Need a Roll Up Door

I've been trying to find a roll up door for my new shop.

Nobody local seems to want to sell me one. They say they'll come out and measure, then don't show. The one company that did show up gave me a bid that's high enough that I suspect it's a "get lost" quote. And they only quoted half the options they said they would. And my contractor had to call to get even that.

Talking to online companies, many of them sell an insulated sheet door for $2-2.5K for a 12x14. Most (all) of them seem to be a Janus door. The tipoff is the model numbers are all the same. I'd rather have a slat door, unless the price is outrageous.

One company, Best Door, that I've been talking too, has quoted $4,200 for an insulated slat door. Expensive, but not necessarily a deal breaker. But I've been trying to get a shipping quote from them for 3 weeks now.

Other companies won't sell me a door without the right sort of contractors license.

So how do I get a door? The delay has already messed up my rental schedule for a lift we needed to get the roof sheathing on the building, so I'll need to do another lift rental.

I got an insulated 12x10 Janus roll up door from rollupdoorsdirect.com. I went with the model 3652 wind resistant version. No muss, no fuss. I ended up picking it up at the local trucking company warehouse as that was easier than coordinating delivery due to my schedule. I installed it myself with no problems, but I will say that the instructions are absolutely worthless. Fortunately, I'm an engineer and I build a lot of cars, so it wasn't hard to figure out, but someone without that experience will be in for a lot of cussing.

I've talked to rollupdoorsdirect.com. They seems to be selling the Janus sheet door line - nothing wrong with that.

The last time I worked on installing a rollup door was almost 50 years ago. If I did it once, I can do it again. :thumbup:

Are you happy with the sheet door?

I bought a roll up door at Menards for $199, Ideal brand

The rollup I bought was small, like 4x8, for my shed

I love it, installed in like 20 minutes

I installed a 650 at the back of my garage last year and love it. Dealing with roll up door direct was a breeze. Get the to and side seals.

Driving to Sacramento for specialty items is pretty common for folks in Carson City.

I called Porvene using the number on the Porvene Door web site. They wouldn't sell me a door unless I not only had a contractors license but the right sort of contractors license. Though I think I called the factory and it's somewhere in southern California. The Sacramento location didn't show up in my searches. Maybe the Sacramento location isn't as persnickety?

So Porvene gets a big thumbs down from me.

BTW, I finally gave up on buying a slatted door. Best Door just couldn't seem to get a shipping quote for me, so I bought a Janus 3100 from RollUpDoorsDirect.com for a little over $3K shipped to a freight depot in Sparks. That seems to be the best door they sell in 14' wide.

The hardest part so far was explaining to the sales rep that I wanted to pick up the door from a freight center, not from the factory, and not delivered to me. I did finally get that across but the first pickup location she gave me was the Reno HAZMAT Service Center. I doubled checked with her because that just didn't sound right or were they trying to tell me something about the door. :lol: It turns out the freight depot is in the same building.

Picking up from the depot makes scheduling easier for me and once I have the door on a trailer, I can back the trailer into the shop and unload the door. If they dropped the door off in my driveway, I'd have a problem using a lift. The door is wider than the opening, so it can't go in sideways like on a forklift.

My rough opening is 14'2". Luckily I checked before committing to the order, though it's easy to fill the opening in a little. Going from a 14' wide door to a 14'2" wide door was surprisingly expensive. Almost $300 or close to 10%. I guess they buy 14' wide material and if you go over they have to buy 15 or 16 foot wide material and trim it. But if you're planning a shop, maybe go with a 13'11" or a 14'11" rough opening not 14'2". :)

NB. Shipping weight is ~1,000 lbs, the container is 15' x 30" square. The door weighs about 600 lbs by itself.

Exactly thought process I went through. I my case, I didn't try to work this with Janus, I just gave them my address. The trucking company called me to set up delivery and I just told them to hold the shipment at the freight terminal and I'd go there to pick it up. This was not a problem (other than finding the right person to talk to when I got to the freight terminal).

NB. Shipping weight is ~1,000 lbs, the container is 15' x 30" square. The door weighs about 600 lbs by itself.

My smaller sheet door was somewhat less than that (about 600 lbs shipping weight). Once I got the tracks in place, I used a pair of 110v electric winches chained to the frame of my metal building to raise it into place. I was pretty nervous about that, but it went far more smoothly than I ever expected. Easy peasy.

Didnt come up, but I do have a business name I toss around. (And my last purchase was 10 years ago) In other situations I will say "oh, yeah- we have a general and a Cxx- if you need it I can send it over". If you act like it aint no big deal, sometimes it works. You do need to know the license number lingo ;)

Funny, but in a reverese commute situation, I will driver over to Reno or Carson city for certain industrial coatings I cannot buy in CA. Rustoleum and Sherwin Williams high perf metal stuff.
