Sorry for all question, but my mind won’t take break from 1000 Sq Ft retirement home. While I’m day dreaming, I just got price for 1x6x16’ T&G V groove wood ceiling about 1700 sq ft. This do both porches and living space, want to use semi gloss clear coat. But which one, since it’s pine should I apply sand sealer first then water base clear coat? I want to use water base since be using hand held Graco sprayer. I want spray first before installing them. I do need to install nailing strips first. I’m think 1x2’s since be little cheaper than 1x4’s . What’s y’all’s thought on this game plan?

nice choice. but... I think you're better to use a lambs wool to apply coating.probably faster , better coating , less overspray, less clean up etc . and I would use 1x3 for nailing strips .nail thru the tongue on an angle inwards so you don;t have visible nails , the groove will cover them .

Water based finish is going to raise the grain of the pine, you will need to sand it lightly before applying the second coat.

Looks like oil base be better choice, be able to us lambs wool to apply. I’ll have research lambs wool for applicator. I watch guys apply finish to gym floor was wondering how they were applying it using mop. But it was lambs wool 👍

so will oil base... I prefer oil based over water base... and first coat thinned down with mineral spirits .
if you want to age the wood or darken it a bit , there's an inexpensive easy way to do it with vinegar & steel wool . gives it an aged look as it pulls the tannin out of the wood. I can point you to some threads if you're interested

Wow, that would be fantastic idea. Reclaimed wood is more expensive than new wood. Yes please point me in right direction. Thanks

I replaced all the interior trim in our house w/ 'stain grade' trim from HD w/ 3 coats of Minwax spar varnish. One thing I noted on some of it (this was a multi year project) was slight ridges across the wood. Like they fed it too fast through a planer so each blade made it's own little cut. It was only noticeable w/ sunlight hitting the gloss finish at the correct angle. Wasn't bad enough to make me redo it but it could get annoying on an entire ceiling.

Our game plan(subject to change) is just to clear coat wood with either satin or semi gloss. This is #2 pine which I think not best grade to stain. Thanks your post served as a reminder. What happed to me few years back staining T&G wood

When we refinished the wood floor in the living room (after patching up all the termite damage), we used the Minwax....water based/oil modified poly. That's been a while now and it has held up great. Almost no obnoxious fumes in the house when we did it!
