I'm not really a fan of the single story ranch style, but the more I see it the more I like it.

So, the general answer to your question is know where the boundary lines and corner stakes are and mow the lawn accordingly.

Good fences, meaning on the line, make good neighbors.

Most the time here unless you have 4 legged family members, you don't need a fence. We have 2 dogs so some sort of fence will be put up eventually

I'd be interested to see that when you do it.

Good luck on the latest offer. I've been there with trying to find and land a great deal. Im 35 and on home # 3. This last home search was a huge roller coaster ride for us as we made several offers and had one accepted only to lose it to a cash offer. The place we ended up with is a dream home for us, we will stay forever if we can...

Inspection went well, all it "needs" is gfi outlets in kitchen and bathrooms.

This is far superior to the original situation. I love the ceilings, and that garage is killer.

Can you show an overall exterior view? Im Curious how that enormous garage space connects to the rest of the house.

Hardwood under the carpet?

Those are some interesting light fixtures in the living room. I have never seen one that "snakes" up the wall like that.

was a garage built into another garage? I'm so confused.

nice house, a bit dated but nothing to hard to update! the only thing I would be mostly concerned about is the heating system, as much as I love radiant heat, does the house have any duct work? just thinking about those hot summers with no ac? (I guess a window ac or ductless ac could work too)

The house has central air conditioning so yes there is duct work for the a/c

That's pretty nice place and the garage is HUGE. I love the maples. They'll make for a ton of raking, but the piles will be fun to throw kids into.

That house has a lot of curb appeal and so much more character than most new houses (and this is from a guy who just built a house). Landscaping will make it outstanding and it looks to be in excellent overall condition, well done. The old place had that cool garage but it would have been a huge project to get that into shape.

Out of interest...close to your house in Lemoyne Road there are several houses with "lakes/pools" in the gardens.Are they for leisure activities or another reason?,not a common sight in England.

That's true on the GFI outlets as long as the wiring to the box has a ground.

In the gardens? If they are in the garden usually they are decorative. But if they just happen to have a pond dug in the yard it's for summer activities like swimming

lots of potential there . i totally understand "refusing to look at" a house with no garage. my last house had a 16 x 24 garage (the largest the city would allow) the house i have now has huge open kitchen, ex wife loved it. and 32 x 46 garage. to answer you question about separate feed for electricity, benefits, you know EXACTLY what the garage is costing you to own. you will have a separate meter and bill. you should have a plenty of power available if you have a need for air compressor and or welder, several circuits for outlets and 2 for lights. bad thing is wife will know EXACTLY what the garage is costing. my garage has separate gas but has a sub panel off house. for power. so i have a year round heat bill. i pay more every month so don't have large bills for heating the garage in the winter.

You would be correct lol the bathroom off the room with the fireplace. Is exactly that lol can't wait to try it.....lmao

What I mean is that it is as you said weirdly designed, and since it is dated somewha, I'd strip it down to the studs and renovate it from top to bottom.

Ahhh ok. Well fha appraisal was yesterday, hopefully it passes. The owner refused to install the gfi outlets in the kitchen and bathroom, no big deal I'll do it after we close. They claim it has already passed fha appraisal once before, and then the potential buyer couldn't get financing for some reason, so hopefully it passes and we can get the keys.

Still waiting on the appraisal to come back, it was supposed to be back yesterday or Monday, my finance/mortgage guy still doesn't have it, this appraiser is irritating all of us.

Congrats on the new house, hopefully it will end up like you want.

My wife and I just bought our first house together about 9 months ago and I am glad I didnt have to go through all the mortgage company hassles.

I went through my local bank and closed in 2 weeks. They gave me a comparable rate and I would much rather deal with them.

Before I even went to the bank I asked the neighbor that owns the empty lot behind me if he would sell it. I agreed to pay more than what I thought it was worth but I wanted it to build a shop on. We bought the house 9 months ago and I just closed on the empty lot 2 months ago. Took that long to get the neighbors bank to release the deed from his mortgage.

If I had a garage that size I would not be building a shop now. Nice garage for sure

So annoyed. Appraisal came back, but the loan people now want to dumb water tested because of the farm behind the house. So now instead of closing today, we have to wait till the 31st. We better close that day......

while a pain in the *** now water test should always be done with a well and requiring it with a farm next door makes some sense. better to spend a few bucks as I've had clients with high arsenic levels and other major problems discovered during the process
