The rot quest on my 1973 contemporary house continues. Last fall was the entire rear wall of the living room, replaced the two 8' patio door and one wood post with three windows and one door, now framed with three posts. Then the 8' pario door in the dining room came out, rot removed and framed in for three windows. Last month outside the back of the living room I replaced a 4' section of rotted sill behind the rotted cedar siding, made cedar siding to match/blend into the original siding. Everything I replaced is with direct burial/ground contact rated lumber, flashings, spray on seal coating and then siding. Triple the level of moisture control this house never had from brand new.
This month attack the north side front door/wall in the atrium. Haven't been able to open the front door for three years because the windo/wall settled onto the solid oak 42"? wide door. as the sill plate rotted out. And two thermopane windows had sagged down at least an inch. So I took off the inside trim and dug out (by hand) what was left of the sill plate to get to the top of the foundation wall. This week me and a friend will build the sill and window framing from the inside. I already used my 2-ton bottle rack to raise the wall framing enough for a temporary brace. The west side of the atrium wall is the worst. The east side is actually solid, and I am soaking it with wood preservative (which makes it darker). Such fun in a weird house.
I figure if I had hired this all out I'd easily be well into $20,000 of replairs. The six wndows and one door alone cost me $9000. Maybe $500 in framing materials. This 1973 hoise keeps improving.
