OK, I am quite sure this question has been beat again-n-again. I am building a brand new garage 28x32. I will have what my concrete contractor called a "burned" finish, in other words very smooth and finished with a power trowel. My goal is to get it as smooth as possible then either leave it or apply a sealer of some sort. This shop will be a working fabrication, mechanical, and storage building. The floor will see a more than average welding, grinding, and heavy vehicle traffic, and some unavoidable spills. I am open to a sealer or coating but it has to be fire proof and resistant to jack stands, hammers, sharp metal edges ETC. Stuff gets droped or slid all the time.

You can apply a densifier for a penetrative sealer that will help keep the burnished look going. Spray apply (bug-sprayer) or mop/roll and you are done. Never need to touch again.

Or...

You can look at a topical sealer, adds protection from stains, fuels, oils and nice gloss sheen. You will have to do some preparation with this as your burned finish is also a bond-breaker to most coatings.

I like the looks of the sealer for spills, what about fire or hot metal temps on the floor? The densifier is probably the way to go.

Reactive stains require some type of sealer over top to bring out the color.
Densifiers can be used to fulfill that need.

Yes, they are very compatible with stains.

Densifiers dust proof and strengthen the surface of concrete.
They are essential for helping to defeat surface breakdown on slabs that face repeated freeze/thaw cycles.

So Legacy are you saying the stain goes on the raw concrete after the burned finish or power trowel, then the densifier? What is the proper order of application? I am hyper paranoid about getting this right the first time, one time!

I'm also interested in this densifier stuff. My floor is about 1 1/2 yrs old and not beat up yet. It will see some welding,grinding and maybe plasma cutting in the future. We were going to epoxy coat it but I don't think that finish will hold up. Will the raw concrete with the densifier alone work for me or maybe color stain and densifier?

The densifier can go on after the concrete is cured for a week or so. I feel as if we will have our hands full just getting the foundation and slab poured. If I had time to do it after forms are striped and gone...

Densifier can be applied directly after finishing, same day as pour.

I'm sorry but if I do the densifier after the pour does that mess up the order for stain? Last post was Power trowel prep, Stain, Densifier. So is any of the product time sensitive or can I do it after the forms are gone, as long as I follow the directions...?

You are correct, if staining (wasn't sure you were) complete in the order I recommended.
You can start as soon as the forms are pulled.

Scotty, I'm thinking of staining and sealing my 240 sq ft garage. It's 25 yrs old, but the concrete is in very good condition. It was originally power troweled and quite smooth. It's been painted a couple times with cheap enamel floor paint that doesn't stay on very well. I know this paint has to be removed before I can stain. Looking at your website, it looks like I need 1 gal of Power Trowel Prep, 2 gal of Acid Stain and 2 gal of Densifier and Waterproofer. I'm expecting my 3,000 psi power washer to remove most of the paint on the surface. There is no oil or other stains on it.

2 questions.

Will the Power Trowel Prep help to remove any residual paint after power washing, or do I need something else to get that off?

Thanks for all your help on this. I will get back to you after the pour is succesful, the forms are gone, and the back fill is done. I want to be able to walk all the way around, and on or off the slab. The location is tight and access is a problem, I don't want to work my self into a corner.
