You know it’s serious when there is a ******* delivered!
******* showed up a half hour before the excavator. He's well regarded locally, has done a lot of work out here (did the footings and slabs for the houses on both sides of me)
He has already called for the footer inspection on Monday.

Finally got the packrat that has been rearranging my shop. The bucket trap was a dismal failure, a big old-fashion Victor Rat Trap did the trick. 20251105_093716.jpg
The ravens up at the house in Flagstaff swing by daily to see what might be on the “Roof Top Deli”! Fun to watch them hop around and then finally ****** the treat and fly away, with two or three other ravens trying to steal the rooftop rat!

Well, the footing pour scheduled for today didn't happen. 😕The concrete guy "forgot" to call for the inspection on Friday.. Tomorrow is Veterans Day, so it looks like Wednesday at the earliest before we see any concrete. 🤨

Sigh....and so it begins. A bit of Jack in that diet coke is a good blend, and settles the nerves!

I was pretty pumped about how fast they were moving. He told me he had called for the inspection on Friday before the crew left.
The old adage of "It only takes one awshit to negate a dozen attaboys" certainly comes to mind here.

Trust but verify....

I schedule all my inspections and check the scheduling allegedly done by others.

My county has an online permit scheduling system so its easy to look up all trade permits by address. Then there is a drop down menu of available inspections by permit type.

I have avoided many issues by checking with a just a few clicks of a mouse. I have also routed out liars this way.

The new garage is going to be awesome! I'm just wondering if your contractor found any of the lost Dutchmen's gold while digging those footers :unsure:

(Remember I have a degree in Geology that I never used... until Friday)
I held up a particularly fine specimen that came up out of the excavation and identified it as an Arizona *** Rock. When he asked to examine it he didn't see anything particularly unique about it. I told him it was just a ******* rock.

Gave up drinking about 35 years ago.
I was either a professional or a rank amateur, depending on your perspective.
Had just turned 30, and after half a dozen false starts my career was starting to take off. I was finally making decent money, and working a job that had me traveling nearly every week on business. After noticing the (same, yet different) drunks in the (same yet different) hotel bars night after night I had a blinding flash of the obvious...and came to the realization that one mis-step caused by alcohol (DUI, lounge lizards, locals looking for a fight, etc) could ruin a very promising career path. After some serious self-reflection i decided to quit before it became a problem. One of my better decisions. Never felt the desire to start again.
Hence, my secondary career as a designated driver.

YMMV.

WOW Scott, what a difference in region makes. Our footings have to be a minimum of 30" below grade. Seems odd seeing the footings what looks to be about 6-8 inches below grade. Don't see that around here.

Sleigh looks great as well.

If the weather cooperates we should have a finished slab next week. Got lucky with timing, the concrete guy had a break in his schedule, they are knocking this out between bigger jobs. They are about to start a big hillside project that is going to keep them busy for a full month. Glad I was able to squeak in before that started.

Powdercoat was a lot more $$ than I expected. Seems the coating on the Chinese chandelier parts was really difficult to strip. He ended up chemically dipping, sandblasting and priming to get the powder coat to lay down properly. IMG_20251113_114615~2.jpgIMG_20251113_114630~2.jpg
But, it looks great and my bride will be thrilled with the finished product. And, at the end of the day that's what really matters. Only going to do this once.

Stemwall pour didn't happen today.

I hung around all morning waiting for the concrete crew to show up.
The GC called around 2: 00 to let me know it wasn't happening today.
"Too late to get mud delivered" (in other words the concrete guy never even ordered it)
Two Frdays in a row they no-showed.
Once is a coincidence, twice is a pattern.
They do good work, but their scheduling *****.
New promise is first thing Monday AM
It's supposed to rain Sunday- Monday-Tuesday.
Yeah, I'm pissed.
Good thing I quit drinking 35 years ago. :ROFLMAO:

Ugh - we are allowed to hire 3rd party geotech inspectors (at our expense) to check all footings, walls, slabs, etc prior to placement. The inspectors are vetted prior with the County who will accept their inspections.

This lets us schedule an inspection for a specific time (7 am for example) and have concrete set up for 8 am. I always ask the crew chief what time the concrete is scheduled and if I don't get a good feeling, I call the owner direct.

Concrete here is still challenging to schedule with all the major road work going on. It needs to be scheduled 2-3 days in advance. The morning of, one can push it a couple of hours if needed.

Hopefully rain doesn't eff things up too much for you.
