Liftmaster jack shaft opener

JMURiz said:
Is that the new LiftMaster residential Jack-shaft opener? I've been waiting for someone to try them to see if they are worth it...my installer said he wanted to either test out on his own or someone else's before he sold me one.
Thanks

Well they are liftmaster residential, althought I didn't know they were a new design. They are really quiet: mostly all you hear are the door wheels in the track, with a low hum behind. I like the heavy solenoid driven deadbolt that locks/unlocks automatically with the door, and manually from inside if you have to override the opener. Happy to post more detailed photos if you are interested.

Let there be (lot's of) light

Finally getting some exciting work done on the inside, the part I care about (vs. the outside which is a priority for my local aesthetics inspector)

Electricians are just about done. They got the four 400w lowbays installed, and all the florescents. The workbench area along the back is going to be great even if I'm working on sawhorses and plywood waiting to figure out how to pay for cabinets after all this. I had them drop a heavy power cord from the ceiling between bays 1 and 2 so there is always a plug handy in the middle of the room. All the lights are plugged into switched outlets to make it easier to move them around if I want to.

Trench did seem like overkill. But it has to carry 2" soil line, plus water supply (copper) plus two 2" conduit pipes (power and cable/phone/Cat-V/alarm sys) I had never seen the tool they use for bending the conduit, basically they run it through a heater which softens it up and they have a minute or two to shape it and put it in position.

My garage is similar in design but smaller in scale. What size are your garage doors? Mine haven't arrived yet, but they too will follow the pitch of the roof. I've never used doors with this type of spring/track design, but are there any considerations once the doors are open with them staying up? It seems they will always be fighting against gravity.
By the way, it was interesting how many garage door businesses I called that said this type of track was not possible.
I also went over budget with my trim. I used AZEK pvc trim with hardiplank. I'll thank myself ten years from now when I'm not scraping and painting my trim.

They are 9'x9' Just barely tall enough to pull in an enclosed trailer. No one seemed too worried about the door design: The jackshaft torsion spring is tuned to hold them in the open position. I guess in a very steep roof pitch situation they'd be doing even more work all the time but I don't see why this would be a problem...

Mind if I ask what company in NJ did your doors? I'm having a tough time finding someone near Morristown. They seems to either be commercial only or low budget residential. I'm hoping to get the doors done before the end of Jan.

You bet. We bought them from Jammer Doors http://www.jammerdoors.com/innovations.htm They were actually built by Raynor.

I also got prices and drawings for something similar from Arm-R-Lite here in NJ. They seemed very good as well, and had built something similar for a firehouse restoration project.

Bathroom installation

Well we are down to short strokes now on the actual construction portion of the project. Plumbers installed the bathroom fixtures today. The idea here was to have water without heating the whole garage. So the solution is a small insulated pair of rooms in the corner, each with it's own electric heater. Insulated metal doors with tight seals should help keep it warm inside. Moen freeze-proof hose bib sticks through the exterior wall of the room. 4 gallon instant water heater provides small amt of hot water. Second room houses sewage-ejector pump needed because we are a long way from the city sewar and lower than the house's main soil line.

You're going to love the Epoxy-Coat. Its not only great looking, but durable and easy to clean.

Finally got to put some epoxy down. Thanksgiving week I worked hard on prep but it has taken this long to dry enough to put epoxy down. In fact the third bay still looked damp so I figured I'd just do the first two. I've had a kerosene torpedo heater in there every night. I bought three containers of epoxy-coat tm which should be enough to do 1500sf. My floor is 1250sf but I ran out of epoxy exactly at two bays. Well 2.5 counting the area in front of the man-door. I guess I'm putting it on thicker than spec, hope that's ok. The long extension pole and spiked shoes were really helpful.

Make sure you apply the heat after the fumes die down. It's pretty cold out here tonight.

Looks great!

