Update from the last couple of days

- roof is done
- inside stairs done
- man door is in
- French door for balcony in
- most windows are in
- siding 2/3 of way done

Left for GC
- finish outside
- inside firewall with firedoor at bottom of stair
- deck - PT except Azek trim around bottom
- electrical plus NewAir heater (ordered w thermostat)

Then it's my turn (hoping electric is done by the end of the week so I can take advantage of long DIY weekend):
- insulation
- drywall
- flooring upstairs
- painting and staining

If we stay on budget, then someone will be out here to redo my old driveway and pave the new section before winter.

CLOSE TO FINAL on the outside

Everything outside is done except for the overhead car door with the weather stripping, the aluminum trim around the balcony french door, and a couple of feet of siding on the very top. I had them leave the middle rail section of the balcony out so I can slide drywall sheets up this weekend :)

Next:

- Electrician is coming this week before I start on the inside
- Three day weekend will be spent on drywalling, insulation, taping, molding and flooring at least upstairs, maybe downstairs too depending on how it goes
- Fire rated door inside and stair landing
- Punch list and garage door next week
- Probably have someone deliver a load of crushed stone/gravel as well. Don't think budget will let me pave. I want to do the whole driveway at once. Needless to say, I am pumped.

Couple of notes: I added a knee wall upstairs - will be capped and sheetrocked. I also had them open up a hatch to get to the loft storage.

It looks AWESOME! Great build. I do believe you are about to surpass my progress. I have electrical. I hit a snag with my insulation. I ordered Roxul (stone wool insulation) as opposed to fiberglass and my order has been delayed. It will put my schedule behind somewhat, but that's okay. I think I'm going to seal my floor this weekend with a high gloss acrylic. In any event, take a break this holiday weekend and enjoy with good food and drink. Over & out. Mag

Update

Late last week the electrician came by and roughed everything Thursday and Friday. Door is in too. We were also lucky enough and grateful that the town was kind enough to squeeze us in for inspection. This allowed us to be very busy this long weekend.

Saturday - ceiling drywall
Sunday - 3 wall insulation plus two walls drywalled
Today - 4th wall insulation and attic R30 batts. Plus taped whatever drywall is done and spray insulation around windows.

This is only up stairs. Insulating the attic took a lot out of me today. It was mostly me alone. Wife helped when the kids were napping. Need to take a couple more photos of Sheetrocked walls.

100 amp subpanel going in later.

And the sweatiest and most painful part. I actually lost 4lbs this weekend. Just weighed in. Bruised my ribs crawling on the studs and gouged my left middle finger. When pushing out the batt to roll it, I hit a roof nail hard. My glove was bloodied. Kept going. Blood and sweat are GJ Strong.

This is my first time. I think it came out ok. Made sure I left a few inches for the side vents on both sides.

Another update

The following is the work we got done Thursday evening, Friday afternoon and yesterday. In addition to DIY, pros came in and installed the garage door opener (Ginnie Odyssey) and wired up the subpanel to the new 200amp panel they put in the house.

- Thursday we did one wall and did first coat joint compound on the ceiling and the two other walls we did Labor Day weekend.
- Friday, we finished the final wall and first coat joint compound all around
- Saturday, my friend helped and we smoothed out all the walls. I also shimmied some r30 insulation around the windows and doors and vacuumed everything up. I am not smoothing out the ceiling because we decided to go w textured paint.

Again, all of this is upstairs.

What we have left:

Upstairs: sand, paint, trim (including knee wall finish), flooring, heater, fixtures.
Downstairs: insulation, drywall, fixtures and paint.
Other: fire door inside going upstairs. Gravel in front the garage (no budget to pave everything.) seeding the fill all around.

Yesterday we seeded and fertilized. Today the wife sanded the ceiling. Plan is to smooth the walls tomorrow and hopefully paint the ceiling. Oh and we are live on electrical!

Anyway, walls are sanded. Ceiling is 30% painted. Wife did all the work today.

Update from the last few days

Progress is slow. My full-time job, kids, and life took precedent the last few days. What we have completed - wife has been instrumental in all of this:

- All the walls upstairs have been sanded. Wife did all that. She is half french. In New England, they say you have to be French to know how to tape drywall.

- Window casings (7 of them) are in. Me and FIL did that yesterday.

- Ceiling has been painted multiple coats. Wife did this. First coat was a this smooth texture - three two gal buckets worth. Second coat was Behr popcorn, same amount. It actually covered up a TON of the imperfect taping, and gave it a nice look. Downstairs, where the cars will go, won't have popcorn ceiling because of the exhaust residue. It would much easier to clean a latex based paint if it gets too black.

- Fixed a couple of last minutes joint compound areas that were tough to reach.

What's left - upstairs: Touch up on the walls with the sanding black, paint the walls, paint the casings, paint and install the trim pieces, put base and ceiling moldings, flooring with underlayment, install the NewAir electrical heater, install other devices.

What's left Downstairs: Insulation, drywall, paint, firedoor inside (going upstairs), trim around man door.

Outside: Cleanup, gravel

BIG update - lots of progress

Work-related travel took a few evenings away from weekday progress. BUT the best half (with little help from her dad) did a lot of work. Upstairs is almost done.

