Had some great progress today, all walls up, the 10ft ceilings are great for the regular part of the garage and the scissor trusses will give me the height I need for the lifts

Roof tomorrow and hopefully the slab this weekend - hate I won't be home to see it. But my dad will get pictures

No snow this weekend but we did get rain and very cold on Saturday - contractor made some progress - roof on and doors framed - hopefully a slab tomorrow

Some updates finally - I had business travel and life keeping me from updating.

But at this point the siding is completed, it was more yellow than i had anticipated but I think it still looks nice. I will be adding a brick career to the front once this contractor is done, he was too pricey but I had him build with a brick ledge for future planning

The electrical went in while I was gone, several items did not go as I had planned some can be easily fixed and some I'll live with. The builder is super to deal with and promises to fix quickly

- 200 amp panel was installed on the wrong side of the man door. I had preferred behind the door in the 4 ft space which ends up as dead space due to size and location but it was installed on the opposite side. This also puts the meter in a place less aesthetically pleasing as well. But it's installed and tough to change so I'll leave it be

- they wired for a hanging garage door opener, but I'm going with a side mounted LiftMaster on the large door.

- they wired for one light over each door but I asked for two over the big door

On the plus side the back driveway slope came out much better than I had expected - will need some landscaping on the sides to visually improve. The floor was done very well with the 48" float - it's smooth and shiny like the floors at Lowes lol. They marked the block wall well for me so I would remember exactly where the 4' wide trough is with 10" deep concrete footer for lift. They also used 3500psi concrete instead of the normal 3000

So I'm currently stuck in Inspection limbo or hell! The county inspectors around here in Mecklenburg county are difficult and frankly overworked. On the main street from mine alone there are over 48 homes being built in 3 new neighborhoods so I imagine a lot of inspections being done.

We have passed our rough electrical yesterday but the LVL papers and the engineering report on the compaction test were not in the job packet so that frame inspection was held up.

That being said we lost 2 weeks while the inspector threw a hissy fit over who called in the inspection request and when. But we got the thumbs up to move forward with things to the final inspection. Next up is OSB ceiling, lighting, power company to run line from pole to energize when final inspection is done.

One snag was the framer framed the rear door as a 9x8 but it was supposed to be 9x7 - I was intending to steal the 9x7 door from the back of the house where the original garage is, but with this mistake the builder is making it right and getting me a right sized door at his cost only - Thanks guys

I'm on to figuring out which 2 post lift I'm going to install and if I am going to install it myself. I'm also trying to decide on floor covering - I've been living in the Flooring forum for the past week and learning everything I can - this will be a working garage and I'm leaning towards just sealing the floor and polycoating heavily versus epoxy.

opinions? on either the Lift or the floor coating - it's 1100 sq ft so I'm trying to keep costs way down but keep the floor clean of stains etc

I've had my share of Inspector/Inspection woes, as well. Have you looked into acid stains? Nice progress!

Hey Rare - I'm using a group called " The Garage Guys " they are part of Cdbuilders from Rock Hill actually. I live right on the stateline - by Tega Cay ( Zoar rd and Youngblood )

They have been great to work with and very personable - I felt the price was very good an inline with everyone. The quality of the build has been great - not sure they love me being right here onsite everyday ( I work from home ) but it keep people honest etc.

I did my floor with acid stain. It was fairly easy to do and the results are very cool, depending how creative you want to get with it. Here's mine:

I actually called them about adding a third bay on my existing garage. I got one call back from an estimator and never heard from them again after that. Just as well, we are building a different house now on more property so that I can put up a stand alone 2 bay just for the workshop.

sorry to hear you had that experience - they came right out first call and I've had no issues working with them at all.

Sure, I'll PM you when it's done - they were telling me it would be finished before t-day but with the 2 week delay on the inspection I wonder if they'll still make it

Love the old power wagon. We had an old faded red one when I was a kid in the 70's. Pretty sure it was a 64 with 4 head lights and the small rear window like yours. I would love to have one, but they just don't exist here in the land of road salt. 4x4 with an 8 foot box.

Yes, I did it myself. I used two different colors and two pump sprayers. I used Legacy Industries acrylic sealer as a top coat.

Yea! Finally to the point I can put one of my cars inside. Got a punch list two arms long but I have two of the three doors installed and the OSB ceiling in.

Next is to complete electrical final, install lights, final grade around foundation and driveway. Last door is something called a roof pitch door - over the lift Bay Area I used scissored trusses and instead of a high lift track we needed a 6 pitch roof pitch track which may take a week or so to arrive.

Looking nice, if you dont mind me asking, what is the round about figure on the build. I want to build a 18X25 next year but after seeing so many nice garages here I might have to wait another 2 yrs. I'm doing 90% of the work myself but I know I am grossly understating material costs.

Folks would like feedback on the choice of OSB for the ceiling, first I know it isn't smooth and elegant but this is a working garage not a show hall. Second what's the best way to paint it? Spray? Roller? Latex? Sealer / primer?

Eventually the walls will be insulated and covered, likely with a less rough OSB I found at Lowes but I wanted to run additional electrical and such after inspection

I haven't stopped in for a while and it looks like you have made a lot of progress Willy, the place is looking great. Would of been good to be there to watch those trees drop, looks like you need to have a couple of bbq's to use some of that timber.

40K, wow I better up my savings for this. I think by doing most of the work myself I should be able to cut the labor cost by 80%, electiricty and I are not friends.

Yardy - a lot of cost was in the demo of the old 35x35 parking pad and the full for the deeper than expected foundation

An update - the doors were finished today, two 9x8 doors and a 18x8. The 9x8 in the lift Bay Area had to follow the roof pitch - which was a 6 pitch. They installed the track and door today I think it came out well.



Next up is electrical which is scheduled to be completed Friday. I have given them a short punch list : gutters, final grade around foundation, door jam corrected and several other small items. Then the driveway to be done. Hopefully in the next week or so.

I have a long list growing on my whiteboard to get started on as soon as they finish and turn it over to me:

- paint ceiling
- insulate / sheet walls / paint
- install Derek Weaver 10k 2 post lift
- fab small closet and sound insulate for compressor
- deal with floor - haven't decided yet
- move in

List goes on lol

So electrical has been completed and I'm just waiting on final inspection for Duke Energy to then run the line to energize the panel.

Went with 3 large 1 small of these Dark Sky exterior lights and 6 of the 4 bulb flush mount shop lights to start with.