Baby comes in from the cold

Amid little publicity and very light attendance, a historic event transpired last Friday when the racecar, unceremoniously jump-started by the pickup, rumbled into the garage for the first time. Nothing less than the realization of a lifelong ambition! No more searching for dropped fasteners in the gravel or dirt, rushing to beat the sunset in late afternoon, freezing my rear off during some emergency repair, paying the local garage just to mount the snows... ah the list goes on. Well gotta get some tools and workbenches in here, but getting the 911 out of the Costco tent is a real landmark!

Workbench Finally

Well getting one step closer to actually doing something in the garage by finally getting a workbench in place. Thanks to an ordering error suffered by a fellow garagejournal lister, I scored some awesome stainless tops. I ordered legs and stringers from Global Industries. My plan is to get three lista cabinets on casters to live underneath the bench. The idea being that I can move them out and around to each project or into the back of the trailer to take to the track.

Update

It's been a long time since I updated, mostly because work ON the garage has thankfully slowed to a crawl where work IN the garage has taken it's place. Which is the way it should be.

I thought I'd post though out of a mood of celebration for finally having scored my lifetime ambition vise: a brand new Wilton C-1 courtesy of ebay. I've watched auctions for these for two years and finally got a great deal on a brand new one. I just unpacked it and set it on the workbench, garage is still a mess not having unpacked since my son's last kart race.

Nice vice! I almost bought a new one after looking forever for a nice used one. What size is it?

You're definitely making use of those tops.... :)

The C-1 is 4.5" across and weighs about 80 lbs. It was a good lesson in ebay cycles: It's brand new and went for $300 which was less than the used ones I bid on earlier and lost.

Yes the tops are fantastic. Eventually gotta get some cabinets going...

Wow. Somehow I missed this thread in the past. The garage is fantastic looking. Your writeup and the pictures are very well done also. You should be very proud.

Those garage doors are really distinctive. I like lots of windows and find them very appealing. Now that time has passed are you still happy with the garage doors? Has the single pane glass been a big issue?

Cheers!

The windows have been fantastic although I cringe a little when the boys are playing B-Ball outside and let one loose: no damage so far but eventually I'm sure we'll be giving a little lesson in glazing...

Got a new tenant for the unused bay: a friend's garage is overflowing with LandRovers and Bultacos, so I offered to house the Woody. It's a '41 Mercury with 36K miles, been in the same family since new.

WOW! Awsome garage!! I putting my 24x40 shop together as we speak.. Started as a pole barn with dirt floor i put up 5 years ago. Finally got a concrete floor in it earlier this year.. and FINALLY im getting some shelving up, and getting ready to lay out everything and get setup with storage and benches, tools, etc..

I noticed the Mershon truck in one of the pics, I guess you are somewhere not too far from me??? I grew up in Bordentown, and have lived out here in North Hanover Twp for 11 years...

Re: Bathroom installation

Is the black thing vertically inline on the output of ejector pump your check valve? If so, looking at Flotec's instructions its supposed to be mounted horizontally.

Update NJ: new project

Well it's been a while since an update. Here is the exterior with driveway installed and slab poured. Finally the interior is going in. Sheetrocked with 5/8ths and insulated. Next is oil furnace for heat. The blue sheetrock is supposed to be 'rough duty,' or something. Not the Magnesiacore I imagined but that stuff just isn't an option from a procurement standpoint. Still regretting I used the engineered lumber beam instead of iron so I could have the hoist on a trolley. Compromise is throw a chain over the beam and make slots in the sheetrock so I can move it from place to place.

Making more progress: painted, trimmed, lights re-hung. Furnace and oil tank installed.

I ordered the cabinets last week finally, should be here in 5=6 weeks.

Wow you need more storage than the large storage loft?
BTW you need to stop posting updates, makes my total lack of progress eat at me!

How much head room you have up there? I've always thought about adding a loft on the one side of my garage. Hmmm....

What cabinets did you buy?? Can you show us the layout?
