My 30x40x12 progress

Well today my building is being delivered and it's time to start my thread so everyone can follow along, if they choose. This has been a dream of mine for a very long time and I am very much looking forward to it. Its 30x40x12 with 4/12 pitch, 18x10 insulated garage door, 36" walkthrough,and 5- 30x36 single hung windows. It will eventually have a bathroom with toliet, sink, and be completely finished with a hoist. For now it is just going to be put up with the plumbing ran, floor drain, electrical,and concrete. Almost the exact same setup that I went with...I almost didn't want to run the plumbing, but my brothers quickly changed my mind on that!

It's almost the same time last year I started building mine! Where abouts are you located?

What dimension lumber are the purlins? I see the trusses are 8' on center.
Looking good. There are days I wish I had put a 1/2 bath in mine.

Eae197 the purlins are 2x4s turned on the 1-1/2 end. They got the 12" eaves done today and hopefully roof steel tomorrow!56924f6fcd82c584da3c9ae77008e610.jpg

Im currently pricing a pole barn. 30x40x14. Want the extra height for a two post lift.

SleepingAwake the building alone with no concrete or fill of any kind was $13030 put up. All said and done with concrete, rough in plumbing for toilet ,sink, and drain, insulated 18'x10' door, 36" fiberglass walk through door, 5-30"x36" single hung windows I'll be around $22000-$23000.

Who is the builder and supplier of the pole barn?

I dont think I'll need much fill as my site is pretty level. Also not going to have plumbing to deal with.
Hansen has come in around 12k for just the building so far and were not quite done with the design. Or I'm not :)
Living in CT everything is a little more expensive. Especially labor. I planned on doing as much as I can myself.
My possibly un-realistic goal was 30x40x14 with 12" overhang eaves/gable, 6/12 pitch roof, a couple of 10x10 overhead doors and a man door for 11k.
I would have the concrete poured once I save up the cash to pay someone (not pouring 1200sq ft of concrete on my first go)

SleepingAwake I am gonna try my best to answer all your questions in your last post.

Smith Building out of Fulton,IL is putting up my building and J-MAC metals out of Galva,IL was the supplier

As far as fill goes I definitely recommend you get your corners marked and have someone come run a transit to see what kind of fill you are looking at. What may look level to your eye may not be in reality. I had to add about 15" to one corner and 13 loads of dirt overall.

Even if you don't plan on doing a bathroom or sink, I would encourage a floor drain for runoff

If you could get all of this: "30x40x14 with 12" overhang eaves/gable, 6/12 pitch roof, a couple of 10x10 overhead doors and a man door for 11k", that would be a great price but in my area it wouldn't be possible and be very tight even building it yourself.

Labor costs are about $3000-4000 in my area for erecting the building.

Hey thanks again. I might have to bump the budget up and I'm thinking about ditching the 6/12 roof for a standard 4/12.

I bought NDS plastic channel drain from Menards for $250 tonight. Any opinions on if I should stick with it or just do a cheaper concrete /metal grate option?

I'm not sure what you mean regarding drain. Is it a floor drain? Does it run along the door or down the middle of the garage. Where I am code does not allow floor drains in garage. Usually folks put a drain in and pour concrete with a thin covering over the drain area and after final inspection just cut it out. Seems silly, IMHO a garage really should have a drain in the floor. I just have to push any water out the door anyway, I guess they worry about oil, gas etc going into the ground. :dunno:
I have windows in my overhead door but not the fancy ones like yours. I had them put lower so I can see out if someone comes in the driveway and I'm in there with the door down.
Have enjoyed watching your progress. :thumbup:

Eae197 I put a 10' channel drain down the middle of the building and ran it out the side to daylight. I don't have to have a building inspector come and I checked with the county health department so I am all good. More pics to come but I have been busy preparing for concrete

It's averaging in the 30's here in Northern Illinois at night so not good for curing. The good news is my buddy will be adding a little gravel to the building floor so I can store some things this winter and work on lighting and outlets. Also he will start the driveway tomorrow! I will update when I get more pictures! Happy Thanksgiving all!

Do you have to put down crushed stone and grade/compact the floor before the concrete?
Fartbox333 we just have to finish grade the dirt, then put down moisture barrier, rebar, then pour. That is unless I decide in the spring to put in floor heat in , but that is costly and most likely won't get don't.

Been awhile since I posted but I am getting concrete this Saturday! My two buddies are pouring it. They got the areas dug out for me a couple inches deeper (approx 6") for my future hoist as well which was a surprise and much appreciated.
