New VT Garage apartment

Hi all,
I am looking to build a 24x30, 26x28, possibly 24x32 1.5 story barn or garage with apartment above in Spring 2017.

We store typical stuff, tools, bikes, garden tractor, and a car or 2 (I don't honestly see us parking 2 cars inside all the time).

I want to do interior stairs going up to the finished 1 bedroom apartment complete with small kitchen, living/eating area, bath, bedroom and hopefully somewhere to shove washer/dryer and a couple of closets in there as well. This will be for family to visit, perhaps for extended periods of time, kids to live when they get older, etc. There is even some chance my wife and I will end up living there when the kids have their own family and one of them moves into our current home. Wouldn't that be nice?

I want the garage (or barn) doors on the gable side of the garage facing the driveway. Most likely 10 to 12/12 roof pitch. Looking to do a "high posted" design with no dormers ideally. So, tallish building sidewalls (14'?) providing 8 foot of garage ceiling and 5' kneewall on the second floor. So hopefully a fairly classic barn proportions.

All permits are already in place but we're pretty much at starting point with floor plan. Would love to hear any ideas on where I might find a floor plan with these specific ideas in mind.

Also concerned about how I will get water through the garage without worrying about freezing? I do not want to condition the garage - not really in the budget.

I'm hoping to hit the ground first thing next Spring if we can get our act together. Thanks.

Here is a rough idea of what I'm thinking for the front view. This might end up being 24x instead of 26 wide. I'm leaning toward a steeper roof also. With 8' wide doors instead of 9' wide doors.

I've contemplated doing a single "barn" style door (on a slider). The barn door could be oversized (taller than the door opening) to make the proportions of the barn look more even. I don't want it to look too tall, like a 2 story house.

The best way to do this is to enclose your interior staircase and put a separate chase (not in the cold walls) for your pipes in the same space. You can then add an in-wall space heater for the stairwell to keep that area just above freezing.

I thought I would update... it's going up.. 28x28.

Ended up doing 28x28 to fit the stairs inside the garage.

10' garage ceiling. 9'x9' doors. Apartment upstairs later for rental income and family/friends.

Looks like snow already, LOL...

Where are you in central Vermont? I lived in the Royalton area and up from Bethel (Lilliesville) for a couple years. I remember the first dusting of snow between Halloween and Thanksgiving.
