The plan...to buy and build a new home with a stacked 3 car garage.
Our home should be completed late April, early May.
Then I will get to have my fun with the garage.
I will update this thread as things progress.

The proposal:
1 - One bay to be used as a work shop area
2 - RaceDeck flooring tiles
3 - Utility sink
4 - Computer desk area w/ phone, printer,fStereo center, filecabinet, etc.
5 - Flourecent lighting
6 - Storage cabinet system that has doors to hide my stuff
7 - Work bench that I can actually hammer on
8 - Tool cart on wheels
9 - if I have money left over a lift

Fantastic looking house and floorplan, but your sink is tucked away in a dead corner. Would be pretty hard to use comfortably with that floor to ceiling cabinet in front of it. How about moving it to the other of the water softener and placing the softener in the corner? Where you have the cabinet in front of the sink now, you could put a mobile tool cart for a workbench and tool storage and be able to roll in away when it comes time to re-charge the softener with salt. Then scoot the tall cabinet down where your workbench is shown now. Just a thought.

Great looking home you're building. Is that land behind you remaining undeveloped? No back neighbors, I'm jealous !!

Thanks guys...I actually have removed that one cabinet that is in-front of the sink. I just posted up an earlier layout. As for a roll-away work cart...I am looking into a Lista version. That way all my hand tools are at hand and I would not have to walk far for them.

As for the land behind, it is already developed. You just don't see many homes. The oaks are hiding most of the homes there. Plus the lot sizes are similar to mine, 1/2 acre plus.

Nice set up. In addition to the sink location, I think you need to reconsider the computer station location. I'd move it to oposite wall, next to the work bench. If I read the plans right, this would give you about 8' of clearance between the interior wall and the work bench and shelving. Wide enough to pull a vehicle in if need be.

Thanks Bib...I also have thought of moving the computer to the other side of that same corner...basically make it a stand up computer to use. That would free up the most room.

I have been doing most of my layout planning on VISIO, but its on my work's laptop.
My home computer does not have Visio, so all it that you seen so far is from Paint. I have already planned out my RaceDeck's color scheme on VISIO. I will make a jpg and of it and upload it tomorrow (if I have a free moment at work).

I see the corner sink changed into a bathroom. Good idea.

Nope the sink is still in the corner of the garage.
The reason for this is that the drain for the water softener is about a few feet away from the corner. I figure I can tap in with trap from the sink and then run some water lines from one of the waterlines from the attic and down the wall.

The sink is not a done deal..it is a love to have thing for the near future.
I have taken plenty of photos of the framing of the house and locations of the waterlines and drain, so when I am ready to get it done, I will know where to cut into the walls. :)

Updated the jpeg of the layout...easier to view (two odd threads up).

The air compressor...I have a portable version currently (the 2 bottler that you can hand carry). but I would love to get a larger stand up version. Just not sure where to place it...maybe pour a small pad outside the garage and poke a hole to run the air supply line...hummm.

Well it has been a while...the home is done and closing will take place this week!
Once we close, I will start on the garage stuff, flooring and then cabinets (in that order).

In the ceiling I had the builder install outlets that I can change over with recessed lighting at those locations. In the picture that shows the rafters, you can see the little blue gang boxes. Plus the rear bay will have the lights on it's own dedicated switch, while the front two side-by-side bays will also be on a seperate light switch.

I have been using that Visual freeware to determine lighting.
T8 bulbs @ 32 watts
(2) 4-foot long bulbs per fixture

In the front two bays I am looking at 9 fixtures total (3 per row)
Average of 50 to 70 fc at work areas.

In the rear bay I am looking at 6 or 4 fixtures total (2 per row).
6 fixtures = 60 to 100 fc (super bright)
4 fixtures = 40 to 60 fc (much better for working and most likely the one I will install in the garage).

The rear bay will be the work area...I am still mulling about the purchase of a scissors lift or just get a larger floor jack and taller jack stands.
Anyways, it's a work in progress.
I want to get the floor done first then the lights and the cabinets.
Pretty much in that order now.
June & July will be busy.

The RaceDeck tiles have been ordered and should arrive this week!
I will post pics of the install once it is done.

This past weekend i was able to review the heights between my garage and top of my Tacoma...not much room.
Looks like I will have to scrap the idea of a lift.
So now I will look a different jack system...the one I will look at is this one from Northern Tool...

A friend sent me a link/photo of this one.
The only minus is that it would only be used for trucks and not my cars.
The good thing about it is that I can lift one end of the truck with no balance issues. makes it easier to add the jack stands.
At under $650, makes it easier on the wallet than a lift.

But that tool will have to wait until I get three other things...my shed, lawn tractor and cabinets.:lol_hitti

it's coming along VERY nicely. can't wait to see the floor done. i like the idea of using the red tile to split the sides. i know my wife would still manage to park over the line though.
i've seen you on other forums...saoffroad, etc. what part of town are you in?

Damn they delivered 10 of the 12 containers of the tiles...
Plus they called three times to get directions...I just don't get it...
Anyways, I plan to be in SA tomorrow and I will stop by the UPS shipping facility to get my two boxes.
Idots...and i use to work for them back in the day.....oh well.
Cindy has been taking some pics of me laying the stuff down, super easy...but to center the tiles, I will be trimming three inches on the left side tiles and three inches on the right side tiles, so that the RED tiles will line up in the center of my garage.

