Its confirmed, 2 weeks or so and I will have a 30x40x10 kit sitting in my back yard. Biggest cash purchase of my adult life, feels good :)

Just thought id post and say THANK YOU to everyone who guided me and made sure i got off on the right foot!

There will be plenty of pics, for me and for everyone else. Since im building this with the help of my neighbor, i will be learning a lot. I plan on photographing all the steps so i can look back and fill in the gaps if i build another post frame structure down the road.

Wow, I started my shop mid/late October last year, the weather made it tough to get the siding up in the snow. Imagine white siding covered in snow...slippery !

I agree, im hoping the white stuff holds out till after im done. Im using metal siding/roofing so it could be even worse when dealing with 15 ft long strips of metal.

Either way, it should go up fast once we start. I have a handful of people lined up to stop by and help for a day or two.

Delivery date: Mid December!

This should be fun, but im up for a challenge.

I thought i would also include a cost break down, since i know many people visit this site when planning projects like these.

The kit:
30x40x10'
4/12 pitch trusses, 4' o/c
4x6 posts
40 year warranty, 29 ga metal roof/siding
2x10 truss carriers
2x8 skirt boards
2x4 purlins and girts
no windows/garage door not included (they were expensive for the garage door)
hardware/plans

$5956.93 delivered after tax

Garage door:
$299 9x8 insulated w/installation hardware (on sale @ menards)
$240 Professional installation

site prep (clearing top soil, back filling with sand):
$400 including sand

Rental for post hole digger:
$300

OSB & felt paper for use under metal roof as vapor barrier:
$400

Concrete work (final prep/grade work included, 5" 4000 psi w/fiber, poured by a contractor):
$3ft = $3600

Total: $11195.93

And that will finish the structure enough. This obviously leaves out:

Interior walls & ceiling
Insulation
Electrical
Heating or AC (no AC for me)


Hope this helps someone. All prices confirmed except for the concrete work, but that i was told by a trusted person might go up $0.25-0.50/ft but most likely not.

I do plan on throwing away/donating/selling 3/4's of the stuff in my current 30x30 garage. Im starting fresh, even if it costs me an arm and a leg later on down the road when i have to replace stuff. Atleast it will be replaced with high quality stuff I want!

I got lucky, maybe its living in the Metro Detroit i knew better than someone living in Nevada or New York. But i bought into Ford @ $2.70'sh, and got out around $11 (was damn near $19 earlier this year, but i thought it would hold for a bit). I knew there is no way the Ford Family with there billions would let Ford take a government dollar and go through a bankruptcy. Too much pride i think, even though they would have been further ahead going that route.

You will make more money in your garage than the stock will pay ya.

Sounds great - better investment than the market IMHO. $3 sq/ft is damn cheap for concrete work.

I can't wait for the pics.

Thanks guys! This will be very well documented. Lots of pics, and lots of discussion as i go. I expect it to go quickly with the 6-8 people i have willing to lend a hand.

Storage/shop unfortunetly. I have to split about a 1/3 of the shop off for storing two cars, and a few 2x4 racks for "once a year" stuff. But other than that, its all mine :D

Exactly. Two neighbors, a brother in law and his dad, my dad, a father in law, three friends and my self. I doubt i will have everyone out there all at once, but i should have atleast 4 people at any one time.

The 30x30 is still up, but i am demo'ing it. The roof is shot, most of the trusses are damaged and most of the interior is not worth saving. It was neglected for years before i bought the property. I will be saving the sub panel, fuses, and some electrical stuff and thats about it. Maybe a 2x4 or so if they look good when it comes down.

Yeah im swapping favors and paying cash, keeping things on the level. My neighborhood consists of 6 loosely spaced houses. Of those 6, 2 have pole barns similar to what i am putting up. Both of them literally build/race cars, so i am in good company lol.

It's always too small. I've got a friend with an aircraft hangar. He complains that it is too small.

