I am starting this thread to follow my new garage build which is now far enough along that I finally believe it is actually happening. Here is path...

Start with years of working on any and everything in my house garage and driveway, which has put more strain on the marriage than living next door to a ********** would. All of the messes and stupid moves on my part like washing things in the kitchen sink, soda blasting on back porch with the door to the house left open by mistake, cleaning valve covers in the dishwasher with added Purple Power degreaser (oh yes I did and it worked pretty well except for the odd smell for two weeks whenever she washed the dishes) all led to an environment where the wife actually said "why the hell don't you just build yourself a garage and stop ruining our house?"

GREEN LIGHT! First, I design what I want on Google sketchup. Second, I find this site and start over on the design. I read and read threads here and change and change. Finally, I submit plans to the HOA before spending money getting real plans drawn up. Thus begins a battle and story all unto itself.

Long Long Long story short. I win approval to build a 3,000 sq.ft. detached shop with 14' walls. (of course it has to match the house in every way from full rock exterior to window and roofing which adds a lot) Plans are drawn up professionally, bids gathered, builder selected (sounds easy doesn't it, but somehow 6 months go by). County permits for septic are filed, city permits for building are filed, test holes are dug , county issues septic and driveway permits and city does nothing on building permits.

Wouldn't you know it, permit reviewer for city are suddenly overwhelmed by work load due to a person retiring ( I found out this is code for an unofficial strike without a union for more pay and benefit, but again a different story) 2 months go by. Builder can't seem to find a way to moves things forward even after I offed to pay "expedite fees" which is code for bribe. I write the mayor a letter offering some well thought out and constructive suggestions on how to deal with the "resource shortage" in city permitting.

2 more months go by. Nothing from the mayor's office on suggestion, builder now reducing communications with me, frustration building, but ever the optimist I am shopping and finding awesome deals on shop tools and equipment. More deals on cars that I MUST have to restore, storage rental space secured. 2 months go by. I start working with the permitting office on my application and discover that the builder hasn't even been calling about the status of the permit application so clearly no "squeaky wheel gets the oil", pressure being applied.

I squeak and squeak. After all, I accomplished the impossible with our HOA so how hard can a city permitting office be? 2 more months go by.

I snap, buy a separate piece of land just outside of city limits, fire builder and decide to GC my own build on metal building where only county permits are needed. File permits, and get told that something the size I am looking at building simply can't be for personal use so I must file commercial permits which fall back under City permitting due to extended jurisdiction.

I expand plans to go from just having just a toilet to a full bathroom, full kitchen and great room/bedroom to show clear residential use. (this pushed plan up to 4,000 sq.ft.) Still questioned, but they are starting to believe me. I then get the brilliant idea to show head permit examiner the car insurance statement proving personal ownership of a ridiculously embarrassing number of cars. Head examiner loves old cars, is invited to use my shop sometime when it is complete and permit is issued.

City calls and approves first permit for my first plans for building on my home lot under a new program for expediting residential garage builds that reads exactly like the suggestion I submitted to mayor's office 4 months earlier. I realize that I am actually living in a Dilbert strip.

Throw city approval in trash. Bids for metal building and flat work accepted, builder selected and ground broken. Septic firm selected, hole dug and tanks is installed. Plumber selected, foundation poured with all rough in plumbing. Electrician selected and works with power company to actually get me 240V 3 Phase for free. (love this guy, doesn't even ask for initial payment on contract)

Metal building shows up and here we are today. They are standing it up and bolting it together as you read this. Now I need to select HVAC and interior construction subs, but at least I will have a dry building by Friday of next week with power following soon (power company has to install new pole and transformer) I will post some of the pictures of progress in a few minutes.

Wow Mitch, what a read!!!

Congratulations on starting off on your journey and doing things right!

Way back in the early days about 35 years ago, I used the kitchen and bathroom one winter to overhaul a turbo-400 automatic transmission. The bathtub ended up with a ring in it that I never did get completely rid of. And I managed to dent the stainless steel kitchen sink when I dropped the slippery front pump.. Put it all back together on the kitchen table. Then she got home from a full day of shopping with her mother..
Oh boy did the defication hit the rotary oscillator! :shocking:

The comment about the soda blaster and the door being open did not convey the full extent of the disaster. I turned a valve on and the nozzle jumped out of my hand and flew into the house in the kitchen and living room area. Every surface was completely covered in white. My wife was going to be home in four hours with her best friend to stay the weekend. I immediately vacuumed and dusted everything I could but we had hardwood floors. In a moment of brilliance I thought that if I were to mop the hardwood floors that would get everything out of the cracks. Water and baking soda equal grout. When she brings this up, as she often does, I have to actually leave and worry about my life.

Here is the septic hole. To be classified as a residential structure, I was required to put in a large drip aerobic system.

