Guys I am starting to smile little bit about prices going down, I been using 2x12x16' as a reference and each week so far prices are dropping. But so far metal siding is still outrages, but maybe later.

I have been watching prices too. I have my basement finishing coming up once prices get back to reality. Looks like it's coming sooner rather than later

No easing up in the metal prices yet, they actually just went up again a couple of weeks ago and more increases announced in our coil supply chain.

Timber/lumber material over here (Ireland) still going up.
Had another prive rise email in on Monday... 20% increase for September. Madness!
Same with most other building materials as well.
Last year we were buying sheets of a393 mesh for £38. It's now around £100 a sheet.

I think framing lumber may have come down a notch or two.

I had to buy some 2x4 last week (bank demanded a railing), $3.65/ea I believe. Price was tolerable, but certainly some of the worst quality (bug holes, wane) I've seen in a while. I wasn't being picky so maybe I just bought **** that had been re-stacked. I pulled down some 12' I've had of the rack for about a year and night and day difference....

OSB was down to $15.** per sheet.

I have to say that the 3 bunks of 2x8's I worked through this weekend were all good quality, and from home depot, no less. Didn't have to cull a single board. Maybe my experience is a fluke, maybe yours was, but dimensional lumber quality has never really been a point of excellence

I think mine was the fluke.

The more I think about it I am pretty sure I go everyone's rejects tossed on top of a fresh bunch. I had other things in my mine, so I just grabbed the first 8 2x I could and moved along.

Didn't notice the defects until later. Perfectly fine for a temporary safety rail.

2x4 x 8’ is down to $3.15 in MA. But 2x4 x 10’ is at $6.**. That’s probably the “set price per truckload” in practice here. The 10’ rack was almost empty. Once they load it with new stock, the price should come down.

OSB is 17 per sheet in NW Arkansas. I am getting ready to do a little addition, and was thinking about using ZIP osb. But its 41 per board!! What does this stuff normally (pre covid) go for? I've been waiting to pull the trigger...

My GC told me i paid about 3x the cost of pre-covid at $36. At the height, i think it was $56-$60 ish. That makes pre-covid at about $12. Located in MA

For a sheet of Zip? I didn't think it was that cheap
Been watching some You tubes on this but I just don't see it being worth that much money. Maybe only do the bottom roll with Zip then the rest with OSB. Sure is alot of controversial between Zip and Tyvek, being which one is better and reasons behind it.

Saves some labor and the huber osb is better than commodity grade. Worth it? Guess that is up to each person.

Around here 7/16 OSB at HD is about $15 a sheet. There's still people on CL and FBM trying to unload it for $30 to $50 a sheet. Guess they didn't get the memo.

Home sales are starting to slow down. That's what I keep reading anyways..

I can wait for lower prices.

They said business owner to get ready for that year, its going to be a bad year
If they knew that was going to happen, they would be wealthy enough to not need to waste time at logistics meetings

Menards has 7/16 osb for 12.30. When I was redoing my shed this past spring and summer I thought that dimensional lumber from local yards was cheap enough. Haven't bought any quality plywood though.
