I just moved to a new four acre lot in the city, this is the best of all worlds I think---paved roads city water and sewer and no other houses on top of mine! I had to leave behind a 4 year old building I put up that was 26x32 with 10 foot walls, heated with in-floor heat in a near by community. I am planning on putting up a 34x60 stick built sanity shed/work area/storage etc. It will have 12 foot side walls. This is the max I can go and still meet the city code of only 20 feet tall. This building will be constructed much like the one I left behind except for the difference for codes. The smaller building was residential building and the new one falls under commercial because of the size.

It is in the final planning stages. Of course when working with a city with tons of codes and restrictions, the starting process has been slow going. The first hurdle that we cleared was a minor variance because of size. The city allows only one out building and the size was limited to only 1000 square feet. That is not big enough. The size issue required a meeting with the city planning dept to discuss the building and why so big and so forth. A letter was sent to all property owners that own land which borders mine. Came out of that meeting with a letter stating I could build the 34x60. Gotta love having all your ducks in a row, I had talked to the homeowners around my property about my planned building, answered any questions they had, I gave them a plot map with my house and new shed clearly marked on it and they could see how it would effect their property. Only other person showed up at the meeting was an owner about as far away from the new shed and she only wanted to see if the plan changed when presented to the city planners.

I have already dropped about 15 trees with 5 left to go this spring. Two are going to be a challenge being 65 to 70 foot cotton woods.

The ground is somewhat leveled already with just a small amount of final leveling that will need to be done. The next big challenge after the tress is the approval of the final plans with the city for a building permit. The challenge here again is a floor drain. Because of the size of the building it must have an oil water separator in order to be attached to the city’s gray water system. The drain line for my house to the city sewer system is only about 30 feet away from the front doors of the shed. The engineering firm assisting me (friends and church members don’t plan on charging me for their work! ) have a file print for the drain I need to put in so that is not a problem for the city. All the rest will just be standard construction methods. I hope to have the permit in hand soon so I can get started on the final leveling and dig the footing trench.

Here is the basic information about the building……and I know pictures will follow!
34x60 12 foot sidewalls
Trench footing 36” deep by 12 inches wide poured concrete with
rebar ½ horizontal both top and bottom with ½ rebar every two feet vertical
2 rows 16” each of fold form stryo-foam concrete forms with rebar(see above) at least one horizontal run at the top of the forms
In floor radiant tubes (1/2 inch oxy-barrier pex two zones with three runs per zone)
2x6 wall construction
2 windows and maybe two skylights that open to vent the heat during summer
1 walk in door and 2 10x10 over head doors one on each end for drive threw at a later date?

The building will be divided in half with a wall with another over head door-storage for stuff (cars/boat) with 8 foot loft around the outside of the storage room area/work area on the other. (2 -34x30 rooms) Full bathroom with shower and washing machine/dryer hook ups as well

April 6, 2011 I got the finished drawings today. It sure pays to have friends. $0 for two sets of complete sets of seven pages with engineered signed off on per requirement by the city. Now it is off to city hall to get a building permit. Here are the plans in PDF format if you want to see them.

As soon as I saw "I had to leave behind a 4 year old building", I said "bet he builds a bigger one" before I even knew the size of the old one. Good for you.
Nice plans, for some reason I really like reading these things, and not being in trade myself I always surprise people when I point out stuff on plans that just look like spaghetti to most people.

I like everythig I see, except..........the asphalt shingles. Personal opinion/preference, I'll never put asphalt on another building including my house. Steel roofing products have come so far in the last few years that they just make too much sense now. I'm pleased to see several new steel roofs going on in this area already this spring, they're really picking up acceptance. Unfortunately some local codes don't allow "metal" roofs, which was understandable when the rule was written, but things have changed and the rules are slowly changing too.

And, as long as you're plumbing into the city sewer you might as well put in a potty........

So do you have a house on this property or is this building just to work in? Also, just curious what city you are in that you could get 4 acres...seems like a dream come true.

The full bath and basically it is my home away from home completely self contained.

I plan on putting on tin as well, the guy doing drawing just used the shingle details.

I agree with you on that. After being thru several hurricane seasons here in SW Florida, and seeing how much better the Steel roofing held up 99.99 % better than any asphalt shingles or other materials have, I'm glad I spent the money and did both my house and barn.

When to the city building dept to get the building permit, I thought. They had other ideas. More paper work before a permit will be issued. I got a great look from the guy when he read the plans and said this is a storage shed. I told him yep. All he had to say was ya.

I needed a contractor bond and the person who approves the final plans was on vacation. Hopefully this is the last huddle to get over. The bond was easy and is done so hopefully the guy from the city will be in so I can get a permit this week.

This process reminds me of the masters paper stuff. You know that your paper will not be accepted the first time turned in, so get ready for the redo, then try it again!

Left the city with a building permit today. I talked to the engineer on Friday and got is input he sent some stuff to the city making them happy about the 12 side walls, so this weekend the cotton wood trees are hitting the ground then the final leveling.

The nice thing school is about out so then it off to the races to get it done ASAP.

Great fun this weekend. The trees are done and next the finished dirt work needs to start.

The trees really look better on the ground. A large number of the branches were rotten inside!

Tree huggers will have a different opinion. But I am not a big fan of cottonwoods in urban settings. They are, messy, prone to internal rot and tend to topple over or drop limbs in high winds. Good riddance I say.

A bypass runs on the edge of our property. It is about 100 yds from the house. The only noise we really hear is the straight pipe semis who like to hear their jake break as they go down the hill. The shed will cut down the noise from the one direction.

As far as the cottonwood trees I took them down for all the reasons listed in the post. Messy....yes rotten inside....yes high wind damage from branches falling....not any more:bounce:

The tree cutting guy is going to show up on Wednesday to take the trunks.....hopefully.

The dirt work guy is coming to look at the place on Wednesday as well. It looks like things are moving along!

The rain has stopped finally but the Missouri River flooding has taken the dirt guy away. But he showed today and got done or so he thought. They did not make the pad big enough. I called the boss of the dirt crew who has been putting in over 100 hours on the flood projects to protect houses and he said I didn't think my guy could be done after only a few hours, The pad still has a drop off of over 4 feet on one corner. So if the rain holds off they will be here to finish the job. I will post pics of the finished work.

I feel your pain. my project was put on hold for a few weeks as well. everyone was sand bagging or moving stuff out of houses... it's crazy/scary seeing the river this high.

The dirt crew got it all raised and level. The building came up a total of 2 feet on the south side and about 4 on the north. The dirt crew packed it and I plan on shooting it with the laser level on Sunday.

A surveyor will be here on Wednesday to layout the building. A friend building a house suggested this one. He did the layout on his house to within a 1/10 of an inch and his system remembers the points for future need.

The dirt crew will then come back and dig the trench footings.

They got the pad area too small two different times before me being on site with the crew boss present and doing the work! The crew boss was told by the owner of the dirt company make sure he being me is happy before you load any equipment and leave his place.

The dirt crew got the footings dug and we poured the trench footings on Saturday. Now for the lite form this week, I hope.

Fixed the latest dirt work catastrophic problem from the professional dirt company. Got the pans set on Friday and filled today. They will pull the pans on Tuesday.
