I am finally getting my new 30x60x13 pole building. I contracted National Barn Co. to build it. They started on it yesterday afternoon, they experienced some difficulty drilling the holes because of the rocky ground BUT they finally got them all dug. It will be a place of business for my used car lot replacing an old gas/service station built in the 30's or 40's. Before the nostalgia buffs (I am one myself) attack me for tearing down an old station I must say it is not a unique station architecturally speaking. Just a simple rectangle with no interesting features and it is situated on the lot in a way that messes up my display space for cars. Plus it needs a complete new roof, heating system, and electrical upgrades.
The new building will have 3 service bays and a sales office, white walls and green roof and trim. I am going to decorate it in an old Texaco theme with the red stars and green lettering. I will post more pics as it progresses. They are building the shell and I will finish out with concrete, doors and frame out an office on one end. I have been working out of the old service station for 2 yrs. which wasn't too bad UNTIL the new roof I put on it blew off in a tornado. Now whenever it rains I have to sweep water out of the office and mop it. The old flat roof is still there BUT it is shot.

That is a cool wagon! I have always been a wagon fan, I also have a 62 Ford Ranch wagon under restoration in my home garage. And I am a member of Moparts forum with the same ID. I have a 70 Dodge dart 1/8th mile drag car in my garage. I am converting it back to a street car this summer. I love watching drag racing but have never done it. I will get more enjoyment out of it as a street car. Going Plum Crazy Purple with white bucket seat interior.

I go by the same name at moparts also. there are 3-4 member from there over here. yea I was down there at trails. I only live 35 miles from there. go every year. we race a 63 dodge 330 in max-wedge. there. here is a pic of the coronet we race most of the time.

Todays progress, these guys are good and they are fast. They started at 1 pm Monday and the building is up and ready for metal walls and roof. I am very happy with the crew at National Barn Co., they are friendly, helpfull and skilled at what they do. The foreman is patient with me and my questions and request are met without complaint.
The build quality and lumber are top notch. One of the builders accidently cracked a new window and immediatly told me about it and made it right buy paying for a new window. I must say the crack was so small that if he hadn't told me about it I would have not found it until I started the finishing work.
I am going to have to look into some type of cheap fill since one end of the building is about a foot above the ground. I don't want to pay to fill the whole space with gravel as it is pretty high around here plus I have to build the lot up around the building.

Just waiting on some more pictures and progress. I have been waiting to see a National Barn building go up. I have received a couple of quotes from National Barn for a 30x40x10 and a 40x60x10 pole barn. The prices are great compared to Morton, but I have not seen many built. I am following your thread to see how well National Barn builds their pole barns.

Not much done today, the crew got rained out until about 2 pm. They did get the drop shed built and some more radiant barrier up. I will say that at this point in the build I am VERY IMPRESSED by the design, build quality and the building crew. I have not had any issue yet, the builder is patient and answers all my questions (some probably stupid) without complaint.
Right now I would highly recommend National Barn, I will keep this up to date as we go and take plenty of pics of the building after they leave. They said they will be done tomorrow afternoon. If you have any questions about the construction ask and I will try to answer them.

Looking at the quote that I have, it did not mention anything about radiant barrier. Did you ask for that or was it part of the package? My quote does mention full insulation package or roof insulation.

The radiant barrier is also referred to as insulation. It is not a very high R value for keeping heat IN but is very effective at keeping heat out in the summer. It also is necessary to keep the building from sweating. It was really the only part of the quote that I was questioning. I felt like it was too high, it was a $2,700 option for the full roof and walls. I priced the same product material only under $1,000, I thought about leaving it off the quote and adding it later but it is most effective and looks the best when it is sandwiched between the metal and the girts/purlins. I got the quote for a 30x60 then I asked for the drop shed, scissor trusses and rat guard free and the salesman said yes if I sign the contract today. In actuality he sent a qoute with the add ons at the same price that was good for 15 days. Then when they were finalizing all the details after I signed the contract after some discussion I upgraded from 12' walls to 13' for an additional $750. I wanted to make damn sure I had no issues with the lift I plan on installing.

