A locality in TN is obviously not going to follow the same building codes/rules, but in VA that's not true. The owner can pull the permits on any work that they are the owner of. Once you have the permit, it is up to you, the permit holder, to make sure the work is installed per code (which is typically most easily done by hiring a licensed tradesman, but doesn't have to be.)

I work in commercial general contracting.

Yeah I am going to look into it some more. I also talked to my electrician and he said he had no problem with me doing a lot of it "under the radar". After I pour the slab and install the doors I can work in there without anybody knowing what I am doing. He said he would inspect my work and say that he did it all. He is also going to give me a price with him doing it and me providing my labor as a "helper" he said he is supposed to be present when any work is being done. If that is not too high I may do that. I must admit that I would like to have him do it since it would get done faster BUT like everybody else I am on a budget and didn't plan on paying big bucks for someone to pull wire.

Same here I was just quoted on them for a 30x40X12. Are they finished and are you happy.

Yes they are finished and I am very happy with the quality of the building. I still have a lot of work to do. I had gutters installed today and it really made the building look better. It looked kind of unfinished before the gutters. I will post some pics of the new gutters tomorrow. I rented a plate style packer to pack down the fill dirt today. I hope to have the concrete pured in a week or two. I have to get the sewer and water in place before I can pour the pad. I also have to get a bunch of gravel for the 2" gravel base.

Finally have some progress to update. I got the plumbing done in the floor and got some gravel brought in. My son, Father in-law and I moved a LOT of gravel by hand today. I made a little error by having the main water supply put in before the gravel and that kept me from being able to spread about 1/4 of the building with my kubota tractor. We had to spread/sling about 10 tons of gravel by hand since I didn't want to drive the tractor over the new water line that was sitting on top of the fill dirt. I still have some leveling and spreading of gravel to do. My arms and back are kind of sore, I pay the price for doing work like this the next day. I am finding out that it is harder on my body at 50 than it was when I was younger. I am really looking forward to getting this slab done, I feel like after that it will be downhill sailing.

More progress, I am planning on pouring concrete this Wednesday. 4" 4,000 PSI concrete with wire mesh. I dug out the spot for the 2 post lift to 8" it is overkill but I figured it wouldn't cost much of anything to do it. I also had commercial gutters installed. I am really looking forward to getting the slab poured since it will be pretty smooth sailing after that. I will pour the OH door approache's and the front porch in a seperate pour next week. Then framing an office, install OH doors and electrical and finish off the plumbing for the 2 bathrooms. I bought some red stars for above the bays like an old Texaco theme and I bought a green vintage porcelain light for over the service entrance. I need to find another for over the office door and 2 gooseneck porcelain lights to illuminate my business sign. I am currently shopping for a hexagon mosaic tile for the office and purchased some industrial dome lights in brushed nickel for the office. Going for the vintage gas station look.

Thanks, I got the idea from a member of this board. Mine will not be as authentic as his was since I am working with a metal building but it had to be functional as a business (used car lot and service center). I really want an old looking hexagon mosaic floor tile for the sales office but it is REALLY expensive and I am struggling with justifying the expense but I keep saying to myself that in the scheme of life I it's not a big deal and I have always wanted something like this. I have some vintage items from my old building which is a 70+ yr old service station that I plan on incorporating into the building. The restroom will be very retro gas station. I am going to restore the old towel dispenser from my old building and buy a vintage soap dispenser. Probably going to have subway tile on part of the bathroom walls.

I am very excited to have a concrete floor in my new shop!:rocker: Now I can really have some fun and make some progress. I did all the prep work and hired a concrete pro to do the finishing. 4", 4,000 PSI, wire mesh, and vapor barrier.
I also had my 9 month old Grandson put his hands in the wet concrete and I put his initials (which are the same as my son's) and the year. My son is opening a transmission and auto repair shop in the 2 bays on the end. And the other bay and the office is for my used car lot. I plan on framing the office this weekend.

