So many of you have been so very helpful....and candid....:beer::beer: regarding the garage addition project we have begun that I thought I'd start a thread showing it start to finish as best I can. I will keep posting questions or my SOS's individually and on this thread will simply be adding updates. Thanks again for all of the help during my education on the build.....

These first two pictures show the current detached 2 car garage that is 26x28 with a simple 2x4 truss roof system. Total current height to ridge is 16'.

The third picture is a view from on a platform at the height of the future second floor Office/Workshop windows....and yes that is a picture in Southern NJ........:D

Here is the final design for what it will look like when finished.

We are also adding several Cedar Gable brackets and support brackets under the eaves and cantilever along the front which will really give that Adirondack style.

You will see in the design sketch above, that we are basically removing the entire current roof structure and adding a 32x24 new 2 car garage next to the current one. Final structure will be 50' long with a 28' deep section (the original slab), and a new 32' deep section (the new slab). With the old roof removed, we have reversed the direction of the roof line and added a full second floor Attic Truss system on the left half, then a scissor truss roof system on half of the new section where the car lift will go inside, and then another Attic Truss system on the far right half of the new section. All of the attic storage/office will have full 8' clear ceiling heights. Total new height of the finished structure will be 24'

And the last few bringing us to the ARCTIC FREEZE HOLD that we are in waiting to prep the sub base for the gravel base and then the slab pour hopefully next week when we go back above freezing and into the 40"s

Why the choice to put a door in the back vs. the side?

Ahhhhh....very perceptive.......and of course there is a reason......if you look at the side profile of the design you will see that there is also an 11x50 lean to that runs across the entire back of the new structure. The future plan is to enclose a portion of that into a separate workshop roughly 11x16. That will be on the right hand side and will/may have a shed type door on the outside end, and will have access into the garage from that rear door you see the cut-out for. That rear door will also open up to an area at the base of the stairs going to the second floor.

Ha.....lots of ideas......few plans at the moment except for the three things that I could not locate anywhere else with this design. The stair for second floor on the left side, the car lift in the new left-hand bay, and the stairs for the second floor on the far right hand side.

My main goal is to have one side for "Clean Car Storage", and the other for "Project Work". I have a few vintage classics that are mostly restored that will be kept in the clean side, and the one(s) in various states of restoration will be kept on the other side. Depending on how tightly I can install the stairs on the left hand side I SHOULD (hope hope hope) be able to get three cars on that side on the slab. Then I will have room for three more on the new right hand side if I keep one stored on the lift.

So we got lucky with the weather last week and were able to pour the 6" slab of 4500# mix without accelerator Thursday morning at 7:30am. This was over 6 mil vapor barrier, wire mesh, and 5-6" of crushed and compacted gravel. Temps went into the 50's during the days and mid to low 30's at night after 2 days.

Whats on the tower?

That's a 75'+ Antenna tower that holds an old broadcast TV antenna on top, and I added a Cell Phone Booster Antenna at 60' up as we are in a fairly remote riverfront location where Cell coverage was very very bad prior to adding it. The TV antenna on top now really just gives the Bald Eagles a place to land and watch us work!

I could have abandoned it or moved it, but it also provided me with a boundary to keep the garage from getting out of hand size wise!!!!! LOL

What's the hole in the slab? For a drain or electrical or something else?

That hole is a footing/pier for a support column at the stairway. It is isolated from the slab with standard expansion joint fiber. At this point though, due to a truss design change, I dont think we will need any post at all so I may just patch it in as there is no other use for it I can think of.

So the only thing left of the old building is one wall?

That's going to be an awesome building. Congrat's!

Thanks and yes.....only one full original wall left. The plan was to keep this wall as an interior partition wall as well as two of the outer walls. As expected though once the demo on the roof began we uncovered several issues with these other two walls, and when added to the 2x6 sistering and notching needed for all of the 2x4 studs on those walls, and the retrofitting for windows, etc, and repair/patching of the old T1-11.....it simply became easier AND a far better job to remove those other two and reframe them.

So today marks day 14 since demo. Here is a day before Demo picture and where we are today.....weather has been cooperating a lot. Low 40's to upper 50's with sort of two days rain then two days sun. Tomorrow calls for 2-3" of rain with strong wind gusts through Monday/Tuesday.

Figured it's time for an update. Lost a solid week when a Nor'easter blew through and took out 5 80'+ tall Pine trees one of which clipped my house and wiped out all the mechanicals. Slowly getting all that back operational now.

The garage progress is at a slower stage with windows being set and siding going on. Also had the large Cupola added. Hopefully next week will see the siding done so that the soffits can be wrapped and installed and then the following week the garage doors go in.

What's with the ladder framing to the right of the left dormer? Is that cupola four feet square? Just for looks or is it vented to attic?

Coming along nice. I like the Adirondack style. We vacation in the Adirondacks every fall, such a beautiful area. As for that storm, we lost some trees too, no damage though. Sorry to hear about that. I'm in Cape May County too, near the Tuckahoe River. Best of luck with the project.

Thanks folks. The Cupola is 42" square and has a light mounted inside as well as being vented. To keep bug attraction to a minimum I used an 8w yellow LED with a 10 year life as well so I wont need to change it!!!

The ladder framing is simply to fill in the framing where there were no Trusses used in the area where we have one of the 36" wide stairwells. The garage is a good mix of truss and stick framing to achieve both the freespan design, weight load requirements, max first and second floor ceiling height (10' first floor in three bays, 15' height in one bay for car lift, and full 8' in all second floor areas), 5' overhang on half of the front.

The house and garage is located right on the riverfront on a small peninsula. Those Nor'easter winds can really whip around the marshes. All 5 trees sure looked like it was the same gust that took them down as they were all laying in the exact same direction.

Here's the latest as we still juggle home repairs from the fallen tree and continuing work on the garage. Great news is that with crazy Feb temps in the 50's, 60's, and 70's in NJ the work has been very efficient.

Since my last post we've finished:

All framing and rough-in
All windows and doors
Interior stairs
Electrical rough-in
Some trim and bracketry

And increased Homeowners Insurance coverages too!!!

Thanks everybody. All of the extra design touches (and expense) were the concession to my wife who did not want this size structure simply looking like a garage. So we went "Adirondak Style". Still have several more brackets to go after the soffits go in.

That rear porch looking area is actually a lean-to where I will park a boat and tractor. I may put some kimd of side wall or wind break on it too. It will also have a gravel base.

I rather like the design of it, I think the effort and expense was worth it. What are you doing for the driveway entry to the garage? And do you have a storage loft on both sides?
