My wife and her family are from 40ish miles west of Pittsburgh, just across the Ohio River in East Liverpool, OH. Gotta be something along Rt. 30 between there and the airport that fits the bill.

Between Beaver, Blackhawk, etc are some decent areas with decent places to choose from...

Very interesting.
I am actually moving AWAY from the Pittsburgh area (Economy/Baden/Ambridge area) to Indiana and have my house on the market of sale. 3 year old house with 5 car garage fully insulated and heated with 4100 square foot house and full basement on 9 acres with all public utilities. But it's a bit more than your budget, $449k.

My wife is from that area. Born in Indiana, PA, lived in Clymer, Dixonville, Barr-Slope, and finally up to Erie, before her family moved to Michigan. That area is quite poor, but that should mean good things for somebody that wants to start over building everything. And it's quite beautiful there. But I agree Pittsburgh proper is NOT a place I would want to live. A cousin built his home in Commodore, and it was quite inexpensive at the time, years ago. Believe that to be about 40 miles NE of Pittsburgh.
