a garage door opener that mounts out of the way on the side... And also looking for input on how easy it will be to re-route the track up to the ceiling. :beer:

Great place Sean and a fantastic garage space! And great to see the family enjoying it and getting involved. I agree with drivesitfar, it's not about location, it's about neighbours (english spelling!) and we are blessed with great neighbours either side of us. Sean, I went with a Liftmaster 8500 side mount on my 16x9. Only issue has been for wall mounted opener which I am in the process of updating to the newest and top of the line version. Also going with keyfob openers so neither of us have the openers in our vehicle if ever broken into.

Think I got mine at overheaddoorparts.ca out of Kelowna. The price included free shipping.