Nice garage. My dad's garage is similar. It's 24 wide, with the single car side 20' deep, and the other side has a 8' deep x 12' wide bump out for a 'work shop' area.

The garage looks great. Have you considered a four post lift? You would be able to move it, you don't need to do anything special to the concrete, and you'd be able to store one car on it and park another underneath it.

Just a thought. I picked up mine from GregSmittequipment.com for less than $2000.

I have been debating between epoxy and tiled floor.

The good about epoxy - - looks great, lasts a long time, chemical resistant, water resistant.

The bad about epoxy - - EXPENSIVE, long prep time, if done wrong - delamination, chips if you drop something heavy, patching looks bad.



The good about tile - - cheaper than epoxy, lasts a long time, easy to replace damaged tiles, chemical resistant.

The bad about tile - - will allow liquids to seep between the tiles to the concrete floor.

I have dealt with commercial grade epoxy when renovating our machine shop and injection molding floor back in SC. Loved the stuff, but it was super expensive. I had someone quote our current 3 car garage and it came to near $4000!!!

I also knew about tiled floors by RaceDECK from my racing magazines. I too had them quote and they were under $1900.

In the end the tiles won and the order was placed directly to Race Deck.

Less than a week later something was left at the garage by UPS...

That Saturday I finished the double stacked side of the garage..looks great. Still waiting for my final two boxes to show up...someday.
I will try to get it from UPS tomorrow, between lunch.

That Monday...more on the on going UPS story...well they still have not shipped my remaining two boxes to me...
they now want me to come and pick the stuff up...I wanted to try today, but Cindy and I were in the middle of directing the movers from our old place to the new place.
Now our place has big brown boxes all over!
So it looks like I will be getting my stuff this Monday (?)
I called UPS to find out where the warehouse is and they say it's on Seven State Street.
I asked is there a land mark or something I could reference?
They said they can not do that...because the people I was talking to was from FLORIDA ! -- WTF.
So all they could do is tell me turn by turn directions...almost like a Tom-Tom.
What really ***** other than missing the two boxes, those two boxes have my red tiles and my front edge tiles.
Which I need to really get my tiles lined up.
So my tiles sit - waiting to be driven on....until a later date...this *****.

Then Tuesday, I was able to find the missing containers, almost as worse as the airlines. I started the final side Wednesday.

Today, I finished the floor - sort of!

After taking a swig of beer...

Looks great!

Any thoughts or feedback on your choice of Racedeck (over epoxy) now that it is down? I'm having a similar debate with myself right now. There are many reasons making me lean towards Racedeck but I haven't ever actually seen a full Racedeck floor in person.

What about the noise? How does it feel underfoot?

Tejas, I feel your pain on the UPS deal.

I have had nothing but problems any time I get stuff delivered by them.

May 9th I ordered $1700 worth of modular garage flooring on line from CostCo.

Still no flooring as of May 26th so I call UPS. They say they have no record of the flooring and that it was never shipped. I called CostCo and the order was sent directly to the flooring manufacturer located in Western Canada. UPS was sent the notice to pick up but for some reason never did. CostCo can't do anything since the order has been passed on to the vendor. I had to cancel my order, they refunded my credit card and placed a new order.

The very next day I get home and 10 of 11 boxes of flooring has been delivered to my house from the original order. UPS calls me and had somehow located my order. It had been sitting in one of their depots (in Eastern Canada) since May 10. So now I have my first order plus a 2nd one being shipped. Plus I don't have all of the 1st order.

I have ordered my cabinets for my garage last month...feels like years ago..the ETA for the cabinets is Aug 22.
For my mobile tool chest to work on my METRIC type cars and truck...I picked the Lista Mobile tool cabinet - MMP0600-0702 (44 3/8 wide).

Similar to the smaller sister shown above.

While my SAE stuff and other hand tools will be housed in a different stand-alone combo-tool DW sized cabinet from Lista.

I also ordered (4) DW Sized cabinets (both slide out tray versions and fixed shelf versions). Those will house my automotive and bicycle spare parts) and any portable hand held power tools.

My 10x20 shed was approved by the HOA and the permit has been approved by the city. THe shed will start going up within the week.

Now I need to look into ORGANIZING MY TOOLS! :eek:
Right now I am leaning towards Ernst organizers (easier to combine sets of sockets @ $6, not including a base that would combine sets).

or the SocketLock-it versions (sockets will not fall off if on it's side @ $18-$20 - but not able to join together like Ernst).

But the Sears' socket bar ($20) is temping too - but I would have to add labels and it too does not join together like Ernst.

T-minus 1-day....my cabinets have arrived at the freight warehouse and waiting for me to pick-up.
So tomorrow, I will get a penske rental truck with a lift gate, head over to Yellow freight to get my new cabinets! :)
I should have them all in place by Sunday (if I get my friends to help on Saturday). ;)
I will post pics once it is all said and done.

Me too...I know it will look way better, once I get everything transfered from my ol' Craftsman tool chest and move all my spare parts to the cabinets. Then I can park our two cars in the garage like our old home.
Hope to have it all completed this month.

Then next is the lighting.

Yep I have the butcher block for the mobile tool cabinet and I ordered an extra top to replace my old work bench's top. I plan to install that one tomorrow.
