I had this type of door on my shop before I moved and replaced it with an overhead type. The first thing ya gotta do is to straighten out the track, you will be chasing your tail until you get that done. On an old building, ya get settling and shifting so ya need to shim it back, I used door shims and a straight edge and it worked out pretty good. Take your time here, it'll pay off. Next is the rollers and hinges, I took mine off and dissembled them and let them soak in vinegar for a few days while I straightened out and shimmed the track. After I cleaned, lubed and reassembled them, I adjusted the door height and plumb. After it was all said and done, you could slide the doors with one finger.