I got a little framing done today after I closed the car lot. Plan on finishing the office framing tomorrow. I would have pics but I forgot my camera at home. Pics tomorrow.

I'm happier than a fat kid in a cake eating contest:thumbup: I got most of the office framed today. I still have a few small interior walls and a window opening to frame up. It looks like I will have some good storage space above the office. Office dimension is aprox. 14' X 30', one main office, one small office and a restroom. I am really looking forward to moving in here and getting my 2 post lift installed.

Well I am just about done framing, managed to get a few hours work in today. Got the private office and restroom framed. I have one more restroom to frame and finish the interior window openings. then sheet the floor in the loft storage area. The new garage doors should be here this Friday or Monday. Once I get the building secured I can start on the electrical.

I would put one of the old urnials in, the full length to the floor style. That would help with the nostagila look.

I hope I am not boring people but I have a few more pics of progress today. I got the private shop bathroom framed today and picked up the sheeting for the floor of the storage loft. You are experiencing this build in real time albeit slow. Unfortunatly I still have to work and try to squeeze in some time to work on the building. I hope nobody steals my plywood tonight, I am looking forward to getting the building secured with garage doors so I don't have to worry about theft and I won't have to carry all my tools out there and back in when I get done.

Progress update, I poured the garage bay aproaches today. I am officially done with the framing inside. I have my electrician and plumber coming this week to get started on their end. I mounted all the outlet and switch boxes last weekend and will start pulling MC cable after my electrician puts in the circuit panel and gives me some direction on wiring. Then comes drywall and finish carpentry and tile floor. I am going with hexagon mozaic white tile in the office for a retro look. I have a graphic artist working on my new logo for my business. It will look like an old Texaco round logo.

I restored an old office door for my restroom and office door in my new building. I got these doors from an old house I remodeled recently. They were using them for room partitions. I saved them because I thought they were cool with the old snowflake/frosted glass. The bottom panel was water damaged and will have to be replaced. They remind me of an old office in a James Cagney movie (some are too young to get this reference :dunno:) I am not sure where they came from originally but one of them had a mark where a brass #6 had been nailed. I have a hunch that they came out of the old high school where I live but I don't know. I am going to have some old school gold letters made that say "restroom" and another that say's "office". I have the old brass knob and assembly for one of them, I took it apart and got it working again. I will strip it and buff it and put it back on, I will have to buy another one on Ebay for the other door and find an old or old looking deadbolt to fill the hole.

I got my new Texaco stars painted the other day, I can't wait to get these mounted this weekend if the weather cooperates. I am also having a new logo for my car lot designed that will look like the old Texaco logo. It will be 4' round and mounted on the front of the building.

I have been busy pulling wire in the building for the last few weeks. I am just about done with my part, now it is time for the real electrician to come and finish the wiring. He came last week and installed the circuit panel.
I haven't updated in a while mostly because wiring is pretty boring to do let alone read about on a forum and because it seems like there has not been a lot of interest in my build thread. Which is understandable because up to this point it is just your basic pole building plus I am not a very entertaining writer.
I am going to be moving into another phase of this build when I start executing the Texaco tribute theme. I also have some pretty interesting ideas for the interior of the office. I might start a new thread when I move into the interior phase since it may interest a different group of readers. Lot's of custom woodwork and vintage office furnishings, etc.

I am very excited that I have the Texaco stars up and I love the way they look. :beer: They really add a lot to the building in my opinion. I am going to add some green lettering that say's "SALES" and "SERVICE" for over the two walk through doors. I also included some random pics of the electrical panel and light fixtures I put up today. I am getting real tired of pulling MC cable, stapling and cutting. I am almost ready to turn it over to my electrician.

I got the wood panels done for the bottom of my 101 yr old door. Now to put it back together and get to work on the other one. I have a lot of plans for some custom old style woodwork made by myself out of solid cherry wood. I just bought a new router table and bits today.