The building crew finished today at 5 pm and I am very happy with the building. I have no complaints, at this point I would recommend National Barn Co. eastern division to anybody. Here are some pics of the building.
Now my work begins, Slab, electrical, plumbing, frame and finish the sales office. The gable end with the 2 doors is going to be a 30x30 service garage for my son's auto repair business. The bay in the front of the building is mine for detailing cars and minor repairs. The end of the building is a 14x30 sales office (2 offices and a restroom). There will be a storage space above the office for car parts and misc. There won't be much headroom up there, probably about 5' in the center and 3' on the side walls.
I met with a guy today about filling in the building and surrounding area to get ready for concrete. He is going to use a shale/dirt mix to fill it, then gravel as a base for the concrete.

I am buying my own doors. I found that I can buy them cheaper elsewhere than Nat. Barn Co. I bought a 10x10 roll up 2 yrs ago from doors direct shipped to TN for $560. I need 2 more and I called and was surprised to find out they DID NOT GO UP IN PRICE. They will ship 2) 10x10 for $1,040. I bought all my own doors and windows for this building. What size building did you get qouted from Nat. Barn?

I got two quotes. I got a quote for 30x40 and a 40x60. Will probably end up going up the 30x40 for now. Can build two 30x40's for the price of one 40x60.

I think when you go over 30' wide the cost of the trusses skyrockets. How tall are you going to go? Remeber when you decide that the height the way all these co figure it is OUTSIDE wall height. The inside will be about 1' less. My 13' walls end up with 12' inside at the side wall. I have scissor trusses so it gets taller towards the center.

Mine was $16,328 for 30x60x13, 3) 10x10 oh door frame outs, 2) walk thru door frame outs, 2) window frame outs, insulated walls and roof, scissor trusses, 4x16 drop shed.

My quote was for a 10' building. 12' is an extra $2000.

Any updates?

No, I am waiting on the fill and gravel. It has been so wet around here that my guy say's we have to wait so that he is not just hauling mud in here. I did meet with my electrician and have plans in place to get electric started BUT I have to get the slab poured and the doors installed before we can start on the electric or the methheads around town will just rip out the copper and scrap it for dope:eyecrazy:

What are you looking at for the total cost of the slab when everything is accounted for, grading, fill, stone, rebar, concrete, labor, delivery charges, if you don't mind me asking?

Also, how thick will the slab be?

4" slab with wire mesh, vapor barrier, 2' gravel and some fill. Should take about 23 yds concrete. Last time I called concrete was running $125 around here. I have heard it went down since then. I am going to hire a guy to finish it with a power trowel and supervise/direct the pour, I will provide people for "grunt work" he is going to charge me $225 plus I have to rent a power trowel and a power packer. I expect to have under $4K in the slab.

Brought in about 50 tons of fill today. Still need another load inside then a couple outside. My father in-law ran the dozer because the guy who owns it and is hauling the fill was nervous about running it inside the building. My father in-law has run heavy equipment for over 30 yrs and he makes it look easy. He spread it and packed it with the dozer. I am still going to rent a gas powered walk behind packer to make sure it is a well packed base. Then several loads of gravel and pack again.

I got the fill in today, here I was bragging about my father in-laws skills on a dozer and during one of the last passes of packing it down with the tracks he clipped the metal trim on the oh door opening.:shocking: He felt terrible and I told him it was no big deal. I was not happy BUT I did not *****, it was an honest mistake and it can be fixed. I called National Barn co. and got the name of the metal manufacturer and the said that Lowes can order the trim. I called Lowes and they confirmed this and I have to go over there tomorrow and select between 4 different shapes of trim. If they can get it then it is no big deal, I do have to unscrew some of the metal siding to remove and replace the trim. Next up is the plumbing for the toilets and sinks then rent a packer to pack the edges where the dozer could not get to. Then concrete :beer: I also found out today from my electrician that I am not allowed to do any of the wiring on a commercial building since I am not a licensed electrician. :dunno:

A locality in TN is obviously not going to follow the same building codes/rules, but in VA that's not true. The owner can pull the permits on any work that they are the owner of. Once you have the permit, it is up to you, the permit holder, to make sure the work is installed per code (which is typically most easily done by hiring a licensed tradesman, but doesn't have to be.)

I work in commercial general contracting.