After a very heavy rain before plastic as put down the bag wall at the 7' rear collapsed. Not good news....

Mitch, that is one funny story. I couldn't help sympathize and laugh at the same time. I know I'm certainly guilty of a few things that didn't go down too well with my Wife. As most of us men probably are.

Glad to hear that your persistence paid off, and I look forward to seeing the build.

wow thats some lot of **** to go through.....im a bit confused on the matter of where your building now though, in the back yard or on the other site???? thats a mental high pad to put in.....should you have put in a connrete retaining wall but the expense probably would have been crazy.......what cars have you got going in???? love american muscle cars but in ireland it would be uneconomical to own one....im a ford man....

Aaron, sorry my story was a little confusing. I did not build on my house property, but ended up buying a new lot just outside on city limits to build on. I just accepted the fact that I would have to drive a few miles to use it, but now it is actually a better investment than turning my house into a gold plated pig that would only be attractive to a select few buyers. The shop was going to be almost a big as the house. The new shop will have a full bath, kitchen and great room so I will still be at "home" and can bunk over if I want to work late into the night. I also added a full RV hook up (which could be another bathroom) and three other water/drain sources in the slab so that the space can be reconfigured in many ways if I ever need to sell it as a commercial building.

Retaining wall issue, the framing that was 7' above ground was had a 48" deep footer till it hit bedrock. Massive rebar and 18" wide as well. Overkill actually, but better safe than sorry.

Cars, If you like Ford, then you would enjoy my Mustangs. My daily driver is a late model GT500 and I have a small block 68' convertible and my favorite is my 67' fastback with a 428CJ engine that was blue printed and balanced by "Dyno Don" in the 60s. (he is #18 in the drag racing hall of fame).

ooohhhhhhh now your teasing me with the cars...they sound ****** awesome....im looking forward to the pics of the cars in their new home....look forward to the progression.....your right about the house n garage though...better to be away from home sometimes so ya can actually get something done....lol....

Here is the prepped slab bed ready for the post tensioned cables and lots of concrete. Notice that one of my friends and I played tic tac toe on the plastic :) Never to old for a quick game of anything with spray paint :)

We start pouring the slab at 3:00AM to take advantage of cool temperatures and avoid the classic morning traffic jam for cement truck delivery. You can see the post tensioned cables are installed. Went with 3' on center just to be sure this is one solid slab.

After the forms came down, a guy who has a car collection down the road stopped in to introduce himself as he was bringing his recently acquired Porsche home from detailing it. He either left the parking brake off or it jumped out of gear or both so it rolled down the slope, across a big pile of scrape and then hit the side of the foundation. The impact was super light because the bottom was high sided on the trash. It wouldn't have scratched the bumper except for three nails sticking out of the concrete that punched holes in the front. However, the passenger side front fender was bent badly. The car had never had a nick before this event.

I drove the guy to my house to pick up my hot rod truck and we pulled it out. I also offered to help him repair the car when my shop was completed and my paint booth arrived. The dude was so embarrassed but I reassured him that we all have a story like that in our past and some like me have a lot more than one. The shop has been officially "blooded" and not by me!

There are 4 concrete areas around on the garage. A parking lot in the front, a driveway down the side closest to another building, a 25'x70' rear parking and then what I think of as a utility strip where I will put the HVAC and air compressor that is 10'x55'. I could also use the untility strip to park a car or car, but turning would be a challenge. Here are some pictures of the rear parking and utility strip which get poured first with the front parking and side driveway poured last when everything else is ready and good to go. Here are some pictures of the rear parking and the utility strip.

The large "rolls" in the rear parking picture are the roll up garage doors.

I am counting on donations from my friends who are as eager to get this built as I am to help offset the costs :) However, one of those close friends who is a really eager is the unofficial president of the local CBoA. Cheap Bastards of America club so I don't know how far a jar of pennies will go to help :)

On a serious note, the actual building and driveways weren't the "holy ****" cost moments, it is the bids for the rest that are driving me WAY over budget. For example, just to get water hook up to the local district was $7,200. I seriously considered a rain water system, but we are in a record drought and having the water tank occasionally filled from trucked in water would get expensive anyway. Septic is $14K all in with everything. I haven't even written checks for electrical, HVAC and interior living space construction.

Got back from checking out the building site and Sat. the crew made good progress. I can actually see it now. In one of the pictures, you can see where I drove my truck on the slab next to the sky lift to get a sense of size. These are pictures from the different sides.

I just put down my deposit on a new Duroair fully retractable professional grade paint booth. I am pretty excited about it because it will allow me to have access to a full size paint booth and then retract it down from 29' to 8' when not in use. This is a GREAT idea for folks that want/need a paint booth, but have a bit of an issue with dedicating the space. Pull it out, paint, push it back. I'll post a set of pictures and description of my setup and use experience.
