Forgot to mention that there is only power to this building. It will be too expensive to route water and sewage.
Additionally there will be a thru-wall A/C unit to cool the bonus room and a separate one for the garage plus a swamp cooler. The bonus room would only really be used on the weekends if at all. Thus reducing the sq. footage needing to be cooled/heated.
Original Plans were to have a 24x24 2-car garage with a lift. However due to the existing house, and lot coverage making it impossible to have 2 OH garage doors, we've adapted the building to be a single car garage with bonus room.
Intent of the room is to make it a guest room for family and friends, as well as a theatre/play room, etc.. Layout is not set in stone yet, just playing with ideas for now. I'm not sure if I want to have a door between the garage and bonus room. The smaller room in the rear is for landscaping tool storage and a 60 gallon air compressor with a switch located in the garage.
The garage will have 24 feet of tool storage/countertop with dedicated power every 4 feet. a 30A outlet just outside the OH garage door for a welder as well as one located on the back wall. The perimeter of the garage walls will have 20A dedicated receptacles(most likely alternating every other one) for various power tools.
Ceiling heights are 12 feet in the garage to allow for a full size lift, preferrably 8-9K lbs. and 10 feet for the multi-purpose room. Not shown is ceiling mounted recepts in the garage for OH garage door, and various needs. Plus the OH garage door is only shown at 8 feet wide as that was the only model I had to use. It will be a minimum of 10 feet when installed.

Electrical Plans: garage is your typical receptacle layout. 220V for air compressor and welder. The rest are alternating dedicated circuits. Bonus room is a little overkill. Two recepts for either a flat panel TV or retractable screen located in the ceiling. Power at counter top height