Now if you had a shop stretcher......

My grandpa has every piece of wood working equipment you would need, all crammed into 600 sq ft in his basement. Everything has wheels, and everything has a place.

My old employer is a leading restorer of Alpha Romeos, also does 90% of his work in a 1000 sq ft shop. Tight, but with planning you can make it work.

If they can do wonders with wood and old italian cars in smaller spaces, i should be just fine with 1200 sq ft :D

I've got a 21 X 21 two car garage (automotive and metal) and a 16 X 24 portable building (woodworking shop). It gets interesting sometimes getting the projects AND TOOLS together in the same location. However I have learned to be content with what I have. I worked for YEARS with NO GARAGE.

However if I had the money and the time I would build a large detached garage to do ALL of the stuff I do. It probably wouldn't be able to be as lare as some I see on here but....

This is for you and for some others that may not have thought of it, but after you get it built, make sure you get it, and your house appraised so you get the equity that you just built up. on paper. A garage will add a few bucks to your taxes for the year, but you want to be sure that if anything happened (God forbid) you get what you deserve. You can build something like that for say, $20,000.00 if you DIY, but you want it on paper what it is actually worth if someone else would have to build it turnkey. That $20,000.00 building may add another $40,000.00 or more in equity to your home.

Don't get so excited with your new garage that you fail to notify your insurance company what you now have. I know that with my garage, if I add a 24'x24' addition to it, it only raises my insurance by around $120/year, but it would be covered.

To the OP....if you haven't bought any insulation, doors, or windows, you may want to see if you can get that done before years end so that you can get any tax breaks on the energy items if there are any. Just a suggestion.

And for everyone on here, the new year will be coming up shortly, make sure your Smoke Detectors in the house are up to par, any security cams and such are up to par, and notify your insurance company of any changes made or large purchases bought so that they be covered in the event that something would happen. I get in touch with my Insurance Agent every year to go over things to make sure we are up to date and covered.

Thanks man, this is probably the 5th time i can remember you giving me solid advice. :thumbup:

I talked to my insurance guy (family friend, we go hunting together) last weekend. He said just email him a pic of the structure and he will take care of the rest. I may bump up my coverage to include any labor that it would require to rebuild like you said. Right now im only covered for 10% of my property value (i.e. $10K).

As far as adding to my properties value, i was told buy a few Realtors and one appraisal guy (i was going to try and move before i realized how far upside down we were in this house) that post frame structures that are not attached to the house w/certain amendments made to them do not add to the properties value because they can be removed if you moved.

I said thats a pretty big pile of BS, how does that make sense. He just shrugged and said thats how it goes.


did you go with diy pole barns? My pole barn build is coming along... but slowly the kit showed up September 9. The framing is done but i have the siding left. Getting the trusses set was the a huge challenge. The next biggest was the roof metal. Thanks! I will definitely work my way through your thread. The plan is going to have my neighbor helping me. He has about a half dozen post frames under his belt so he knows a bit more than I do about this :D

The plans are pretty good but ive had to call mike a few times. Manly with trim and such. I was really suprised to see that they included extra lumber in my kit. I guess for bracing or messed up boards. The only lumber that was "bad was a 8ft section of header that i replaced... but thats minimal when you see how many boards come in the kit. I would cover your metal with good tarps as soon as you get it. I have alittle rust on some edges. It was hard to give my hard earned cash to a online company but im glad it worked out

Thanks for the tips. Ill most likely be working in a few inches of snow (have 4" now) so ill have to rig something up for the metal.

You are right! Ill have to call Monday and see what the deal is. I thought maybe she was looking at Novembers calender when she gave me the date but the 10th of November was a Thursday....so I have no idea.

The concrete guy and I have been tearing up my back yard for about 2 hours now. The top soil is out, the sand is almost all in and it looks like ill have about 5-6 yards sitting here over winter for use next spring.

I also got him to flatten my driveway since he said everything went quicker than he expected!