- Paint, trim and moldings (including filling the seams) is DONE - thanks to the wife. She made a nice cap for the knee wall with moldings and a door frame. I will take a picture of that. We still have to fill the seams on the floor moldings. BTW, all the moldings are PVC. All the window and door trim is wood.
- Flooring (with help from my brother in law is done) - we put down underlayment and some laminate I found at the Depot for 99c a square. Installs really nice if you are careful on the edges. Had great reviews.
- Fire door at the bottom of stairs going upstairs is DONE.

Couple of photos. Will need to take more/better pics.

On a related note, I found a huge leak down stairs on the inside of the car door. GC is coming out today to take a look at it. The structure, foundation, slab, roofing and siding is on him.

bad *** - very good work for a guy with "limited handyman" skills or however you put it in the first post!

Thanks GH. Definitely the biggest DIY we have conquered. Popcorn paint and joint compound have been invaluable. At the end, I will have a collage (insert grunt to compensate for the use of the last word) of the not so perfect pieces. There are plenty - especially in the drywall mud area.

Thanks brother. No later than Halloween. Hopefully sooner. Electrician is MIA right now. I need him to come in and put the devices. I also need the town inspector to approve occupancy readiness.

Almost there

We made progress this week. Upstairs Light fixtures are in. Outside fixtures are in. NewAir installed but not hooked up. Wall mount fireplace is in. Still waiting for the electrician to come finalize everything. Once that is complete, I can move my office in. Pool table and other things will go up there this coming week. Not pictured is progress downstairs. Wall insulation is 90% there.

Thx brother. Yes they are. Home Depot carries a line called EGLO. Somewhat pricey but the best half found this ebayer who auctions off HD returns after HD auctions them off. We got lucky on the lights but not so much on a really cool stainless steel Hampton Bay fan. It was missing the light setup and many piece looked like it was dropped and spray painted. But he does accept returns and pays for shipping. I like the replacement though.

What did you use to put the texture on the ceiling? I'm at my wits end taping & mudding my ceiling. Don't think I'm going to get the smooth result I was hoping. Not willing to put the time & effort to do so. Would like to go with some type of texture to hide the imperfections. What do you suggest.

If you already used 5/8 drywall for the ceiling, I recommend Behr Interior Texture Paint (ceiling popcorn finish) available at HD. DON'T use the Homax brand from Blowes. I tried Textured Smooth, but it turned into an essentially coat of primer. A really expensive one. My wife is saying you don't have to prime, but it doesn't hurt.

Couple of pointers:
- buy a paint mixing drill bit
- use half inch nappy (semi smooth). Buy a bunch of refills. They get ****** quick
- not kidding: wear a puncho and cover your beautiful floors
- even though it doesn't say to use water, you should use about 20 oz per 2gal bucket. Worked much better
- I used up 3two gallon buckets for 24x24

Thanks brother. Thanks for your input too. I was able to get the electrician to wire up the heater for additional BTUs in time. Used your idea to insulate the attic hatch. I will definitely be doing OSB on the back wall down stairs. Still considering your floor sealant too.

After a few weeks of laying low...

Took yesterday off and took advantage of my FIL's day off. Finished insulating all the walls and little nooks downstairs, drywalled all the walls, did some clean up, and picked up everything I need for the home stretch.

All we have left is insulating the downstairs ceiling and dry walling it with 5/8. I don't think I am painting downstairs until next spring. Crappy photo.

We hit a small snag. The contractors messed up on one of the studs and it happened to be on the end of the sheet. The 16 on center was off by 3/4 inch. In hindsight we should have sistered a beam and screwed into it rather than toe nailing longer screws.

Major milestone

Thanks everyone for your encouragement and for answering my questions. On Friday we finally got the check mark in the final occupancy box from the town :thumbup:. So now we can park in there.

What else have we done. Finished the rest of the drywall downstairs, cleaned up, and returned 400 bucks worth of extra insulation to Lowes. All that was completed yesterday. It feels good.

Have some troubleshooting to do. The data/internet line the electrician ran for me to the garage may need to be repulled. I have wireless internet for when I move my office up there (in the next day or two), but it would be good to get a hard line. Phone is already pulled. He is coming tomorrow and we should be able to figure that out.

I also decided to put a TV upstairs (47 inch LED TV form LG) so at least we can have the football games in the background when we are hanging up there on Thanksgiving. I ran a power outlet box up and hid MOST of the wires. Only thing you can see is the ethernet cord for apple tv.

NOTE: I am not running cable. I will be using Aereo - the live tv streaming service for networks (CBS, NBC, FOX, ABC, etc.), Apple TV also has Watch ESPN for Monday night football. Only thing I don't get is Thursday night games from NFL networks (for now). I will provide a full write-up on Aereo by Wednesday in the Free Parking section. If anyone is interested in this alternative over running actual cable from the house. Stay tuned.

In the spring, I will tape, mud and paint the downstairs, and I can start moving my tools in and outfitting the car parking area.

Thanks everyone for your help on this. I am happy that now we can park the cars in there and have a little office/manctuary to hang out in. BTW, that heater works fairly well. I can get to 70 degrees in 20 minutes. Will let you know about the electrical bill once my office is there full time.
