Brilliant design, excellent execution!

A few questions:
* Any challenges with the homeowner's association?
* Why not enclose the area between the new garage and the house?

Lucky guy - I lost my 5800 sq. ft. hangar with my prior wife (still a good deal :)) and now I must make a 3-car garage work. Just forces me to be creative :)

I am curious. Did you consider docks planks(prestressed concrete floor panels) for the second level floor? I am not sure what you plan to park there but if it not a tank docks planks work well and save head room.

Plus, it just makes me feel better havin' 9 big freaking beams holding things up.

There are times in a man's life when this answer is the only proper one. Building a garage is one of them. If the wallet supports it, you just GOTTA go with what feels good...:beer:

We are at the paint stage inside the garage. Man I'm having a hard time with this.

I know I want to do diamond plate on the bottom of the wall (from the bottom of the wall, to the 31 inch mark)

I had the painter come today and put a 6 inch stripe above that (darker grey) and the rest of the wall a lighter grey.

Man.. that's alot of grey.. looks like a mental institution or somethin'

Ideas?

That is indeed too much gray. You need some white in there for reflectivity. It will be too dark and dreary looking with all gray walls. Take a look at some of the garages on here for ideas. I would seriously cover at least the upper portion of the wall with a shade of white.

Grey on the bottom, white on top. You need white in order to see.....trust me....otherwise you just waste your lighting....

Not sure what kind of covering you are going to put over those diases, but a thought here:

Make them so you can lift up a panel some-where. Looks like there would be lots of additional storage space under there... Or at least a good place to put subs. Just a thought.

WOW is all I can say. I decided to stop in at my favorite garage forum to find some tool storage ideas, and was hit with this. :)
It is something I want to do when I build, but for the house not the garage, but this gives me an idea.
A couple of questions first, I don't think they were answered:
a) Did you need a PE to sign and seal the plans for the 'bunker'? Was it a Civil Engineer, or Structural.
b)How hard was it to pass Zoning Board scrutiny? I saw you mentioned exits, and window pits.
c) HVAC details??


No HOA, that's good, but would they have been able to say what you do below ground level anyway?
Awesome build, and great way to 'think out of the box' :bowdown:

One of my neighbors owns an engineering firm (structural) so they did the work for me, there were quite a few "re-works" on everything.

The only issue we had with the city was the height of the project. They consider this an out building and therefore it can only be 15 feet high. We pushed it and make it just over 18, and have passed all our inspections so far with no problems. Due to how tall the two houses are around the garage, it dosen't look that tall.

Hvac: The garage has a gas heater mounted up in the rear corner, in the basement it's fully ducted and we have a furnace with 2 zones (one specifically for the home theater) not sure what other details you want..

No, that's all the details for now :) Can't wait for "Finished" photos

Very nice. I thought of doing the tunnel thing a few years back. That house and garage never got built :( . You have done some very nice things with the space. I look forward to seeing the complete space. Thanks for sharing!!

I know that there are a lot of larger garages, but this is absolutely the greatest garage project that I have seen. I love the creativity to add space when restrictions like the building codes and land are prohibitive.

Moderator, this should go into the hall of fame for this message board!!
